IMG_2914

HDFC Property Gallery - an exhibition of ready & almost ready for possession Pune properties - organised by HDFC Home Loans & HDFC Realty, was a big disappointment.

The smart HDFC executive didn't offer me any ready possession or almost ready for possession property.

The smart HDFC executive offered me 5 under construction projects. Except HUBTOWN Countrywoods on Katraj Kondhwa Road, all 4 were at Ambegaon. Amit's Astonia Royale, Shri Siddhivinayak Manaswi, Hemant Sunville & Sai Mystique.

"Is there any problem with these properties? Why are you promoting them?," I asked the smart HDFC executive.

"No problem with the properties. We are promoting HDFC Home Loan products & services of HDFC Realty," the smart HDFC executive said.

"Are there any special offers from you?," I asked.

"Yes! You can get .25 discount on interest rate on above 30 lakh HDFC home loan - instead of 10.5 - only 10.25!!," the smart HDFC executive said.

"Wow!," I said.

"Not only that! You know? If you book through HDFC Realty - in the next couple of weeks - for some projects - there are 'special offers' - No Registration Charges - No Registration Charges & Stamp Duty Charges!," the smart HDFC executive said.

"Don't tell me! Are these property rates negotiable?," I asked.

"Yes! I will help you in negotiations!!," the smart HDFC executive said.

"You are a big deal!," I said.

1 & 2 BHK Flats in Chikhali Moshi - Main Attraction at Gruha Pravesh, HDFC Property Exhibition

Occupy Dehu Alandi Road?

14 Reasons People Are Occupying Wall Street

"What a way to take revenge of Occupy Wall Street!," looking at the crowd at Gruha Pravesh, HDFC's Property Exhibition at Chinchwad, i started wondering.

What's going on here? Has the foreign bank HDFC Ltd. launched the mission "Occupy Dehu Alandi Road" or what? Because most of the projects displayed in HDFC property exhibition were located in Chikhali & Moshi on Dehu Alandi Road!

7.7 percent and 99 percent:

Huge response to HDFC property exhibition 'Gruha Pravesh' at Chinchwad PCMC, Pune
Huge response to HDFC property exhibition 'Gruha Pravesh' at Chinchwad PCMC, Pune

There were many groups of workers in their company uniforms at the HDFC property exhibition. In the days of poor industrial output, dipping GDP growth and out of control inflation, how can these 99 percent dare to take an additional liability of paying pre-EMI of the home loan?

I caught hold of one in the uniform and asked, "Buying a home? Aren't you taking a big risk? Not worried about slow down?"

"“Dar ke aage jeet hai! Today, i can buy a 2 BHK in Chikhali and Moshi. Tomorrow, who knows? I may not afford to buy a home in PCMC! Property rates keep on going up - right?," he said.

"Why should you take the risk? Let HDFC take the risk of financing the builder. It's their business! Not yours!!," i said.

"HDFC's business is to help the buyers - not the builders!," he said.

The industrial worker in the uniform didn't bother to hear my sarcastic "Really!?" So, i continued exploring the affordable real estate projects in Chikhali and Moshi. Two out of 18 villages merged with PCMC in 1997.

Have a look at my list of 1 BHK & 2 BHK Flats in Chikhali and Moshi in PCMC displayed in HDFC Gruha Pravesh.

HDFC's My Home Pune - a Marketing Gimmick or a Trap?

HDFC's "Fixed First":

"HDFC House" venue of "HDFC's My Home Pune" Property Exhibition on 17th & 18th September 2011!
"HDFC House" venue of "HDFC's My Home Pune" Property Exhibition on 17th & 18th September 2011!

I knew that HDFC's My Home Pune, the property exhibition held last weekend, was nothing but a marketing gimmick to sell HDFC's new home loan product "Fixed First".

In an era of ever increasing home loan interest rates, i believe, HDFC has to compete with ICICI Bank. I don't see anything wrong in HDFC trying to attract home buyers who are postponing the decision to book a home.

