Welcome to Pune! Welcome to Hell!

Marathi Bandhkam Vyavasayik Association (MBVA) seeks help from Pune Municipal Corporation (PMC) Corporators!

Get-together (Sneh-Bhet) of Marathi Bandhkam Vyavsayik Association (MBVA) & Pune Municipal Corporation (PMC) Corporators at Pune Marriott Hotel & Convention Centre, Pune on 11th June 2012 - 2
Get-together (Sneh-Bhet) of Marathi Bandhkam Vyavsayik Association (MBVA) & Pune Municipal Corporation (PMC) Corporators at Pune Marriott Hotel & Convention Centre, Pune on 11th June 2012 - 2

You know what? When someone from Mumbai calls 919860044110 and asks my advice about investing in Pune, I say, "Welcome to Pune! Welcome to Hell!!"

Obviously, the caller asks, "Why? Isn't it a good idea? Everyone says that Wagholi is an investment destination!"

"Oh! Wagholi!! Wagholi is not in Pune. Wagholi is not "hell". Wagholi is "super-hell"!! Welcome to SuperHell!," i correct myself.

"How about Wakad?," the learned Mumbai investor asks.

"Thinking of investing in Wakad - PCMC? You must have committed sins in your past life! What can you do? God wants you to suffer in this life!!," I try to explain.

"Why are you talking like this? Isn't Pune an investment destination?," the learned Mumbai investor asks.

"No. Pune - including PCMC and their fringe villages are deteriorating and dying.," I say and start crying loudly.

"Calm down, please. I didn't mean to hurt you. What are the problems of Pune?," the learned Mumbai investor asks.

"Problem is you! All of you - who didn't bother to open the civic science text books in your school days. All of you - who don't read "city news" in Pune newspapers. If you had been reading Marathi Newspapers, or Ravi Karandeekar's Pune Real Estate Market News Blog - you would not have thought about investing in Pune," i try to explain.

"In that case, where would have i invested?," the learned Mumbai investor asks.

"In a "private city" near Pune! Amanora, Blue Ridge, Nanded City Pune, Life Republic!!," i say.

"Why?," the learned Mumbai investor asks.

"Because, you don't like government facilities. Are you in 'Government Job'?," I ask.

"No! I am in a private company," the learned Mumbai investor says.

"Is your kid born in municipal hospital?," I ask.

"No! In a private nursing home," the learned Mumbai investor says.

"Is your kid studding in a municipal school?," I ask.

"No. In a private school - one of the best in Mumbai," the learned Mumbai investor says.

"Then why are you investing in a government city or a government fringe village - in Pune Municipal Corporation, Pimpri Chinchwad Municipal Corporation or in Wagholi and any Gram Panchayat? Invest in a private city - in an integrated 'special township' - near Pune & Pimpri Chinchwad!," I say and add,"You know? Even home buyers are deserting Pune and going for these townships!"

"Why home buyers are deserting Pune? What's wrong with Pune?," the learned Mumbai investor asks.

"Because, Pune is deteriorating and dying...no infrastructure - no roads, water cuts, power shortage, air pollution, contaminated rivers and ground water, stinking garbage, rising crime rate - from chain snatching to murder & rape , flourishing sex tourism, increasing dominance of all kinds of mafias & drug dealers, capital of all types of swindles & scams, increasing threats of terrorist attacks, unhygienic living conditions - infectious diseases like malaria - swine flue and all, growing slums, unauthorized - illegal - construction, passive citizens, no governance.....Pune is deteriorating and dying.....," I say and continue crying loudly.

The other day, at the seminar, i heard sad stories about bureaucratic negligence told by Marathi Bandhkam Vyavasayik Association (MBVA).

These Maharashrian builders are not ready to give up Pune. Or their mother land.

Like other educated Punekars, these guys, mostly qualified entrepreneurs, are not ready to migrate to USA or Australia. Not even to Gujarat!

So, poor guys didn't have any option but to seek the help of those whom they have been 'avoiding' for years. The Pune Municipal Corporation (PMC) Corporators!

Point is - we, the people, have an option. We can say 'goodbye' to the deteriorating and dying Pune. Right?

Who is Bryan Adams?

