Current Property Prices & Availability in Pune

Here is a list of approximate property prices of 1 BHK, 2 BHK, 3 BHK, & 4 BHK Flats in Pune real estate market. Collected in the recent property exhibitions.

Though there is some transparency in Pune real estate market, many builders feel 'shy' to disclose the actual size of the property and the exact all inclusive property price of a flat.

These 'not so confident' builders hide the carpet area of a flat. While quoting the property price, these 'less transparent' builders do not include the floor rise and other premiums, maintenance charges, parking charges and many more charges.

Result is, when you add these hidden charges, you know, the actual price of your property increases substantially.

So, this list will give you only general idea about the current 'basic' property prices. Not the 'actual' property price of any property.

In fact, you may find the phone number, e mail id & a link to the website of the property more useful!

    1. Yes, Niraj. I am planning to cover all areas - including Kondhwa & NIBM. Of course, it will take time. Because, you know, lot of legwork and data entry is involved.

  2. I do see some flats for Aarohi scheme in Sus.
    Can you please write in detail about Aarohi scheme in Sus?
    It has history behind it.
    IT people formed a group and approached the builder. Scheme started like reverse engineering where these IT people were involved in Plan, layout, amenities etc.
    But after that it went into bad patch, builder canceled the bookings as rates started increasing. Even after launching the scheme in 2007, its NOT yet completed. Most of the people have also filed suites in court.
    Can you please write in this forum so that people will be aware of the facts behind this project just like Xbria?

    Do you have any blog where you can mention about private investors who have purchased the property and not sold yet. I am looking for something like that.

    These list of all upcoming new inventions/innovations properties are pretty much in all possible un-imaginable places.

    I would like to know, if you invite few investors who want to divest their properties as the buildings they invested in are complete.

    There is huge crowd of these private investors ( Mom and Pop) but are in hiding or at the mercy of the local real estate agent. I have met a few , but through so called real estate agents who pretty much sell anything (land where shaniwar wada is built)

    Trying to find some good people who can offer this information.

Dear Ravi Sir,, I liked your this sentence very much.. that thanks to the real estate investor of Pune, we have rental housing available..If we see the pace of supply that is coming in city in next 5 years, its huge huge by any standards, in terms of several mega townships and couple hundreds of small townships.. so rentals would remain stable for at least around a decade.

    1. Dear Ravi, You know, I am against booking. We must change the way we buy a home. We must stop booking. And start buying only ready possession flats with completion / occupation certificate.

      One can rate a project based on 1) Concept 2) Execution 3) Service. Generally, concept is always OK. But not the execution & service. Most of the projects fail in execution & do not offer any service.

      So, we should not believe in anybody's ratings & recommendations which are generally based on the concept. Including mine.

    2. A good "at a glance" information, but the prices seem too high considering the poor social infrastructure especially in places like Mohamadwadi, Undri, Sinhagad Road, Wakad etc

    1. You are right, Sushant. Only 3 - 4 A Type 1 BHK Flats are available in Mangal Bhairav. Possession is after 18 months (!).

      Out of 38 buildings in Mangal Bhairav, 34 are opened for booking & are under construction.

      Possession of 9 buildings is given.

      Booking of the last 4 buildings will be opened in 2013.

    Did you observe one thing, this time during daseera, i don't see too many hoarding or too many advertisements or offers in newspapers as it used to be since long time....I think builders have realised just advertisement doesn't help when people don't have enough money to buy it......and soon they will bring down the rates.....it will be interseting to file RTI to know how many flats are registered after daseera...:)

Nakshatra aangan is charging 50 lakhs for 3 bhk wondering how much would they charge for 2 bhk 40 lakhs or more, Wondering how many will buy at this price except black money investors, and that too the site is all the way at urundwane, I feel the better deal would be to buy at nakshatra scheme by krishnaraj developers near gothawade phata, opposite gudel company as the scheme is located in a good place and the way its coming up is a good work and again 2bhk is affordable and its just 12 kms frm hinjewadi ph -2.

    I contacted Tata Lamontana today for their launch of phase II - 2bhk saleable area 1052.sq.ft. @ Rs.4,450/= plus other charges. Does any one know why the price is so high in Talegaon and for this particular project.

    I don't think Pune Property will give 30 % return as up to 2005, but still it may remain up to 15 %, what u think, is it good to invest or not ?

    1. Don't invest, please. Let the actual home buyers buy. For a investor there are many investment options - like gold, platinum, shares and all. But there is no alternative for a home.

    I have been reading your blog during the past 2 days and am glad that someone like yourself has taken the onus to unlighten people like me who intend to buy a decent abode to live in and not look at it as an investment. During my few weeks of trudging the property markets in Pune, i have realized that a lot of folks with disposable incomes and "black money" :-)....are buying flats at dirty cheap prices and cornering them to inflate the market value.

    I am surprised that we don't have a rule or i'm not aware of one, wherein, 2nd time of n'th time buyer should be charged flats at markets rates or premuim rates to stop hoarding or inflating market prices....It would atleast provide genuine first time buyers like me to avail of an affordable piece of real estate.

    Do keep up the good work that you have embarked upon.

Dear Sir , Kasturi housing , Voyage Moshi Pune , opposite proposed convention center , charging very high premium price due to construction quality and inside fittings, layout plan , location compare other nearby projects , almost rs 4800 psf base rate , 50rs /floor rise , 3bhk flat + 2 parking runs in to 97 Lakhs , we have gone thru many projects in same region ,even though it can be termed as comfort project not a luxury project seems a very high premium price , can you pls guide us , will it be a good option for investment ??? , it is seems good option for living in near future once convention center project start in full swing , not sure about appreciation in terms of ROI , rental income is also not 100 % sure , please put forward your kind views in order to help us to take the final decision thanks Neeraj
