Recently when i was in Chakan MIDC, one hoarding caught my attention. The hoarding said "Spacious 1 BHK Flat for Rs. 11 Lakhs!" I called the number 91 9225 567 567 and visited the site of "Chintamani Heights". 4 story, single stand alone building in the heart of Nanekarwadi. The one room site office of "Chintamani Heights" was as attractive as the slogan on the hoarding. It had a fresh paint, a small lawn and a tiny pond!

"Welcome to Chintamani Heights, luxurious project of 45 spacious 1 BHK Flats - only for Rs. 11 Lakhs - at the strategic location in Nanekarwadi Chakan!," Mr. Vishal (91 9225 567 567) of Pune Vastu, said.

"Strategic location? How come?," I asked him.

"Look at this road, as per the D P plan, this road will go to Bosch & Mercedes! And this one goes to Mahindra & Mahindra's Chakan Plant! Live in the heart of Nanekarwadi and walk to work!," Vishal said.

"Walk to work! Do workers walk to work? Because IT professionals in Hinjewadi wear sports shoes but never walk!," i said.

"Workers in MIDC walk to work! Even now. Though there is no proper road at this point of time. You know? Some even walk without shoes! But not anymore!," Vishal said.

"Why not anymore?," i asked.

"Your job gives you money. But your home gives you Lifestyle! And Status! At Chintamani Heights it's possible in only Rs. 11 lakhs! Come on, have a look at my project!," Vishal said and took me to the site. The construction of Chintamani Heights has already begun.

On the ground floor Chintamani Heights has shops. But booking of shops is not open, Vishal said.

Looking at the RCC structure, i realized that Chintamani Heights would become 'a landmark' in Nanekarwadi! 4 story Chintamani Heights has 3 wings. Each wing has a lift. And, of course, a staircase. The first and third wing has 6 flats on each floor. Second wing has 4 flats on each floor. All 1 BHK Flats.

Carpet area of these 1 BHK Flats in Chintamani Heights varies a little. But is approximately 520 sq.ft. Some flats have terraces. Some have balconies.

Room sizes in Chintamani Heights are really 'spacious' - for example living is 10 feet 10 inches x 14 feet 2 inches + Terrace / 11 feet x 15 feet + Terrace / 11 feet 3 inches x 16 feet 8 inches + Balcony! You know? Kitchen is 10 feet 8 inches x 8 feet 6 inches or even 12 feet 8 inches x 8 feet 6 inches! Some flats have 12 feet 8 inches x 9 feet 6 inches bedroom but most are 10 feet x 9 feet 6 inches! W C and Bath is, of course, separate!

Proposed international airport at Chakan in Pune remains a non-starter

Almost six months after the state cabinet gave its nod to the Rs 200-crore seed money for the proposed international airport near Chakan, the agency implementing the project the Maharashtra Airport Development Company (MADC) has yet to receive the money

The seed money is critical for the appointment of a project consultant and acquisition of the project land that is spread over 3,300 hectares covering seven villages near Chakan.

Speaking to TOI on Tuesday, MADC general manager (airports) Ramesh Yaul said, "The land acquisition process will begin only when we get the seed money from the government. This has not happened so far."

The MADC a special purpose vehicle (SPV) initially raised for the multi-modal hub for international cargo and airport at Nagpur (Mihan) came in the picture in May last year when the government decided to transfer the airport project from its infrastructure development agency, the Maharashtra Industrial Development Corporation (MIDC), to MADC.

The MIDC had till then notified 2,565 hectares of land near Chakan and shortlisted two agencies for the techno-economic feasibility study and topographic survey and investigation, to facilitate the appointment of a project consultant. Based on MIDC's proposal, Pune's district collector had also started the process for acquiring land in the seven villages Chandus, Shiroli, Waki-Budruk, Koregaon-Budruk, Kiwale, Pimpri Thakur and Wadgaon.

Following the handover to the MADC, the entire cycle had to begin afresh, starting with the appointment of a consultant to fresh notification of land (since revised to 3,300 hectares as per MADC's preliminary report filed in July last year) and eventual implementation.

The project will also have to secure fresh clearances from the Union ministries of civil aviation, defence, environment and forest besides the director general of civil aviation. "Unless we appoint a consultant and get all the technical matters examined through the consultant's report, we cannot seek these fresh clearances," said Yaul.

Nahar Riddhi Siddhi Developers, dealing in bungalow and farm house plots have formed a public limited company, Eiffel Developers and Realtors Ltd. and launched their first township Eiffel City in Chakan.

Eiffel City, as per the ad, is also Pune's first "Boulevard Township"! (Please, do not ask me what it means.) Rahul Nahar and Santosh Bhansali, of Eiffel Developers, are very much in a hurry to en cash the real estate boom in Chakan. So they have launched the project even when the brochure and the website is not ready. But they had enough time to invent attractive lables for the project. For example: "European Homes" "The Next Gurgaon" and "Boulevard Township"!

Property Prices:

But they have made a sample flat and a price list of 2 bhk and 3 bhk flats. Bookinbg rate of the flat, i have heard, is in the range of 2,100 to 2,300 rupees per sq.ft. Because, as usual, Eiffel City charges you for the view and the floor rise.

Areas of 2 bhk flat is around 750 - 870 sq.ft. and fits into the budget of 20 lakhs. 3 bhk flat is around 1250 sq.ft. and fits into the budget of 30 lakhs.

Real estate investment opportunity:

Interesting thing is only Eiffel Developers are not in a hurry, property buyers and real estate investors in Pune are also in a hurry to book a flat in Eiffel City. I have heard, around 100 flats are booked before the project is officially launched.

5) VW to invest Rs 1k cr more in Chakan plant

Volkswagen AG, Europe’s largest car-maker, plans to increase investment in its plant at Chakan, near Pune, by 41 per cent to produce the Skoda Fabia for the market.

Volkswagen will spend a total ¤580 million (about Rs 3,500 crore or $910 million) building the factory, said Christina Merzbach, a spokeswoman at the Wolfsburg, Germany-based carmaker.

The previously announced figure was ¤410 million (about Rs 2,500 crore or $640 million).