Visit to Amanora Park Town to know more about Amanora Future Towers - India's Iconic Vertical City!

Bryan Adams in Pune by Amanora Park Town
Bryan Adams in Pune by Amanora Park Town

It was Sunday afternoon. I was waiting for more than an hour in an exclusive site office for Amanora Future Towers in Amanora Park Town, on Hadapsar Kharadi Bypass, near Mundhwa Flyover, at Hadapsar, Pune 411 028.

I had read the colorful 56 page booklet explaining the concept of Amanora Future Towers. I had seen the 3D animation film on Amanora Future Towers. I had almost understood - what is Amanora Future Towers, I thought. But, i hadn't understood - out of those 5 guys on that big display board on the lawn - who is Bryan Adams?

About the Trees and Fruits!

I looked around. Silence was pin-drop. Everyone was seriously browsing the same booklet on Amanora Future Towers. Except, the half asleep baby in the lap of another half asleep 9 year old maid. As if, we were all waiting in the Doctor's Office.

"What are they doing inside?," pointing at the people sitting around many tables behind the glass wall, i asked the receptionist.

"They are booking flats!," said the receptionist.

"Flats? Like 1 BHK Flat...2 BHK Flat...3 BHK Flat.... Where are the flats?," i asked.

"Where means? In Future Towers!," she said and took the booklet from me, opened it, putting her finger on a page, she added, "Look here, there are more than 35 different types of apartments in Future Towers! Look at these pictures of the apartment..."

"Yes! You have a Flat! A flat with a big window!! Then why in this book and in that film you talk so much about trees - when you are actually selling fruits?" i asked her.

"That i don't know. When you go in - you ask them," she said.

"But, i am sure, you know who is the Bryan Adams out of those 5 on that hoarding on the lawn. Can you show me?," i asked.

Back to the Future:

While i was with the receptionist, a couple with two kids came out of the theater. Kids straight went out of the glass entrance door of the office, stopped, turned and slowly walked towards the glass door which opened automatically when the kids were at a certain distance.

Again the kids went out, this time a little further, walked a little faster, and came in through the automatic door.

Excited with the performance of the door, kids went much further - nearly 20 feet - stood on the lawns and ran in through the automatic glass doors. "Good sensors!," they clapped each other and again ran outside. This time, their father also followed them!

Expecting to see three of them running through the door, i took a good position. But, i think, the father must have persuaded the kids to stop playing with the automatic glass doors. Mother came to me and asked, "Are you investing?"

"May be! If i understood exactly how it is!! I am not as future ready citizen as your kids. Looks like they enjoy the new technology!," I said.

"Yes! More than their father!!" the mother said.

"What about you? You look quite future ready to me! In fact all of you look like from the future - who are too eager to go back to the future!," looking at her in jeans and top, i said.

"Thanks! We are just back from US!!," the mother said.

"Thought so. Good! Means, you must be knowing - who is Bryan Adams out of those five?," pointing to the poster i asked.

Future is in the Past:

"Future is nothing but past," keeping aside the booklet of Amanora Future Towers, the gentleman in white said. Like me he was the only 'lonely one' waiting at the site office.

"You look like a doctor but sound like a philosopher! What is this about "past and future"?," i asked.

"I am here to book a 2 BHK or 2.5 BHK Flat in these Amanora Future Towers for my son. He is doing his post graduation in Medicine. After the post graduation, he may go to UK and specialize in blood related diseases. Five years from now, he will come back and settle down in Pune. Not like me. In Mumbai. But, in reality, he will start his life - exactly like me - in a "Chawl". In a "modern Chawl!" Where each "Kholi" will have it's own toilet!! Future is nothing but revised past!," the Doctor said.

"Are you upset with your son's decision? Calling Amanora Future Towers - 'Modern Chawl' is nothing but bitter sarcasm!," I said.

"Not at all! It's Criticism! You people read and believe in what is written on the package of a health drink. I read the formula!," the Doctor said and asked,"Are you from Pune? Born is some Wada in Shaniwar Peth? If you had been born and brought up in a Chawl in Parel - you would have understood what i mean by 'Chawl'!"

"Yes! You are right. I am born and brought up in a Wada in Shaniwar Peth in Pune! How are Amanora Future Towers 'Modern Chawl'?," i asked.

