IWS Hinjewadi IT Engineers can learn a lot from this girl

A 26-year-old mechanical engineer shares her experience of buying a 2 BHK Flat in Sanjeevani Group's Devraai 2 at Kiwale, near Mukai Chowk at Ravet, Pimpri Chinchwad Municipal Corporation:


Intellectually Weaker Section (IWS) of Hinjewadi IT Engineers can learn a lot from this girl

For a while, I am writing about negative experiences of the flat buyers who have become victims of tapori scoundrel builders in Pune. Their experiences tell you what not to do while booking a flat.

Then I started interviewing the wise flat buyers who have taken right decisions. Their positive experiences tell you what to do while booking a flat. Chaitrali's interview is one of them. I interviewed her at the flat possession ceremony of Devraai 2 at Kiwale.

In her Marathi interview, Chaitrali has shared a few important tips about searching & booking a flat in Pune real estate market.

Intellectually Weaker Section (IWS) of Hinjewadi IT Engineers who are considering the projects in Hinjewadi Phase 2 means in Maan Gram Panchayat & Baner Annex means in Sus Gram Panchayat can learn a lot from Chaitrali.

Of course, I don't see any point in considering the guys who are booking in Pirangut, Bavdhan Budruk & Bhugaon. Because those guys are not only born stupids but they are also working hard to remain stupid.

After chatting with Chaitrali, I also realized that the girls & their parents who are looking for a Hinjewadi IT Engineer groom must stop considering whether the boy has booked or owns a flat. Because, mostly, the dude would have a flat where your daughter will not be able live a comfortable life.

So, better look for a boy who has a job in Hinjewadi but has no flat. So that, after the marriage, your daughter can make the decision of owning a home. Every father must give this mantra to his daughter - "Don't let your husband play any role in buying a flat - just make him work his ass off to pay home loan EMI!"



Let us have a look at how, at the age of 26, Chaitrali booked her first 2 BHK Flat in Sanjeevani Developers' Devraai 2 at Kiwale - 56 flats in a single standalone 7 story green building with a Solar Power Generator near BRT Terminal - Mukai Chowk at Ravet in PCMC.

1) Chaitrali came to Pune to become a mechanical engineer. While she was in college, Chaitrali set a goal of owning a home in Pune. In a campus interview she got a job in a leading engineering company on old Mumbai Pune Highway. To fulfil her goal of owning a home Chaitrali started saving money. Eventually, her company sent her abroad. Which helped her to save enough money for the down payment.

Saving enough for the down payment is Chaitrali's big achievement. If Intellectually Weaker Section of Hinjewadi IT engineers had guts to do so the rascal builders in Pune & foreign owned housing finance companies would not have launched 10 - 80 - 10 / 5 - 75 - 5 - 5 payment plans. No builder would have invited you to rob a bank. No builder would have announced Aadhi Ghar Paise Nantar. No Intellectually Weaker Section of Hinjewadi IT engineer would have booked a flat in Sus & Pirangut and would not have become a slave of the bank for life.

2) While saving for the down payment, like the sissyboys in Hinjewadi, Chaitrali was not at all afraid of property price rise! When she was sure that she had enough money to book a flat, she started searching for a flat on her own.

Yes, on her own! Mostly alone. Sometimes with a friend. Every weekend, from morning to evening, on her two wheeler, Chaitrali visited projects from Katraj to Kiwale - Dhanori to Dhayari.

Chaitrali didn't pay any attention to gimmicky offers like no EMI till possession. The dogs of the builders, the so called channel partners of the builders, could not catch her and send her to slaughterhouses in Sus Gram Panchayat & Hinjewadi Phase 2 - Maan Gram Panchayat.

Remember the sad story of a son who booked a flat in Sus? It tells you that when you are not financially ready to own a home - you take a wrong decision and book a flat in a project which is not suitable to live.

3) Recently a father called me from Lucknow to seek my advice about a project. "My son told me to talk to you" - the father said. When I asked him - "Where is your son?" - the father said that the son is in Pune. I told the father that I will talk only to his son.

