    I have been following your blog some times for some while now. Certainly very Informative.

    It has been hard for middle class person to have his dream home, with these high budget homes,high IR. We have been waiting for property price correction since 2/3 yrs now, well there has been correction every 3/6 months upperway.

    We understand about large inventories lying, still builders are so rigid with price. high supplies, reduced demand due to high IR/high rates.

    Do you find any possiblies of correction (lower way) near future?

    I found your site very help full. I am looking for 2 BHK flat investment. Currently i have two options : 1) Jade Residencies and 2) Pra East Avenue. Both of them are located in Wagholi and the price are near about same. However PRA Realty executive say that the possesion date for the flat is @3 yrs. Is it advisable to invest in such a property or should i go with Jade Residencies. Please advise me ... and suggest if there is some better investment oppurtunity in Wagholi..

  7. Dear Kiran, reconsider your decision! Consider ready possession - resale 1 bhk flats and other recently launched options. See the all sanctions and approvals. Why not relate payment terms to completion of the entire project, occupation certificate, & proposed road?

    I have been staying in Aundh (on Rent) for last 3 years.I like the Sadashiv Petharea. It looks like main Mumbai crowded areas like Byculla, Lalbaug(where rate quote more than 40-50K per sqft) etc.

    What should be the approx per_sqft rates near Sadashiv peth? Is it much expensive than Aundh, Baner?
    Will it be easy to get flats in old good colonies in Sadashiv peth?Can u point to new projects near Sadashiv peth.

    Some builders are offerring such flats cheaper by 30% in PCMC area, shall we go further?

    As per builders, there is no legal issue, except initial load couldn't be sanctioned fron nationalize banks... Kindly endorse.

    I need some help regarding choices. I was in pune for a long time around 8 years.
    I am just in love with Pune, but for last 1 year i have shifted to Bangalore.
    I have booked a flat here in bangalore which I will get the possession soon.

    I regularly visit pune, I want to invest a property in pune, where I can return after 3-4 years and have my own flat.
    As it would be my second investment, I wanted the cost aspect to be low.
    I like the hilly areas of Pune like Bavdhan, Chandni Chowk, Pashan, Sus road, but the cost there are just simply unaffordable.

    I went this time and saw Mont vert Vesta (and the after possession EMI offer), I liked the location, the view, It was amazing.
    But then I also read your blog about Kolte- Patil's Life Republic. That also seems to be nice.
    Kindly suggest me which would be better for me to go ahead considering myself to return after 2-3 years.

    I booked at Crown Greens yesterday at 3950. including 250 for floor rise and garden view.

    My query is by when I will get ROI. I did all the calculations, however key information required is how the property rates will rise in coming 5 years?
    what do you think? 10 to 20 percent p.a.?

    I am assuming rent will also follow a similar pattern.

    I am an IT professsional looking to buy a flat. I am work in a IT park in shastrinagar, yerwada and my wife works in hinjewadi. I am thinking of buying a 2.5BHK flat either in pimple saudagar or in kharadi as anything closer to that towards city are very costly for us to afford.     1. Sorry, Kumar. Without the name of the project and property price, I find it difficult to talk about Pune real estate. Investment, for me, is a financial decision. For the property buyer, I believe, real estate investment decision - starts with the price and ends with the price of the property.

      1) Is there any point in talking about property without mentioning the budget?
      2) I don't know any normal project - 11 story 5/6 buildings - which is completed in less than 5 years.
      3) This is a news blog about on going real estate projects in Pune. But personally, i insist that we should stop booking and start buying ready possession.
      4) Your choice shows that you haven't understood the concept of an integrated township. If you had understood, you would not have asked me to choose between Life Republic & Mont Vert Vesta!

    Can you share your views about Raj heramb builders Regalia, bavdhan and Insignia Elite, Sus projects? Which area would be better from future prospective?Any views on builder? I heard about HBC and Raj heramb builders tie up. Does it make sense to go via HBC?