While motivating the property buyers to give up "Wait and Watch" and book a flat, because of my trust in HDFC, I was sure about 'due diligence'.

Besides my trust, I knew that HDFC means business. Business of earning profit by lending money to home buyers. To close the sale of "Fixed First" home loan, for the HDFC first disbursement on or before 30th November 2011 was more important than just a sanction. So, i was sure that HDFC's My Home Pune will not be just like any other property exhibition.

Though, there was a provision of valet parking, i was sure, HDFC's My Home Pune will not be one more effort to trap the property buyers. Trap to collect interest free funds from Pune property buyers - booking amount & 20 % own contribution - by displaying the projects which haven't received essential sanctions and approvals.

Unlike other property exhibitions, I was sure, all projects showcased in HDFC's My Home Pune must be approved by HDFC. Otherwise, how can HDFC disburse the loan before 30th November 2011?

Still, just to confirm, i called 020 2550 5000 and asked whether all projects showcased in HDFC's My Home Pune are approved by HDFC. When i was told "Yes!", i felt safe to visit the exhibition at HDFC House on University Road in Pune.

HDFC's APF Number:

After customary registration at the reception, i got the small booklet which has alphabetical listing of all the participating builders in HDFC's My Home Pune Property Exhibition. I read the first two sentences and i was convinced that i am at the right place:
At HDFC, we endeavor to provide our customers with easy and hassle free ways to realize their dream of owning a home. As the pioneers of home finance in India, we have solutions to all your needs regarding homes and home loans. Be it property search, legal & technical counselling...
Without reading further, i went on turning pages to see what properties are on offer. The booklet gave information about the property prices as well as contact number of the particular project. Though we all know that very few Pune builders publish the actual property prices, i thought, the information was quite useful to shortlist and visit the tables which offer projects in your budget.

However, i noticed that HDFC, the organizer of My Home Pune, has missed one important point. HDFC hasn't published the APF Number of the project in 'HDFC's My Home Pune' booklet!

How can HDFC, a pioneer hosing finance company, which started offering unique "Advanced Processing Facility (APF)" in 1986 forget to publish APF Number of the project, showcased in their own offices in HDFC House in Pune?

In this ongoing Pune real estate locha, when so many property buyers are suffering because of the delayed sanctions and approvals, how can HDFC hide the information - whether they have approved the particular project or not!

The cash strapped builder whom banks are reluctant to finance, i can see, have no other way but to hide the information about sanctions and approvals and mislead the property buyers. To give next installment to the land lord, a builder has no other way but to spend on advertising to collect the interest free funds from the property buyers.

But what was forcing HDFC to hide whether it's lawyers have scrutinized the papers of the particular project or not?

Isn't HDFC aware that many property buyers, i know, trust in HDFC's APF Number and assume that the project is safe to book?

We all know that those builders who offer asli maal, publish the APF Number on their website. But, what about the other builders?

When Axis Bank can publish, why can't HDFC publish the APF Numbers on their website www.hdfc.com?

My Favorite Mont Vert Luxury Homes:

It was difficult, but I accepted that HDFC is changing! Once upon a time, in the days of Deepak Parekh, HDFC was against the teaser interest rates. But, now, look, with this scheme of "Fixed First", HDFC has joined 'the force'! 'The force' which doesn't bother whether the home buyer will be able to repay the loan comfortably or not!!

Now, important question was which table should i visit first. I saw that my favorite Mont Vert Luxury Homes was showcasing Mont Vert Vesta at Urawade Pirangut. Mr. Kaneria, Director of Mont Vert, has already brought to my notice that i have wrongly interpreted the offer of "Pehle Possession. Phir EMI." Thought the offer was supposed to close on 11th September 2011, my guilt told me to visit the Mont Vert and understand what exactly the offer was.

To my surprise, a sales executive told me that "Pehle Possession. Phir EMI." was available in HDFC's My Home Pune! The salesperson also explained that not 24 EMIs but PRE-EMI was the exemption. It means that Mont Vert was not asking ADF. Mont Vert was going to bear your PRE-EMI till you get the possession and your EMI starts.