"Amanora Future Towers is a mass housing project of 3,000 to 3,500 homes - in 18 to 29 story buildings - on a long and narrow strip of a plot. Logically, a long building in hexagon shape is more cost effective to construct and can accommodate more number of flats than a square or a pentagon shape building. What was "Chawl"? Cost effective mass housing with shared facilities! Here in Future Towers, except toilets, everything is common in 3500 homes! Because of this type of high rise - long building - mass housing model, you can construct flats in many sizes - even in small sizes - in big numbers. By adding little sophisticated design elements and glamor you can sell these 1 BHK - 1.5 BHK Flats for 32 - 39 lakhs or 2 BHK - 2.5 BHK Flats for 40 to 65 lakhs!" pointing at the pages in the booklet, Doctor said and asked, "Generally what is the price of a 1 BHK & 2 BHK Flat in this type of a mass housing township in Pune?"

"At Nanded City Pune you can get a 1 BHK Flat for approx 25 lakhs. In Megapolis Smart Homes 2 in Hinjewadi you can get a 2 BHK - 2.5 BHK Flat in 32 to 42 lakhs!," i said.

"Really? It only means to me that these builders don't know that future is nothing but past. They haven't recycled old successful - iconic - mass housing model - Chaw!," the Doctor said.

"Doctor, you are spot on! Impressed. Completely. Only you can tell me, for sure, out of those five - who is Bryan Adams?," I asked.

Guess what would be the property price of Amanora Park Town's upcoming Amanora Sweet Water Villas?

My reliable source said that City Group is launching Amanora Sweet Water Villas, but haven't yet finalized the property price!

"Ravi, what is your guess?," he asked me. I studied the presentation, but couldn't guess even the basic price of a villa. Because, Amanora Sweet Water Villas are unique. First, you have to decide the size of your plot. Amanora (www.amanora.com) is offering limited plots in the size of 6,000 to 12,000 sq.ft. Then you have to choose the design of your villa. Amanora is offering 3 basic designs with 5 different external treatments. After you finalize your design, Amanora says:
And once you zero in on the particular type that suits you the best, you can leave the rest to us. Right from world-class construction to minute detailing in civil work like plastering and fittings, we'll spare no effort in draping your Villa in sheer luxury.

Your villa will have it's own wind-solar hybrid power system - resulting in natural energy generation and you will never run out of power! Plus, every villa will have a pre-installed LED lighting. For every villa, Amanora is going to provide 'root zoning STP and water recycling plant which will maximize your 'environment-friendliness'. Oh! yes, all villas will be located in the most premium sector of Amanora township and will have 'an extended courtyard - means, a 26-acre private garden and shimmering lakes adorning the backyard!

Now, you can understand why it was difficult for me, to guess the property price of Amanora Sweet Water Villas, specially designed by P & T Consultants, Private Ltd from Singapore.

So, i thought, i should request you to help me to decide the right property price of Amanora Sweet Water Villas!

Please, have a look at the presentation of Amanora Sweet Water Villas, and feel free to post the right property price in the comments!

Alain Robert a.k.a. "French Spider Man" climbs 22-story Amanora Tower in just 10 minutes!

Alain Robert, French climber and self-styled ‘spiderman’ took just 10 minutes to scale the 100-metre (230 ft) Amanora Towers, considered Pune’s tallest structure, on Sunday.

Thousands of people thronged the Amanora township in Hadapsar to witness the daredevil act of the 46-yearold climber who defied death in climbing the 22-storied building without using safety devices. Many a nail-biting moment was witnessed by all who gathered at the venue.

For a man who has scaled some of the world’s tallest buildings with just a pair of climbing shoes and a bag of chalk for grip, Sunday’s feat was a cakewalk for Robert and he finished his ascent at 6.30 pm. Waving to the enthusiasts below after reaching the top, he began climbing down and finished that in another 10 minutes.

Dipak Jadhav, general manager (marketing) Amanora Park Town said, “We were looking for an apt way to promote the residential building that is Pune’s tallest building, and we learnt about Alain and his scaling feats. Alain was also looking to climb a tall structure in India. We approached him and he graciously agreed to climb the building.” Umesh Isalkar | TNN

Alain Robert a.k.a. "French Spider Man" to climb Amanora Towers on Sunday, 28th February 2010!