    1. Consult a lawyer. All builders are good but real estate business is not. So, don't give much importance for the track record. It's legal & financial transaction. So, go by the book.

    Are you aware of the road connectivity from Magarpatta city (Mundwa bypass road) to Keshv nagar road (sade satra nali area). It is refered to as DP road. It is in the plan it seems but not progress is been seen for the last 2 years that I know.
    Currenly the access is through Amnora mall
    Is that going to come up any time soon.

    I have been reading your blogs daily for the past one month with regards to the various projects in pune. Firstly thank you very much as i have got so much information about the different projects in pune. There are two projects in manjri hadapsar which i am presently considering for purchase of 2bhk flat

    1. Kalpataru Serenity: Built up area 920 sqft
    2. Vista Luxuria.: Built up area 926 0r 991 sq ft

    My concern is with the cost sheets given by both for the infrastructure cost

    Kalpataru cost sheet includes the following expenses of Rs. 5,39,000 and this varies with the different built up areas

    MSEB charges 60,000
    Society formation & Legal charges 15,000
    Club house infrastructure 46,000
    Maint 1st year charges 27,600
    Security deposit 27,600
    Club house corpus fund 64,400
    Apex Body corpus 73,600
    closed Car parking 225,000

    Total 5,39,000

    Apart from the abvoe there is Service Tax @ 12.36% of Society Charges of Rs. 18367

    2. Vista Luxuria - the Infrastructure cost is Rs. 295,000 (club house, mseb ) This cost is included in the agreement value.
    Two years maint. cost to be paid at the time of possession, Rs. 36000/- for 2 BHK.
    Society Formation charges to be paid at the time of possession, Rs. 20,000/-
    Total: Rs. 351,000

    The sqft rate is 3400/sq feet in both the projects.

    I feel the total infrastructure cost is high in kalpataru. I sincerely request you to advise me on the above.

      1) Quality of infrastructure and maintenance charge, security deposit, corpus funds affect the quality of life.

      2) MSEB, Car-parking charges have no logic. It's builder's gimmick to reduce the property rate.

      3) SBI has taken an objection about Vista Luxuria and has refused to give home loan.

      4) Now, it's your personal choice. I no my limits.

      Seeing your blogs I am really proud that you are guiding the masses regarding the purchasing of property. However after finding out this blog I have cross checked and would like to bring to your notice that Vista Luxuria project in Manjri is Approved from 5 banks (APF) SBI, HDFC, AXIS Bank, IDBI Bank and ICICI bank. The SBI APF number is APF/PMB/00454/11/12/7. You can contact Mr. Maynekar (Home Loan officer, Main Branch, SBI) and check the authenticity of the APF number. Also I would like to inform you that around 25 people have taken loan from SBI bank from various branches across Maharashtra and there is no issue from SBI for Vista Luxuria loans (unless the loan applicant was not eligible for loan).
      I would request you to kindly verify all the details and then write blogs because it is our primary responsibility not to spread rumors and false information.

      2) If you are representing a builder - you must know what was SBI's objection for refusing to give loan. I am not talking about APF number. I am talking about refusing to give loan.

    I own a Row house on wakad chinchwad , near hinjewadi it park. I had purchased it way back in 2005 , I am thinking of selling it off , in your opinion what is the rate that I should be looking for ? If I am not able to get that sale rent , what are rental rates range. It is a 3 BHK row house , with 2626 built up.

    society formation charges and MSEB cost (as per Goverment Laws) .........I want to know this as builders charge any amount that they wnt .....

    1. Dear Abhijit, stamp duty & registration charges are decided by the state government. You can crosscheck them at the registration office and with any lawyer.

      There is only builder's rational explanation for the society formation and MSEB charges. Bifurcations is the builder's way of decorating the property price.

    I am new to pune and work for one of the IT firms. Currently on the hunt for a property my budget would be around 30-40 lakhs - 2bhk.
    If you could kindly suggest some options -- I dont have any specific areas in mind ... I work in magarpatta and my better half in hinjewadi so kind of two opposite entities we work in as far as location is concerned.