The salesperson of Mont Vert invited HDFC executive to explain how you can save nearly 2 lakh rupees if you go for this offer! In my mind, i said sorry to Mr. Kaneria for saying "पहले दाम ..बादमे काम!" and decided to write about the "Pehle Possession. Phir EMI." offer.

Obviously, to collect data for my next blog, i asked the salesperson the APF Number of Mont Vert Vesta. He said, "You can find it on our website www.montverthomes.com"

"Oh! Yes!! You always publish it on your website. I have seen APF Numbers of all banks & PCMC Plan approval and work commencement certificate number of Mont Vert Seville at Wakad Pune!," i said and took his leave.

But, there was no HDFC APF Number on the website of Mont Vert Vesta Urawade. So, i called Mont Vert's office. Mr. Akshay gave me the APF Numbers of A & B Buildings in Mont Vert Vesta Urawade for which you can avail the scheme of "Pehle Possession. Phir EMI."

He further clarified that the APF Numbers are not on the website because some technical scrutiny of Mont Vert Vesta is not yet complete. So, if i cross check, HDFC will not say that the Mont Vert Vesta Urawade is approved.

"Thanks for being so transparent! I can understand!! You are doing business with HDFC for a long time. Right?," i said.

"Yes! And HDFC has financed this project too!," Mr. Akshay said.

Moral of the story is, my dear Pune property buyers, be careful. Don't get trapped. Don't become a slave of builder bank nexus.

Deepak Parekh, CEO of HDFC, on the builder lobby, the imperfections in the property market, teaser home loans and more...

In the past 10 years, builders have emerged as a formidable lobby with proximity to the powers that be...They go about changing rules, so much so that a police station in Maharashtra had to be relocated to house a project. Does it worry you?

Deepak Parekh:

That is why I have been a proponent of a real estate regulator for the past three years. The builders do not want it because they see it as one more hurdle, one more layer of bureaucracy. The point is, we need to ensure that there is some distinction. Today, anything goes — you don’t need to be a civil engineer to be a builder. I can become a builder tomorrow. If I have access to land, not even ownership, I can put up a board and people will come and start booking.

I don’t need to know anything about construction, but because of the shortage, people will just come and book a flat. Basically, the entry-level in construction is zero. Anyone and everyone can become a builder. And then they do all this...breaking the FSI rules....But, believe me builders around the world have a reputation of being close to the powers that be. They need to be, because they are dealing in land in urban areas which are expensive and politicians have vested interest.

Property prices are once again high. We hear that developers have more staying power and are controlling supply...

Deepak Parekh:

This is happening only in a few cities like Mumbai and Central Delhi. First of all, non-housing prices have not gone up, they have only come down. IT, commercial, SEZ, industrial park, retail malls... all these prices have come down. In Pune, prices have not gone up. In Hyderabad prices have come down even in residential segment. If the residential sector experiences what happend in the non-residential sector, price will come down in residential properties. What happened in non-residential sector is oversupply, overbuilt offices, built offices with no takers. How long will the builders keep them to themselves?

RBI as well as the government want lenders to waive loan prepayment charges..

Deepak Parekh:

On every loan that HDFC has prepaid we have paid massive prepayment charges — to World Bank, to ADB, to LIC to State Bank. So if a borrowing institution has pre-payment penalties we have to pass it to our constituents. You can’t give a 15-year loan to someone only to have the borrower turn around in 15 months and say that he wants to prepay because the neighbouring bank is giving quarter per cent lower. It’s not incremental housing, it is only adding to paperwork.

It is not increasing the GDP.... And then he does not want to make pre-payment charges. You have done documentation, you have examined legal documents, you have put it in a storage place that is far away and safe. The closing charges for a real estate abroad are 25 times higher than that in India. You go and try and close a loan and see what happens in Europe or the US or even in Singapore.

You called teaser rates on home loans a gimmick, and then HDFC started offering teaser rates...