For Invites call Vikas Jaiswal: 91 99229 35375 today!:

Alain Robert (www.alainrobert.com) (born as Robert Alain Philippe on 7 August 1962), is a French rock and urban climber, from Digoin, Saône-et-Loire, Bourgogne, France. Known as "the French Spider-Man" (after the Marvel Comics character Spider-Man), or "the Human Spider", Robert is famous for scaling skyscrapers.

Robert has scaled 85 giant structures around the globe including many of the world's tallest structures, most of which he has scaled using only his bare hands and climbing shoes.

Robert's urban climbing career has been characterized by an ever-expanding list of famous landmarks which includes the Eiffel Tower, the Sydney Opera House and the Montparnasse Tower in Paris, as well as the world's tallest skyscrapers.

In the 1990s, as his exploits brought him worldwide media exposure, speculation began as to whether or not he would attempt the tallest building in the world at the time: the Petronas Twin Towers in Kuala Lumpur, Malaysia.

Although Malaysian authorities were expecting his attempt, they were still astonished when one day in 1997 he suddenly appeared several floors up on the side of the tower. He was eventually arrested at the 60th floor, 28 floors below the top.

While scaling the Sears Tower, now called Willis Tower, in Chicago, Illinois in 1999, he encountered the most challenging climbing conditions in his career. Near the top of the 110-story building, a thick fog set in that covered the glass and metal wall of the last 20 floors with moisture, making it dangerously slippery. Although the climb became agonizingly slow and very strenuous, Alain Robert overcame the difficulties and reached the top. Read More

PRA Realty launches The Lake District, 110 acre township of 1.5 BHK, 2 BHK, 2.5 BHK and 3 BHK flats, at Yeolewadi village, Kondhwa annex

First 100 plus acre township launched in the last 2 years of recession in Pune real estate market!

In the first week of October 2007, after the sub-prime crises in U.S., Deepak Parekh, Chairman of HDFC, announced that Indian economy and real estate in particular is badly hit and slowing down.

However, in the last week of the same month, on October 27, 2007, Paranjape Schemes, in which HFDC has a stake, launched Blue Ridge Hinjewadi, first integrated township of 100 plus acres in Pune real estate market which had foreign direct investment.

Though most of the experts were rejecting the real estate slow down as a "short term phenomenon", or "not as serious as 1996" , Kumar Properties and Avinash Bhosale Group launched their 100 plus acre integrated township with foreign direct investment Megapolis in the third phase of Hinjewadi without any fanfare in the last week of April 2008.

Sensing the impeding danger, on the first day of June 2008, Mr. Satish Magar not only opened the mega-shop Nanded City Pune without any merchandise but pre-sold the future stock too! However, since Nanded City Pune has Magapatta City and Amanora Park Town at Hadapsar type farmers ownership and business model, it is not in the league of Blue Ridge and Magapolis.

Point is, launch of PRA Reallty's The Lake District ( www.thelakedistrict.co.in ) , 100 acres plus township with foreign direct investment, nearly two years after the launch of Blue Ridge Hinjewadi, proves that every patient admitted in the Intensive Care Unit (ICU) doesn't die. The patient can survive and enjoy few happy moments in the process of recovery!

Amanora launches second-hand flats business in Pune real estate market

The move coming out of the urgency of selling the apartments in a slumped real estate regime or a business opportunity along with a value-added service for probable customers?

Ad on the front page of Times of India, 18-9-2009:

"At a given time, we have planned for a capacity of buying up to 250 old flats. For this, we have made a provision of approximately Rs 75 crore. The process would work like an inventory where we will buy old flats and sell them off on a regular basis. And through these deals, we expect to generate revenue worth Rs 170 crore from Amanora Park Town"

The bookings are coming in fast:

When asked, if the slump in the real estate sector had promoted the company to start this scheme, Deshpande ( City Corporation managing director Aniruddha Deshpande) said
"No. We had recently announced 300 new apartments in the township out of which, more than 250 have been sold. there are some 2,000 apartments presently under construction and we have sold over 1,200 as of now. And the bookings are coming in fast"
City Corporation is developing a 400-acre township named Amanora Park Town in Pune, which would have 12,000 apartments in different categories. Business Standard

What say you?:

Business Standard thinks that Amanora Eazy Home Switch proves desperation. Aniruddha Deshpande says it's business opportunity and value added service. What say you?