    I bought flat in Jan 2011 under-construction.
    After every installment builder asks for some extra money under the govt notification. When I ask for a copy they say's I don't have it right now but will get it in 2-3 days. I am still waiting for them since 6-7 months.
    Can you update us with details of govt notification applied in real estate so that we can confirm or link where we can get these notification. eg service tax increased from 2.575% to 3.09% from 1st Apr 2012.

    I came across your blog just a few hours ago and instantly started to appreciate the information you have put up to help people. Really Great work ! Hats off for you.

    On side note, me and my wife had always been discussing about buying an apartment in Pune. Just to mention that some 10's of kilometers from chandani chowk, we visited a few projects and saw a range of 60-80Lacs for a 3 BHK apartment, lets say around 1000 sq.ft. Ever since then, I never stopped complaining about very high property rates in Pune. I always imagine people working hard for years, just to buy one apartment. And after the blood and sweat, for filling the pockets of builders, what they get is a disappointment. I am just saddened by this fact of life, that do we really call ourselves a modern, developed India.

For kumar piccadilly wakad 60% construction is done where as Ace Almighty is only on plinth level. Both confirms the Possession on Dec 2014.     I have recently got an email about a prelaunch offer in Kharadi annexe.
    The project name is "KUL NATION" of kumar builders. Exactly it is in manjari budruk, but builder is promising to build a road that will be directly connected to EON IT park(3.5KM).
    They say that their are also projects of "Panchsheel" and "Marvel realtors" that will be coming in this area, so road will be constructed by all the three builders in 1-2 years.
    My question is it right to book a flat in this society. for 2BHK it will cost around 43L and for 1BHK it is 25L.
    Will their be good appreciation in this area or will it be a good place to live after 4 years down the line.

    Please guide.

    I would like to know if you also advice on home loans; recently Citibank has announced the Fast Track Home Loan. Would you please provide your comments on this loan option? I am not sure about any hidden costs it might charge and over the tenure of loan. Since it is multinational bank also is it risky to approach; I question about their frequent and unreliable changes in policies.

    I have been following your blogs since a few months. I recently booked a 2 bhk flat in warje. The project is 11 floors and two wings A and A1. Name is Dodke Park. I am hapy with the builder and the construction on going.
    But not we have a small problem with the blueprint floor plan.
    The blueprint floor plan exist only of A1 wing and other wing is the mirror image of A1.
    The bank is now not accepting this comcept if mirror image. The architect says he is been always doing this for ever project where there are two buildings or two wings identical to eachother.
    So now the blueprint shows A1 correctly. And for A it says its a mirror image of A1. Currently A is been constructed.
    Plz help

    1. Looks very difficult, unless we have a global economic meltdown like 2008 again. Even then, I think property prices came down by around 20-25% max.

      In the current scenario, price rise may slow down or even be flat for some time if the economy is sluggish. However, looking at all the attempts to stimulate the economy (lowering of interest rates etc.), it seems unlikely that prices will crash anytime soon.

    I have a short qs, I`m considering buying a flat at Magarpatta,Jasmanium which is selling at 70 lakhs. Magarpatta appeals to me for the overall quality of life within magarpatta, anywhere outside in Pune, seems to be like hell. Do you think that this is good buy or you can suggest any other upcoming megatown like magarpatta. Currently I live outside India, so I`m in no hurry of moving in.     2. Dheeraj, don't get me wrong but Rs. 30L is too low a budget for any reasonably-sized new property within Pune city limits today, let alone somewhere near Senapati Bapat Road. However, I suggest you check in online/offline classifieds or through estate agents if smaller flats in stand-alone buildings are available for re-sale. You may find something there. Of course, Ravi has also given you a link which will give you an idea of the prevailing rates. Good luck.

    I came here looking for info on Devgiri Forest plotting scheme on Paud road near Vitthalwadi, near Paud. Rates are alluring, and this project came to me through HDFC Realty. Project offers Proposed N.A. plots, and the word "proposed" bothers me. :)
