On 29th March 2008, Sukhwani Chawala launched "Dynasty" (www.dynasty.co.in), (8) eight 12 story towers of 2 BHK & 3 BHK Flats, in Kaspate Wasti, Wakad, Pune. Dynasty Wakad has approximately 304 units.

The other day, in February 2011, when i visited Dynasty Wakad, there was only one salesperson at the site. The only salesperson had a customer who was, almost, going to book a flat, so he gave me the brochure and the price list and told me that both types of flats - 2 BHK & 3 BHK - in all sizes - saleable areas - are available. Looking at the property price list, i understood - how important it was for him to give more time to the property buyer who had come to book - than telling me the exact availability. So, i said, "Thanks! No issues!!"

2 BHK & 3 BHK Flats in A, B, C, D, E, & F Towers in Dynasty Wakad:


On a long strip of a plot, 8 Towers of Dynasty Wakad, from A to H, are in a serpentine layout.

A, B, C, D, E, & F towers have 3 flats on each floor - 1 unit of a 2 BHK Flat and 2 units of 3 BHK Flats. Means each tower has 36 units - 12 units of 2 BHK Flats + 24 units of 3 BHK Flats (less 1 or 2 units for the refuge area). Means in 6 towers - A to F - there are 6 x 36 = 216 units of 2 BHK (6x12=72) & 3 BHK (6x24=144) Flats. If you minus the units left for the refuge area, you can say that A to F towers have approx 210 units.

Property rate for A to F towers in Dynasty Wakad is Rs. 3,800 per sq.ft. for saleable area.

Carpet area of the flat is not given anywhere (!)

Possession of these towers - A to F - is in February 2011 (?)

The property price of a 2 BHK Flat, on 1st to 4th Floor, in A to F Towers of Dynasty, is:

1) 1010 sq.ft. saleable area - Rs. 43.20 Lakhs (approx) + Service Tax + Maintenance Rs. 1.70 per month per sq.ft. x 36 months

2) 1083 sq.ft. saleable area - Rs. 46.14 Lakhs (approx) + Service Tax + Maintenance Rs. 1.70 per month per sq.ft. x 36 months

Ups and Downs in the Property Prices of Dynasty Wakad:

1) The launch property rate of Dynasty Wakad, on 29th March 2008, was Rs. 2,999 per sq.ft.

2) Someone told me that in June 2008, the property price negotiator and deep discount dealmaker, Ashish Yadav's group booked 25 flats in Dynasty Wakad at the property price of Rs. 2,500

3) On 21st June 2009, Mr. Pratap_pps was not sure whether Rs. 2485 per sq.ft. was the right property rate for Dynasty Wakad!

4) In the August of 2009, Mr. Abhijeet1 announced that the property rate at Dynasty Wakad is Rs. 2600 per sq.ft.!

5) A few days later, in the same month, in August 2009, Mr. Vansh announced that - now, the property rate at Dynasty Wakad is Rs. 2650 per sq.ft.!

6) In November 2009, Mr. sraha declared that asking property rate of Dynasty Wakad is Rs. 2950 per sq.ft., but after negotiations they may give for Rs. 2800 per sq.ft.

In the same month, November 2009, Mr. Vineetjan got "an offer price" of Rs. 2750 per sq.ft. from Dynasty Wakad for the flat on the first floor!

7) In December 2009, Mr. Chintupintu, observed that in an email Dynasty Wakad quotes Rs. 2950 per sq.ft. and Rs. 2900 for the new buildings.

8) On 23rd of January 2010, Mr. abracadabra said that the property price of Dynasty Wakad is Rs. 3050 per sq.ft.

9) In the month of July 2010, Mr. Anil, found out that Dynasty Wakad is asking too much property price for "that area" - Rs. 3311 per sq.ft.!

10) On 10th of August 2010, Mr. sunil317 said,"Rates they (Dynasty Wakad) are quoting is (Rs.) 3361 per sq feet. What should be good price?"

11) In January 2011, Mr. Vyomb shared the property price list of the projects in Wakad:

Lorelle-3350

Sonigara Kesar-3350

Malpani greens-3225 for 3 bhk and 3425 for 2bhk(why in the market there is no controlling body for all these erratic self-proclaimed rates)

Wakad Dynasty-3500+ for 3 bhk and 3600+ for 2bhk

Mont vert-3488 for 3 bhk and will be increasing the rates to 3533 pretty soon :P

  1. This is ridiculous. There should be someone to control this monopoly of the builders.
    Can you imagine a person is ready to put almost 80 % of his monthly earnings in the Home EMI's..and still he is not able to book a flat decent enough in the area he wants.