"But my son does not know anything about buying property!" - the father said.

"Who told you that you know anything about buying property in Pune? In fact, I am sure, your son knows more than you. Out of respect your son is letting you get involved in this decision - don't insult him by saying that he is unable to decide. Keep the phone down & tell your son to talk to me" - I told the father.

This is a common problem with the boys from the good homes. Their parents treat them like babies. Against that - look at the girls from the good homes - these young girls become strong women and their parents respect them.

Chaitrali has relatives all over Pune Municipal Corporation limits. Her college was on Satara Road. She is staying on Nagar Road. Her office is on Old Mumbai Pune Highway. Though these areas were familiar to her, she booked a flat in an unfamiliar area - at Kiwale! Why?

Because while searching for a flat - Chaitrali realized that the infrastructural services - like water supply, roads, public transport, power etc - were better in Pimpri Chinchwad Municipal Corporation than Pune Municipal Corporation. So, she had made up her mind to own a home in PCMC.

Kiwale & Ravet were convenient locations from her office at Dapodi on Old Mumbai Pune Highway. The close proximity of Ravet & Kiwale to Mumbai Pune Expressway was convenient for her parents who stay at Alibaug.

This shows that Chaitrali was not obsessed by any particular location and she didn't put her life in danger to live at least near to her obsession - like the IWS Hinjewadi IT Engineers who are obsessed with Baner & Wakad put their life in danger by booking a flat at Sus Gram Panchayat or at Tathawade - Wagholi in PCMC - near Bhumkar Chowk.

Chaitrali's decision to own her dream home in PCMC also shows how rational she is. She insisted that her dream home should have a solid foundation of basic urban infrastructural services. She was not at all foolishly romantic like IWS of Hinjewadi IT engineers who fantasise that if you kiss a frog it turns into a prince - who book a flat in a fringe village assuming that someday it will be merged in PMC & PCMC.

Though she is a girl, Chaitrali had the guts to accept that in a city like Pune a distance of some 10 - 15 km from the office is considered close. When your budget is limited you have to travel little more. And for a few more minutes of travelling time you can not compromise on the quality of life a home offers. If IWS of Hinjewadi IT engineers who are living in Marunji would not be in a soup today if they were as wise as Chaitrali.

4) For centuries all human beings on planet earth know that builders do not give possession on time. When the possession is delayed every human being finds it difficult to keep on paying rent as well as EMI. Because of the delayed possession you lose huge amounts of money.

But even today intellectually weaker section of information technology engineers in Hinjewadi are booking flats at pre-launch, launch and at under construction stage of the housing project.

But not this cute 26 year old mechanical engineer!

Chaitrali decided to book a ready possession flat or at least almost ready for possession flat.

That's why she chose Devraai 2 at Kiwale.

She liked one more important point about Devraai 2 - it didn't have swimming pool, clubhouse etc.! It means that all what I am paying is for my flat. Not for the amenities. Not for the frills. Only for the cake. Chaitrali knew.

The icing on the cake was less maintenance charges for life! Only girls know that maintaining a flat is more expensive than buying a flat - like remaining married is more difficult than getting married!

5) When you are intellectually weak boy you have no self confidence. When you have less self confidence you trust yourself less. When you trust yourself less you trust others. You consider it is safe to buy a home developed by the builder who is a big brand in Pune real estate market.

How do you decided the builder is a big brand? The builder who advertises more is a big brand. The builder who has multiple on going under construction projects is a big brand.

Dude, this builder is not a big brand. The IWS of Hinjewadi IT engineers don't understand that this builder is in a big trouble!

But a 26 year intelligent girl who has loads of self confidence & trusts herself, books a flat with a relatively unknown and a comparatively small builder Sanjeevani Developers! Why?

