As you reach the residential complex, you see 9 story 3 buildings of Orchid Towers Baner - A, B & C. At this point of time, 2 BHK, 2.5 BHK & 3 BHK Flats are available in A building. Possession of C & B is already given and people are staying for a while. So, only 2 /3 flats are available in C & B.
All amenities, children's play area, small garden, club house, swimming pool, are ready. Besides the stilt parking, extra covered parking is also ready. Sales Office of Orchid Towers Baner is in the C building.
All buildings in Orchid Towers Baner have 2 lifts and spacious lobbies, but only one staircase. There are 4 flats on each floor. Two 3 BHK Flats + one 2.5 BHK Flat + One 2 BHK Flat. Every flat has an entrance lobby. All 3 BHK & 2 BHK Flats have 2 terraces. One attached to the living or dining. The other to the Master Bedroom.
2.5 BHK Flats on odd floors of Orchid Towers baner also have 2 terraces. But those on the even floors have only one terrace - attached to the dining.
Room sizes of 3 BHK & 2 BHK Flats in Orchid Towers Baner are the same. Living 11 feet x 18 feet. Kitchen cum dining 8 feet 6 inches x 18 feet. All Bedrooms are 11 feet x 14 feet. 2 attached toilets 5 feet 5 inches x 7 feet 6 inches. However, 2.5 BHK Flats have 2 toilets and little smaller bedrooms - 2 bedrooms of 13 feet 6 inches x 11 feet + the gust room 11 feet x 11 feet 2 inches.
At Orchid Towers Baner, you visit the actual flat you want to own. You like the specifications. And the finishing, certainly, looks good. Now, you see the property prices, and realize that it's checkmate!!

ReplyDelete(My experience with one of the so called renowned builders in Pune just for our readers)
I have learnt a lesson from my mistake of investing my hard earned money in Darode Jog project.
My experience with Darode Jog builder is very embarassing.
I had bought flat at very high rate in the Crossover County (Sinhagad Road) scheme in 2009 and the possession was promised in March'2010 (as per the agreement).
The possession is not yet given (as on Jan '11) and also the basic amenities like Lift is not complete. A buffer of 3-4 months can be considerable but delaying project by almost a year and more than that is very embarassing.
A new rule for Service Tax (12.5%) came in July'10 and now the builder is asking for Service Tax on balance payments. If builder had completed the project on time, the buyers would not have to pay the additional service tax which is due to the builder's fault for not meeting the deadlines. Also the money paid for rented accommodation during this period is additional overhead. The builder doesn't entertain any customer queries on the same issue. I would suggest people not to put their hard earned money in Darode Jog projects.
Builder's mentality is worst than the street whores. It is not changed even after charging 3-4 time the actual rate for any property. They keeping delaying possessions and now a days they delay once you pay the second last installment. Once they get 95% of payment, they will delay the remaining project development (for last 5% installment) for a year or more than that. In the meantime they will utilize their labour for new projects (where they can install plinth etc and start metering 10% and so on).
So if you are planning to buy project with Darode Jog, keep 1-2 years buffer in mind.
That's right and I think we are in the same boat. We had similar experience in D & E wing of Crossover County in which the stauts is not even 80% complete though the possession was promised in March'2010. This builder is definitely a cheater.

ReplyDeleteperfect. Key is stay away from Pune and Stay away from builders. Take on rent near your office and build better house in your native place. Anyway IT is about to be dead in India.
