Builder proposes, but Pune Real Estate Investor disposes!
On the auspicious day of Maha Shivratri, Monday, 20 February 2012, at the prime location - at a walking distance from Warje Flyover - near Warje Police Station - Sneha Corp launched 1 BHK & 2 BHK Flats. At less than the 2012 Government Ready Reckoner (RR) rate of Rs. 4,600 for Warje.
At the property rate of Rs. 4,111 per sq.ft. for 1st to 3rd floors, Rs. 4,161 for 4th to 6th floors, Rs. 4,211 for 7th to 9th floors, & Rs. 4,261 for 10th & 11th floors.
Not only that! You know what was the booking amount? Rs.11,111!
Obviously, by noon, more than 20 flats were booked. One of my reader, resident of Warje, for the first time "invested" in a real estate. He booked a 1 BHK Flat. When he asked my opinion about his decision, i said, "Congratulations for rising property prices! Thanks for making it unaffordable for the home buyers!!"
However, "someone" found this offer more lucrative than my young reader who lives with his parents in their bungalow.
When i was with the builder, a gentleman delivered a message - "One party wants to buy all flats at today's property rate!"
"If they come today - I don't mind giving all flats - but from tomorrow - my rate would be - government ready reckoner rate - Rs. 4,600 per sq.ft.!," the builder said.