For their performance - for the completed and occupied first phase of Devraai at Kiwale.
For the responsive salespersons.
She chooses soundness of the organization over bigness.
She values intellectual contribution of the builder over his clout.
Within a month, after a couple of meetings at the site office and after visiting the head office of Sanjeevani Group - Chaitrali finalized the almost ready for possession 2 BHK Flat - with a terrace on the west side - in Devraai 2 at Kiwale!

On the day of possession ceremony at Devraai 2 at Kiwale,
when Chaitrali's parents performed pooja in her flat, for sure,
they must have thanked god for giving them the gift of a girl!

Thanks for making the chatraili's story in such an eye opener way; I am happy a person like chaitrali to have as our client as that shows we are on right track in whatever we are doing at the same time her logical attitude towards home hunt is sign of new era of clientele in real estate which the builders should understand & respond!If every client uses the logic & systematic approach for buying home then there will be very less scope of them getting duped by the so called fly-by builders as well even with big names at some time!Monk, if he is reading this will love this piece, as thats what we are shouting on the top of our voice all the time :)

    1. Very true.
      But now we, the buyers should learn from the mistakes & avoid buying flats not having proper infra, are under-construction, not having all sanctions, not buying under peer pressure & not buying high priced flats. Once this is done, builders will be forced to comply to the norms/regulations & price flats logically. Till then, staying on rent is a good idea. Enjoy big savings & peace of mind.

  5. Appreciate 3 decisions taken by this lady -

    1. Making site visits multiple times to get feel of the area & buying inside municipal corporation limits,
    2. Didn't fall for crook/dacoit/builders offers like no EMI till possession, 80:20 etc or gave in to pressure like buy now or never, hurry few flats left, prices will increase from next week blah blah...
    3. Most importantly, preferred a ready possession flat after hearing all the problems which buyers are facing in under-construction flats. It's good she learnt from other's mistakes.
    Things like specs, amenities are subjective so won't comment on it.

    When I read the title of blog, I thought how on earth some IT chap took logical decision....only to find out further that she doesn't work in Yedatech company !! It was such a sigh of relief, LoL.

    These are latest news where buyers are stuck by buying in under-construction flats -

    Oh My God! Television's Ram, Lakshman duped by Mumbai builders -
    Arun Govil and Sunil Lahiri, who played Lord Ram and Lakshman respectively in Ramanand Sagar's epic TV series Ramayan, have filed a police complaint claiming they haven't got possession of flats they had paid for seven years ago.

    Not surprising that for some of these firms, the interest coverage ratio has dropped to below one, which means, their operating profits will not be sufficient to meet their interest obligation.

    And one big crook builder in Pune, Goel Ganga has been fined 105 Cr by NGT for flouting EC norms. PMC also has been also fined, which is good message to PMC as well.

    National Green Tribunal orders developer to pay Rs 105 crore for flouting green norms :
    The developer had constructed 18 multi-storied buildings having 807 flats as against the EC that was granted on April 4, 2008 for only 12 buildings with 552 flats as part of the integrated project, `Ganga Bhagyoday', `Ganga Bhagyoday Towers' and `Amrut Ganga'.

    but I have few thing point outs :
    1. these are common point like to search flat for 3-4 month , it should be common sense that every person will look convenient like travel to home town for parents/ relatives so people from solapore will look at hadapsar, satara to katraj, nashik to Pimpale or bhosri moshi. not big deal.
    2. One point she told that she looking for safer stay and like that area locality " tithe rahnare lok " Surprise how one can decide early phase ? does it mean that Kivle is safe ?
    3. she told that she need some silent and want to relax at home " shant aasa corner hava aasto , so
    "The project is Near by Banglore - Pune - Mumbai Bypass, Kiwale Bridge, Next to Sentosa Resorts.
    It is hardly 1 minutes walk from Banglore - Pune - Mumbai bypass."
    so one can get no shore of 24 hr. running Banglore - Pune - Mumbai .
    I can here lot of sound from Raod and night it will be more , agree?

