Are Pune Property Buyers Ignorant Fools?

Pune Property Buyers Only Pay for Location & Amenities:

You know what? Builders in Pune believe that property buyers in Pune are stupid.

While buying a flat Pune property buyers consider only 2 things -
1) Location
2) Amenities.

Property buyers in Pune are ready to pay any rate for 'popular' location - for example Ambegaon, Undri & Wagholi.

Property buyers in Pune are ready to pay any rate if amenities are fancy - like floating club house in Amit Sereno Baner and 1 acre park in West Coast Park Shivane.

So to sell his flats, what any builder has to do is - release big color ads in the newspapers - highlighting location & amenities. Property buyers in Pune start considering you as a big trustworthy builder and assume that your property will appreciate well.

That's all. Environment friendly - green building is not USP in Pune real estate! Who bothers about a 'green building'? The builder, representative of Credai Pune Metro, asked.

When Pune property buyers are not aware about the importance of green building and are not ready to pay more for it - how can a builder construct an environment-friendly 'green building'? The builder asked.

Instead of conducting "Awareness Session on PCMC's Green Building Initiative", Dr.Shrikar Pardeshi (IAS), Commissioner, PCMC, should make "GRIHA Certification" mandatory - compulsory in PCMC. The builder said.

Otherwise, as the Commissioner said, these ignorant property buyers - will start repenting when - in the next few years - the population of PCMC will become 45 lakhs. The builder said.

What say you? Do you only decide on location & amenities? Environment friendly green building doesn't mean anything to you? Aren't you aware about importance & benefits of buying "GRIHA Registered Property" in PCMC? Please, share your views in the comments.

Seminar to create awareness about green designs

Moving Towards Green Design 09'a two-day seminar on green designaims at making architects, developers, builders, consultant and service providers aware and responsible when it comes to concept of green design and sustainable use of energy and other resources.
The seminar will be held at Suzlon One Earth building, the global headquarters of Suzon group in Hadapsar, on December 18 and 19.

The event has been organised by the Architects, Engineers and Surveyors Association (AESA) and Dr B N College of Architecture in association with the Pune Municipal Corporation (PMC) and Synefra Engineering and Construction Ltd.

Green economics, efficient site resources management for green projects, building energy simulation, decoding energy efficiency of HVAC design, building rating systems in India like Pune's Eco Housing, IGBC Green Factories Rating Systems and Teri Griha, and showcasing of green building experiences by prominent architects and developers, water management, harnessing renewable wind energy, and design and sustainability will be topics for discussing and deliberation at the seminar.

Madhav Gadgil, ecology and biodiversity expert, Christopher Charles Benninger, architect, Rajendra Jagadale of Science and Technology Park, Pune, Satish Magar of Magarpatta City and other experts will be the resource persons.

Installation of solar water heater is mandatory in all new buildings coming up in Pune - City engineer Prashanth Wagmare

The Pune Municipal Corporation (PMC) has set up an eco-housing cell. The civic body offers a concession of 10-50% on the total premium extended to developers depending on the rating of their projects. As much as 25% rebate will be given, when the building proposal is approved and the remaining after the completion of the project. The PMC also offers a 10% deduction in property tax.

The city has the ideal weather conditions for using solar devices. Currently, about 20 per cent of the houses in Pune are using solar water heating units. This percentage would increase because of the central government incentives, said Ghotikar.

"The solar water heaters are not expensive if we consider their long-term utility. One family has to spend approximately Rs 25,000 for a solar water heater. The central government is promoting the installation of solar water heating systems through a soft loan scheme being operated through the Indian Renewable Energy Development Agency Ltd and banks,'' Ghotikar said.

Soft loans at 2% to domestic users, 3% to institutional users not availing accelerated depreciation and 5% to industrial/commercial users availing depreciation are available.

CONSTRO 2009, December 2 to 6 - to focus on innovative and eco friendly green houses of tomorrow

CONSTRO 2009, the country's biggest international exhibition on construction machinery, materials, methods and projects organised by Pune Construction Engineering Research Foundation (PCERF) will feature innovative and eco friendly green houses of tomorrow. The exhibition will be held in the city from December 2 to 6.

The Green House prototypes would have eco friendly features like mud tiles flooring, water based internal and external paints, fly ash bricks, UPVC doors and windows, cane furniture, bamboo chik blinds, energy saver CFL fittings, roof thermal resistance chemicals, solar water heating systems, solar lamps, solar geysers, solar cookers.

The novel house is being developed by R B Chapalkar and the same will be fully functional at the exhibition for display.

Green Building Concepts:

Indian Green Building Council will be organising a two-day seminar on Green Building Concepts in Pune. The objective of this conference would be to introduce various Green Building Concepts and expose participants to green building initiatives. Read More

The green building movement seems to be picking up in Pune

Thanks to Pune Municipal Corporation for offering incentives to the builders!

Under the eco-housing certification scheme launched by the PMC in 2005, seven projects (for example: Darode Jog's Crossover County on Sinhagad Road, Pune) have been awarded the certification (project rating) and a dozen projects are in the process of evaluation.

The PMC offers a concession of 10-50% on the premium (a charge the civic body recovers from builders while approving their building plans) depending on the project rating. Twenty-five per cent of the rebate will be given when the building proposal is approved and the remaining after completion of the project. Moreover, under the scheme, there is a reduction of 10% in property tax. (For example: Magarpatta City at Hadapsar, Pune)

The concept of 'green buildings' is fast catching on. This is true of IT parks, SEZs, commercial properties and to a small extent, residential properties. Essentially these are projects that take into account ways and means to conserve energy, reduce emissions and avoid waste. This happens through use of energy efficient appliances, optimum location to make the best use of solar energy available etc. The concept is more the need of the hour rather than an impressive buzzword. Writes Saurabh Turakhia, in his story, Real estate finds its 'green pasture', in Hindustan Times.

The projected growth potential for green buildings in India is estimated to be Rs 2,000 crore by the year ending 2008 according to the last Green Building Congress held in India.

"Some Indian players are already putting efforts to develop green projects." writes Saurabh and talks about Kanakia, Parsvnath Developers and Marvel Realtors. Saurabh writes : Pune-based Marvel Realtors, which develops luxury apartments also gives a thumbs up to the concept. CEO, Vishwajeet Jhavar says: "We have solar heaters and water harvesting in all our projects including recent projects like Marvel Diva and Marvel Elan. We also replant trees as far as possible to the extent they have been cut down."
