Amazing experience at Manjri Khurd, Kharadi Annexe, Pune

Is it the next 'Urban Wonders' of World?



Yesterday morning I realized that I couldn't update Ravi Karandeekar's Pune Real Estate Market News Blog. I have given my laptop for repairs.

"What would you like to do Mr. Ravi Karandeekar?," I asked myself.

"I would like to treat myself with Bhairavnath Misal at Wagholi," I told myself & took Hadapsar Wagholi via Manjri Awhalwadi Bus.

As usual the bus was overcrowded at Gadital itself. No one was getting down, still at every stop new people were boarding.

Somehow the driver managed to cross the causeway on Mula Mutha River safely.

Suddenly, after a kilometer from Manjri Khurd on Awhalwadi Road the bus stopped. Everyone got down.

"Are we stopped to take a leak?," I asked the bus conductor.

"It's not a piss stop. It's a pray stop. Every traveller on this road takes this stop. Get down and pray for the wonder of God - Daivi Chamatkar - Miracle," the conductor said.

"Chamatkar - Miracle? Where?," I asked.

"Look there....isn't it a miracle?," the bus conductor asked.

"Yes, it is!," I said and joined other praying passengers.

When I opened my eyes, I realized that I was left alone. The bus has gone. But I didn't mind. I started walking. Not towards Wagholi. But towards the wonderful miracle.

"What is this wonder of God called?," I asked the first man I came across.

"It's a man made wonder. It's urban wonder. Uneducated villagers believe that it's god's spectacular miracle. But among the IT engineers at Eon IT Park Kharadi it is known as KUL Nation," the man said.

"Do these IT engineers worship & pray like uneducated villagers?," I asked.

"Yes! They do. Wonder is wonder. Everyone finds it amazing - marvelous," the man said.

"True. It's amazing. Who is the creator - God or Man - doesn't matter!," I said.

"Proposed 30 Meter Wide River-side Road from Kharadi" is the only USP - main attraction - of KUL Nation Manjri Khurd (www.kulnation.com).

Location maps in the launch ads showed "Proposed 30 Meter Wide River-side Road from Kharadi" in a 'special color'.

"Be a part of a living from where you can walk to the Kharadi IT Park" was the theme of launch ads of KUL Nation.

Location of KUL Nation is "Just 3.5 km from Kharadi, a destination emerging into the next real estate hotspot" the launch ads said. The claim of 3.5 km from Kharadi was based on the "Proposed 30 Meter Wide River-side Road from Kharadi".

And you know what? At the site of KUL Nation special arrangement was made to show the "Proposed 30 Meter Wide River-side Road from Kharadi" to every visiting property buyer!

Not only that! In every one to one interaction, visiting property buyer to KUL Nation was told that - by the time you get the possession of your flat - "Proposed 30 Meter Wide River-side Road from Kharadi" would be ready!

Along with neighboring builders - Kumar Builders will construct "Proposed 30 Meter Wide River-side Road from Kharadi" - every visiting property buyer to KUL Nation was promised.

But, "Proposed 30 Meter Wide River-side Road from Kharadi" is not shown in the location map on the website of KUL Nation.

After chatting with security guards at the newly constructed gate of KUL Nation (www.kulnation.com), I started walking towards the site office. I saw a young couple at the parking lot. Pointing at the boards indicating the location of towers, the young couple was discussing something passionately.

No doubt, they must have booked a flat at KUL Nation. I went to them and said, "Congratulations! Is your flat in this building?"

"Yes! In that building!!," pointing at sugar cane fields, the young lady said.

"I am happy for you! 1 BHK or 2?," I asked.

"Certainly, 1! Only 1 BHK was within our budget," the young man said.

"Investment?," I asked.

"No. Our first home," the lady said.

"Good for you! First home at Kharadi Annex. Only 3 & half kilometers from your office at Eon IT Park. Right?," I said.

"I am working in an IT company on Senapati Bapat Road. Not at Kharadi," the young man said.

"You have come a long way....," I said.

"Where can I go? Family is expanding. Need to move out. I prefer township. Except this, no township has a home bellow 30 lakhs," the young man said.

"Still...Isn't this too far & away from your office?," I asked.

"Not really. I have lived in Delhi. I know how convenient Metro is. Now, Pune Metro is coming till Ramwadi. Soon - it will be extended to Wagholi and - I know - eventually - up to Ranjangaon. I have seen it happening in Delhi. I am an IT professional. I can afford to pay 100 rupees - every day - to travel by Metro," the young man said.

"Oh God! You know so much!!," I said and requested them for a photograph.

God is great. God has sent this young couple with a message. God wants me to stop bothering the builder.

Ravi Karandeekar, do not ask Ms. Kruti Jain about "Special Township Development Order" issued by the collector of Pune district. Yesterday you asked - KUL Ecoloch has "Special Township Development Order". Why not KUL Nation? Do not ask this question today.

Stop wondering how can KUL Nation get an approval based on "proposed" 30 meter wide - Kalyani Nagar - EON IT Park Kharadi - Manjri Khurd - river side road - which does not exist today!

Not exactly 30 meter wide - but Blue Ridge, Nanded City Pune, Life Republic, KUL Ecoloch, even Xrbia had at least a road - but, KUL Nation......it's truly surrounded by jungle, river & farm land.

Listen Ravi Karandeekar, truth is not important. Look at this young couple. Understand & accept the power of imagination. Imagination makes you happy. You believe that what happened at Delhi will be repeated at Pune. Imagination helps you to believe that a flat at KUL Nation would be your first home. Not a retirement home.