Thank God! Yatra Capital, major investor in Kolte Patil's 78 acre township in Kharadi and Amanora Park Town's Market City, is in no hurry to exit!

"All those who said that we (Indian economy) have decoupled from the US (financial crises) are in for a shock", says Sir Nigel Broomfield, non executive director, Yatra Capital PLC.
Sir Broomfield, non executive director, Yatra Capital PLC., feels that although the prevailing mood in the Indian realty sector is sombre, recent developments make the space attractive in the long run.

ET Intelligence Group caught up with Mr Broomfield to know about his India initiatives and future growth plans. Excerpt from his interview:

Where do you think is the Indian real estate headed?

Sir Broomfield:

The fact that the US is the world’s biggest economy, one just cannot remain unaffected.

It affects different countries in different ways, but real estate (because that is where the trouble started in the US) has been affected disproportionately.

Similar is the scenario with Indian real estate.

Sentiments are down and affordability has been hit the most.

However, the response to new project launches (which are 15-30 % lower than market rates) has been encouraging.

Mortgage rates have also come down by 200-250 basis points in the last three months.

In the long-term , Indian real estate remains attractive.

How soon do you expect a recovery in the market?

Sir Broomfield:

There is definitely more pain to come, but the fundamentals here are good.

India is a huge economy with 45% of the population below 30 years.

Internal demand is huge.

When compared to other economies, India is still growing at 5.5% besides China, which is growing at 7%.

This gives the two countries edge over other economies; hence, foreign investors are still looking at India, though they are not investing yet.

A lot of real estate projects are stuck for want of funds. Will this affect your India strategy?

Sir Broomfield:

The overall market has had a very severe and sharp correction.

However, we are in no hurry to exit, as we are a long-term fund.

Our investors are people, who understand ups and downs of the real estate market.

The stupendous rise in property prices over the last few years lured a lot of people, who came in at a later stage in the real estate market.

They thought that the market will always remain upbeat and they would be able to generate quick fortunes with no trouble. But, they missed the fundamentals.

We believe that our fund strategies will prove to be beneficial in the long term.

Hot Pune real estate market news:

Yatra Capital's joint venture with Kolte Patil Developers' was, no doubt, hot Pune real estate market news. It was Yatra Capital's first investment in Indian real estate. Ajoy Kapoor of Saffron Advisors, managers of Yatra Capital, was considered as a hero for daring to invest in Tire II city.

Along with Kolte Patil, Yatra Capital invested in 1.5 million sq feet Market City. Which was going to become not only "largest shopping centers in Pune", but an "engine", revenue generator of Amanora Park Town.

Sir Broomfield's statement about "effect of US financial crises and recession on Indian real estate" is not a news for you. Because all of you, my readers in US and in IT, were talking it for long time.

However, Yatra Capital's plan to remain invested is, for sure, good news for Kolte Patil and Amanora Park Town.

Why you decided to remain invested in Blue Ridge or Megapolis in Hinjewadi?

Let us hope, someday, you, an individual real estate investor, in Paranjape Schemes' Blue Ridge or Kumar Properties and Avinash Bhosale Group's Megapolis in Hinjewadi, would hear some positive news about foreign direct investors in these project!

For you, investing in real estate was not a business decision, but a "life decision".

Don't you think that builder should treat you better?

Don't you think that only 'transparency' is going to build confidence and make you think twice before you cancel your booking?

Please, share with us your story. Tell us, in the comments, why you decided to remain invested in Blue Ridge or Megapolis in Hinjewadi! (Comments Policy),

City Corporation, of Amanora Park Town, goes live on SAP ERP to accelerate its plan of building 50,000 houses across 5 townships around Pune

Is this Aniruddha Deshpande's "Digital" Day Dream?

Even after the success of 400 acre Magarpatta City at Hadapsar, Satish Magar took nearly 10 years to launch 700 acre Nanded City Pune.

