Property Prices in Western Pune

Visiting property exhibition has become a boring experience.
Not only for me but for all flat buyers in Pune.

Even builders are fed up with it.
That's why very few builders participate and a very few flat buyers bother to visit.

Still, I enjoyed the property exhibition organized last weekend.
It was called something like - IREE Real Estate Expo - Monsoon Dhamaka - Exhibition of properties in Western Pune.
A few participating builders didn't disappoint me.
A few visitors didn't discourage me.

After spending a few hours at the exhibition - I asked myself - "Ravi Karandeekar, why are you enjoying this exhibition so much?"

"Look around.... this exhibition is like a shopping mall of properties.... look at the huge stock of properties....look at the vast range of property prices....fitting in every pocket...abundant supply and affordable prices...any property buyer will enjoy the experience of shopping in this exhibition!," I told myself.

"Are you out of your mind? There are very few builders and very few flat buyers....it's almost a flop show," I said.

"The numbers may be less - but the experience of this exhibition is much more exciting than the experience of standing in a cue in front of the 'Rashan ki Dukan' - what say you?," I challenged myself.

"Rashan ki Dukan? Are you talking about the Rashan ki Dukan of Godrej Elements at Hinjewadi?," I asked myself.

"Yeah! Compared to that experience - isn't this experience more enjoyable? Token..standing in a que is humiliating....allottees....sounds like beggars...we are investors ... stakeholders ... partners .... shareholders .... owners of the project - isn't it? ..... and there is no scarcity of housing...no rationing of houses...in fact, there is oversupply," I said.

"Yes, of course! Compared to that 'Rashan ki Dukan' - this exhibition is a mall! Have a great time! Enjoy shopping!! Enjoy the abundant stock of properties! Exercise your choice! The days of scarcity are over. Now, it's buyers market," I told myself.

"Yeah! Here customer is king!!," I said went on enjoying the experience.

"You are really luxurious - how much for a 2 bhk?," I asked.

"2 BHK Flats are in the price range of Rs. 47.16 to 63.42 Lakhs and 3 BHKs from 76.61 to 79.53 Lakhs," pointing at the property price list, Varsha said.

"Negotiable?," I asked.

"Fixed," Varsha said.

"Everyone is negotiating - offering discounts," I said.

"If you are working in Hinjewadi - I can give you a better deal - A 2 BHK Flat for around 40 Lakhs - 10 minutes from Hinjewadi - on Pirangut Road - at Ambarwet," Varsha said.

"Does it comes with a video door phone?," like an intelligent IT engineer, I asked.

"No. But I will install one in your flat as a special exhibition offer," Varsha said.

"Done. What is the name of the project?," I said.

"Srinivasa," Varsha said.

Actually, it didn't happen like this. I made it up. Writing about property prices is very boring. So, I entertained myself by writing an imaginary incident.   1. Nice blog. Returned to this blog after a long time. I feel properies in Pune are not giving much return. People who want to buy for living are suffering due to greed of invesotors. Investors are suffering from greed Builders.

      People ask any price for any type of flat.
      Just because they paid interest on EMI does not property rates are inflated at same rate.

  2. As usual well structured and very informative blog. Property prices are still very high and its not worth investing on such a high rates. Hope government do something about it. Builder still need to understand and make projects worth of the price they are quoting.

I agree that properties (flats) in Pune are not giving good returns.But same is the case with other toda barring one or two.For example in this blog, I know that one buyer(investor)had purchased a flat in one of the costliest project mentioned by Ravi and that investor HAD TO SELL AT A 25%LOWER PRICE AFTER 4 OR 5 YEARS.लेने के देने पड गए।The prices quoted here are much higher and if you go with money,builders will drop prives LOWER THAN YOU THINK.Currently it makes MORE sense to rent a house than to buy.

PM wanted i.e. make real estate industry like just any other industry where you display your goods across the counter & deliver against payment ready to use BUT… there is a big BUT in this as in the process somewhere the product line itself is getting hampered. Because if there won’t be any home makers due to the present policies about real estate then again only the few who will survive will hold all the homes supply& pricing, controlling the rates of the homes. Though with the current stock in hand i.e. homes available in the market this will take three /four more years as by then all the old stock of homes will be sold, so till then the clients of real estate should make hay when its sunshine!"..

    1. Instead of blaming the government why cant builders face the mirror. Customers are getting fooled by flashy,luxurious,lucrative images shown by builders before the launch of the projects mostly far from municipal area like your project Sangam, to reach there we've to enjoy the essel world roller coaster like rides on roads. Few builders spend hell lot of money on marketing, exorbitant brochures etc and compensating this money by using mediocre fittings, build quality compromising on promised amenities/ basic facilities.
      So its inevitable and obvious people are becoming extremely vigilant towards their hard earned money from burning their large chunk of money by few builders. You just cant blame the government for new policies, to make this business more transparent. Dont you think that you are accountable to people's money. Its just that not all but max builders dont want any regulations they want full freedom to do whatever with people's money. Economies and other industries are not growing more 10% in the last few years. Now even salaries of IT employees hike by 1 to 6 % and still few builders want prices of their products to be increased by 20% 30 40% .. So this is inevitable that real estate prices must have to be corrected as per the growth of economy / other industries. Now since reale estate is being regulated and controlled, only few builders who do the business legitimately, ethically and has good track record will persist others reign will collapse and has to collapse.

      Tell me why would people waste their money in EMI for a house which has water-less taps and need to spend thousands on bisleri cans ? Why should people buy a house having no connectivity to outside world. why should people buy a house of mediocre fitting and finishing ?

      I know you'd say with typical builder's mentality " tu nahi to aur sahi", " tula ghyaycha nasel tar nako gheu", " tuza personal problem distoy, paise nahi watat tuzyakade, jyachya kade ahet te ghetil"..etc..

      Today's market condition is feedback from the end users. If crook builders dont understand this, then they will be thrown by themselves coz of their arrogance, attitude and ' maaaaj '

  7. In present scene property exhibitions even with less response remains the only option as money spent in all other medias' doesnt fetch any response is a fact!

(This is generalized comment ) haa haaa haaa haa Probably you don't need to do anything, if you price your product according to people's avg earning rather your expectations and your hunger, greed for money. will get a response, if builders live up to your promises and quality of project, builders will stand firm in volatile conditions, by keeping yourself in the shoes of end customers rather than you sitting in your bank account. No government policies bothers / smothers, if bldr do legitimate and fair business. No market condition will mar builders, if they put customers first rather than your greed.