Kup aminities madhe interst navta ---- obvious price will get less, but if you want hit jim , or want swimm then ? one has to pay 600-800 PM :):) Boss its your decision that you have to decide what you want .... I like to hit jinm and then swimm , I need to jog every day that what I have top pay 2-3 L its fine but it will be for life time .... not mine my next generations

      Agree with you from points 1-5. That's why even above, I said these things are subjective.
      But for point 6, not all builders allow changes & even those who allow, buying under construction in today's time when builders are going bankrupt & halting the projects mid-way is a bad idea. I know people who have purchased ready possession flat & then broke some things & got it modified as per their liking. Other advantage here is you can hire much better contractor than be dependent on builder to do the job. I know a case where expensive Italian marble floors was damaged just because workers employed by builder weren't professional.

      It would have been good if balcony area would have been mentioned separately rather than clubbing room carpet area alongwith balcony which makes carpet area in your case.
      So carpet, balcony, terrace....it should have been this way.

      Also, I happened to read today's Sakal in which I saw your article in Sakal vaastu. Frankly, I was really dissapointed with the article. Few things I would like to ask -

      1. You came in full support of Pride Purple group, one of the biggest crooks & thugs of Pune real estate. Why ? Just because he is your fellow member of Lashkar-e-CREDAI ? You feel builder should be left off the hook even if 10 workers died at his Park Xpress, Balewadi ? He should be let off for poor construction quality & constructing floors which are not sanctioned ?

      2. You wrote article addressed directly to CM saying why State Govt is going against builders doing illegal things ? Lol, seems builders still want to act the way they did during CON-gress, NCP regime. Keep looting, buyers & Govt coffers.
      Now, who gives commencement certificate - PMC, completion certificate - PMC, building sanction- PMC.....& PMC is run by whom ? NCP. So why are you putting blame of PMC on State Govt ?

      3. Even in your earlier articles published in NCP & Lashkar-e-CREDAI mouthpiece, Sakal, nowhere you mention that you are a builder & head committees of Pune chapter of Lashkar-e-CREDAI. Even in today's article, you write saying you are engineer, nowhere builder or Lashkar-e-CREDAI is mentioned. Why ?

      It is clear that due to squeezing of black money, putting in RERA, builders going bankrupt & making the baramatikar gangsters who used to control almost entire Pune real estate out of power, it is paining the crook builders & hence keep blaming state Govt. It is clear even in Lashkar-e-CREDAI that Pune real estate market will crash & hence builders keep blaming someone else for problems created by themselves.

    2. dear monk, will reply in detail.. in a day or two sure! I am not in support of pride group or any person who is guilty! All I said is being builder means all builders should not be offensively treated! Problem is making a policy in place which years after years isnt being done & every time when any mishap happens(which does each year) then we are running behind everyone associated! For eg what point in closing down entire other constructions of the said builder? His flat holders will get affected too! Btw they have edited the article a bit for news value of Vastu :)

U will laugh if u know which committee I head at Lashkar E Cedai; I head environment & CSR :) Well i keep trying in my best of capacities to do things in better way is all i will say!     3. I said who is more guilty, State Govt which is regularizing all illegal constructions or a single builder? Both are guilty of-course. A guilty has to be punished but the cause of crime should be eliminated, nobody is doing anything about it is what my point !

      Whatever you said pertains to PMC/PCMC, I don't know why you blame State Govt for inaction of PMC officials, crook builders.
      Yes, I have read earlier that you lead CSR & Environment in Lashkar-e-CREDAI but to be honest, Lashkar-e-CREDAI having these 2 things itself is a joke ! On one hand Lashkar-e-CREDAI builders loot buyers left, right & centre, and then fraction of this money is put in whatever CSR is done. Similarly, mountains are flattened, large number of trees are killed (mostly illegally), no development zone, forest land, green belt, river banks, encroaching lakes etc. is not thought about & construction carried out by builders. Rather than having CSR, environment, it is better if builders don't cheat & loot their own buyers & don't destroy nature for their insatiable greed.