Despite ample bookings and funding from IndiaREIT, Paranjape Schemes is focusing on building only 700 flats out of 3,200 in 138 acre Blue Ridge Hinjewadi by the end of 2010.

Kumar Properties and Avinash Bhosale Group's joint venture Pegasus Properties has placed order with MAN Infraprojects to construct only 3 towers out of 58 in 150 acre Megapolis in the third phase of Hinjewadi.

Who knows whether Kumar Builders' and Kolte Patil's integrated townships will really "come" or remain "upcoming" forever?

True, after Amanora Park Town, recently City Corporation has signed MOU to develop budget housing township at Wagholi.

But now, after reading the news about implementation of SAP ERP in a record time frame of five months, to me, Aniruddha Deshpande, M. D. of City Corporation Ltd., looks serious about constructing 50,000 homes in 5 townships! He is not releasing press notes to remain in the news!

Would Anirudha Deshpande, who conceived the concept of free India's largest hill city, Lavasa City, succeed in implementing his business plan in the present global economic crisis? Or would it prove nothing more than just Aniruddh Deshpande's "digital" day dream?

However, though we are not used to take Pune builder's ambitious business plans seriously, there is no harm in believing in the dreams. Particularly, when some one, like Aniruddha Deshpande who is capable and creative, is taking steps to implement them. After all, he has come a long way, from 1 ModiBaug to Amanora Park town!

Considering that if Aniruddha really constructs these 5 townships, 50,000 families are going to get homes, let us be optimistic and encourage him. Let us congratulate City Corporation, SAP India, CMC Limited for successfully turning Amanora Park Town into a digital township and wish Aniruddha Deshpande all the best!

How to tell the builder what we wish?

When all industries have started focusing on the "user", builders are still fantasizing about constructing Taj Mahal, digitizing the life of the residents or simply focusing on getting maximum returns out of available FSI!

I am very much convinced that unless we, property buyers, don't become proactive, become vocal about our expectations and insist on our requirements, we wont get a suitable home which will fulfill our needs and stimulate good family life.

Yes, we have to talk about property rates, quality of construction and delayed possessions. At the same time, if we don't like the plans, specifications and amenities, we have to tell the builder to go back to the drawing table and rework on it. Irrespective of the size of the project or the builder. It could be an integrated township like Nanded City Pune or a small project like Amit's Astonia at Balewadi. Because a builder is nothing more than a facilitator. Not the ultimate creator of this universe!

What say you? I am sure while paying extra charges for a light point, paying extra for the dado over the kitchen platform, paying even for removing the wall or while looking at the room dimensions, you must have thought why the builder did not do this properly in the first place!

I started my Pune real estate blogs because while working on my last project, i have experienced how "listening to property buyers" can be beneficial for the buyers and the builder. So are you ready to talk loud and clear? Don't you think that while buying property, you have to work hard to get value for your money? Don't you think that getting a good home is as difficult as getting good governance from the politicians? Please, share your views in the comments. (Comments Policy),

Budget must address slowdown

Rohit Gera, Director, Gera Developments:

"This is a time when all parties need to come together to approve any stimulus that an interim budget offers.

Real estate and construction is now accepted as an engine that can power growth of the economy. It is essential that lower inflation leads to lower interest rates, to increase affordability for home buyers.

The budget ought to have incentives for first-time home buyers and those renting their homes.

It is also important that the budget focuses on an improved sense of job security for the employees of industries that are most affected by the current global crisis."

Aniruddha Deshpande, M. D., City Corporation Ltd:

"In today's situation the budget should help arrest the recessionary tendencies, if not trigger a double digit growth rate," Deshpande said a tax break to individuals to spur spending, further relaxation of credit to industry and small and medium industries and continuation of the rural employment scheme could be the government's priorities.

One more dose of stimulus across the economy, especially for infrastructure, housing and export sector is needed, Deshpande added.

What will give you "an improved sense of job security"?

Now, you can't say that Pune builders don't care for you. See, Mr. Rohit Gera, Gera Developments, cares for your job. Mr. Aniruddha Deshpande, Amanora Park Town, wants you to shop!

Can you tell me what government should do to give you "an improved sense of job security"? What will you give in return? Votes? Please, confirm in the comments. (Comments Policy)