Imagination makes life easy. Even if you are an IT professional, you don't mind paying Rs. 27.15 - 28.34 for a 1 BHK Flat of 380 carpet + 33/55 terrace.

You are happy to say - I know that as per the special township act - these flats - less than 400 sq.ft. in size - are reserved for "Economically Weaker Section" - EWS - & "Lower Income Group" - LIG - of the society.

So, what? Big fish eats small fish.

I am glad to know that I am powerful than someone. I am proud of myself.

Birth of a Nation:


Enlightened, I visited the sample flats. When I saw Mr. Lalit Kumar Jain in the site office, I went and congratulated him.

"Do you like the plan? It's research based product. Look at the utilization of space," Mr. Lalit Kumar Jain said.

"There were too many people in the flat - even the furniture was not visible - only people - huge response!," I said.

"Yes! Huge response!! You know what? All this is done in just 20 days!," Mr. Lalit Kumar Jain said.

"Unbelievable!," I said and gave him my best wishes.

Ravi, you are a good boy. Thanks for not asking about 'sudden rush' and 'emergency' to launch KUL Nation. Birth of any nation is a "mystery". I told myself.

I was too eager to wait for a jeep at Wagholi Bazar. I wanted to reach KUL Nation (www.kulnation.com) as soon as I could. 10,000 Homes in 103 Acres is too much. So, I started walking.

There was lot of land on both the sides of the narrow Wagholi Awhalwadi Manjri Khurd Road. By the time, I reached Holy Angel School, I was convinced that 103 acre KUL Nation is just a small slice of a big cake. A few lakh, more homes can be constructed only on this road.

For a moment, I thanked Maharashtra Government for passing Special Township Act and allowing the builders to buy cheap agriculture land to develop a township of affordable homes for urban middle class. Result is a huge supply of homes around Pune.

Huge enough to compel Mr. Satish Magar to advertise Nanded City Pune. He who had never advertised when Magarpatta was the only big size township in Pune. Home is a basic need. Construction is a slow & time taking process. So, you can always sell more than you can build. What's the point in wasting money on advertising? Mr. Magar used to say.

When I was walking on the soft & fresh tar road of KUL Nation, a young farmer working in the field by the road side, asked me,"Visiting Kumar Builders?"

"Yes, of course! Otherwise why would I be here? How come you are still farming? We need lots of homes," I asked.

"Don't you need food?," he asked.

"Certainly. Every flat has a kitchen & dining. Where we cook & eat. What about you? Don't you think that building homes would be more profitable than growing vegetables?," I said.

"I don't know about profit. But, sometimes, instead of vegetables - I feel like growing homes. You know why? Because, you people pay in advance for growing homes - but not for growing vegetables," he said.

"Do you think that constructing homes & growing vegetables is one and the same?," I asked.

"Isn't it? I am RCC contractor too. It's my side business!," he said.

"But there is no shortage of vegetables. Why would one pay you in advance?," i said.

"Shortage - scarcity - is a state of mind. Not a fact. If I convince you about shortage of vegetables, you will pay me in advance too!," he said.

"How is it possible? Vegetables are available at every corner!," I said.

"OK. So you shop vegetables at the corner. But why don't you do the same about homes? Why do you visit the farm of homes?," he asked.

"You mean to say that Kumar Builders and you are both farmers!," I asked.

"Yes! Look at my banana orchard. Next to it he is going to cultivate homes. Want to buy my bananas? Booking is open!," he said.

"But I don't know anything about growing bananas!," I said.

"Do you know anything about constructing homes?," he asked.

"No. But what is the point?," I asked.

"I may be the last farmer on this road who is growing vegetables. All have sold their lands to builders. So, lots of homes would be available. There wont be scarcity of homes. Abundant homes will available. As abundant as vegetables. So, buy homes as you buy vegetables. No need to finance the farmers - I mean the builders!," he said.

"You know what? When you stopped me, I was thinking on the same lines. Abundant supply of homes! KUL Nation will have 10,000 homes. Just imagine how many more homes will be constructed on the rest of the available land around Pune!," I said.

"Who will tell this to those who have scarcity mindset? We are a nation of scarcity crows!," he said.

Launch of a housing project is nothing but builder's public appeal for help. An appeal, mostly to home buyers, to finance the construction. Generally, after the builder has acquired the land and has received the necessary sanctions & permissions.

Means, this is a business proposal. Business transaction between a builder and a home buyer. Pay for my services in advance and get a home at a minimum price.

How do you present a business proposal? You present your idea and explain how you are going to execute it. You present facts and figures.

But, the builders in Pune are not businessmen. They are dream merchants. They are poets. They are demigods.

Certainly, builders in Pune don't mean business. So, for Pune builders launch of a project is not a presentation of a business proposal. An appeal for booking a flat at a launch is not seeking funds in advance to construct a home. No beginning of power neutral relationship between two interested parties.

For the builders in Pune, launch of a housing project means the beginning of Kinky relationship. A relationship in which a builder is always on the top and a home buyer is always at the bottom. A builder is dominant. A home buyer is submissive.

The builders in Pune believe in bondage and discipline. The builders in Pune love dominance and submission. Heartlessness & inhumanity - sadism is what they enjoy most. They demand masochism and seek a home buyer who has willingness to subject himself to unpleasant experiences.

Obviously, when the builders in Pune launch the project they order you to surrender. Give up. Accept the builders dominance. Confirm your submissiveness. Belong to KUL Nation.

What say you? Isn't a launch of a project the right time to tell a builder that your kink is not OK.

We, Pune property buyers, are interested in power neutral, mutually respectable, win win, business relations.

We believe that nobody's got to belong to nobody.
I don't belong to you.
I belong to Me.