      And as far as illegal constructions are concerned, who does it ? Not the buyers, it's the builders who do it & sell it to buyers. I am also against illegal constructions but why is Lashkar-e-CREDAI not filing PIL against regularisation of illegal buildings ? Because this will be a self goal !

      Park Xpress about what you wrote also had illegal floors. Why these crooks are still members of Lashkar-e-CREDAI ?

      Now this is one of the most expensive & hyped project, still illegal, huh ? Any action planned against Panchshil by Lashkar-e-CREDAI ?

      Even on Ravi's blog, we have seen cases how completion certificate is not received due to irregularities by builders or 105 Cr penalty imposed on crook Goel Ganga builders.

      Since you are in environment, what action is Lashkar-e-CREDAI planning to take against goel ganga who has violated environment clearance on large scale ? News is in my post above.

      What I feel is what kind of amenities one wants is solely an individuals decision! Off late two aspects people are looking one is high maintenance costs incurred because of more amenities like gym or swimming pool, second is added cost of the project, as need of time Is not swimming pool for many but even Rs 1 lac less makes a big saving, as a developer I try to minimize my basic cost per sft; choice is with the customer what kind of life style he or she wants!
      Btw no resident till today has complained about noise of vehicle traffic of banglore mumbai high way, so it must be bare-able is what I presume :)

Rather than having CSR, environment, it is better if builders don't cheat & loot their own buyers & don't destroy nature for their insatiable greed.

    And as far as illegal constructions are concerned, who does it ? Not the buyers, it's the builders who do it & sell it to buyers. I am also against illegal constructions but why is Lashkar-e-CREDAI not filing PIL against regularisation of illegal buildings ? Because this will be a self goal !

    Now this is one of the most expensive & hyped project, still illegal, huh ? Any action planned against Panchshil by Lashkar-e-CREDAI ?

    Even on Ravi's blog, we have seen cases how completion certificate is not received due to irregularities by builders or 105 Cr penalty imposed on crook Goel Ganga builders.

    Since you are in environment, what action is Lashkar-e-CREDAI planning to take against goel ganga who has violated environment clearance on large scale ? News is in my post above.

    1. dear monk I agree there are bad builders & i dont blame people cursing Credai yet do see other side of coin there are good builders too may be a few but a whole young lot who are aspiring to be builders, which i think are our hope! If u refer the developers who has been at the helm of all bad practices are 1st generation mostly & I dont count them as time & clients are the two best weapons which will tell them things have changed! whatsever i DO ON csr & environment in itself is part of following good practices & i hope younger generation will change realize that giving good & fair service to the clients is the only way to remain in any business & real estate isnt exception to this law!

  9. I really appreciate the way she has done all the work by herself. Kudos Chaitali! I am 26, works in IT(with Mechanical degree :P). My guess about why IT people fail at solving real life problems is because most of them lack people skill. In fact they hardly need that skill to excel at their job. Exactly opposite, the other jobs are fully based people skills. This is my experience about IT people. Probably because of this they end becoming bakras :D

  12. @RaviKarandekar ji, yes this girl has made a thoughtful decision....but see the pressure on the so called IWS - IT engineers, there is a lot of pressure especially on guys -- "Tumhala 2 varsha zhale Pune la, mag aata paryant swata cha flat ka naahi", so for marriage market the guy should have a flat -- as the girls always look for the best deal.

    This (marriage market) and the lure that real estate prices always increase are the main reasons for this mess.(I am not an expert in flats as such - though have worked in American mortgage industry for an year).

Its always nice to go down the memory lanes & I am happy Ravida that now even the society has been formed in devraai ph 1 conveyance complete & in ph 2 also procedure is on & we are following from our end for conveyance where are most clients are not ready to take responsibility! Monk if u read this then u will be surprised at my end i have to follow customers to form society & get the conveyance done!good news is chaitrali along with many customers of devraai ph 2 is happily living in the project! What more I could have wished for!