Deepak Parekh:

We were losing business. I still feel that teaser rates are a gimmick; it is a marketing tool. But my marketing people said that if we do not have attractive rates in the first two years no one would come to us. So we had to fall in line immediately. So everyone is doing it now and financial innovation takes 24 hours. ....There are two things in this.

If the teaser rates are much lower than the normal rates, borrowers may not have the cash to pay when the normal rates kick in. Secondly, even when we give these rates the quantum of loan is calculated as if the rates are higher ...we don’t want the family to be short of money two years from now. So our eligibility is much lower because we take into account the higher rates. But if suppose in two years time rates become 12-13%, how are they going to pay? Then 8.5% will become 13%

HDFC, LIC Housing under CCI lens for loan pre-payment penalty

Abuse of Dominant Position:

Competition watchdog CCI has brought under its scanner several private banks and housing finance companies, including HDFC and LIC Housing Finance, for imposing penalty on pre-payment of loans.

The Commission, according to a CCI official, is scrutinising a complaint concerning pre-payment penalty from a customer against major home loan players like HDFC, LIC Housing Finance and Deutsche Postbank.

In contrast, public sector banks do not charge penality for the pre-scheduled foreclosure of loans.

The complaint has been filed under Section 3 of the CCI Act that deals with abuse of dominant position by companies.

Although the Commission has yet to take a view on the matter, the official said, if the lenders were found guilty of abusing their dominant position, the practice could be banned across the industry.

Deepak Parekh, Chairman, HDFC on “Affordable housing"

The real agenda for affordable housing has still not been brought to the table!

In his recent letter to shareholders, Deepak Parekh, Chairman, Housing Development Finance Corporation (HDFC) said: "Affordable housing is not about box-sized, budget homes in far-flung places where there is no connectivity to workplaces and little surrounding infrastructure.

Affordable housing has to be able to cut across all income segments and has to make economic sense in terms of proximity to the workplace.

The agenda for affordable housing requires combined public-private collaboration and a strong political will to enforce change.”

According to Mr Parekh, “Developers have recognised that the real demand no longer lies in the premium segment and are, therefore, opting to build smaller, no frills apartments.” But this is a bit of a misnomer. Some correction in prices has happened; developer margins have come off; but real estate prices are still high, he added.

“Developers are now reintroducing one-bedroom apartments which seemed to have disappeared from the market. Further, with interest rate reductions, many who were earlier out-priced are now able to come back into the housing market. While these developments are positive, the real agenda for affordable housing has still not been brought to the table."

HDFC property exhibition - over 1,000 Pune real estate investors visited on Saturday and the same response is expected today, the last day

Happy days are here again!

On Saturday, May 9, 2009, HDFC exhibition was scheduled to open at 10 am at HDFC House, Shivaji Nagar. But Pune property buyers started coming at 9.30 am. By 8.30 pm, more than 1,000 property buyers had visited the exhibition displaying ready possession and early possession properties in Pune real estate market.

At 9 pm on Saturday, when i called Sunil Bhosale, my dear friend and star salesman of Park Street at Wakad, he was very happy and equally tired. Today, he has attended 50 "genuine visitors", means visitor who are serious about buying property. Sunil said, all 22 builders participated in the exhibition must have got the same kind of response.

Current trend in Pune real estate market:

Good news is, this is happening on the third consecutive weekend. It started with PBAP (Credai Pune) property exhibition at Hotel Orchid, Balewadi. On the next weekend, there was Sakal Property exhibition. And HDFC exhibition, this weekend.

Add to it, DSK Vasantotsav, a daring effort for reduce real estate prices (!), which opened on 3rd May. On the first day, as per the "computer register" at the reception of the exhibition, 1,600 families / couples visited DSK Vasantotsav. However, today is the last day of DSK's ready possession properties exhibition. As per DSK's ad in Sakal, if you visit DSK's office on Monday you wont get the discounts offered at the exhibition (!)

Recession and Sentiments:

When i asked Sunil about the expected bookings in this month, he said that May would be better than April. Besides number of bookings, Sunil Bhosale said, the change in the "sentiments of the property buyers" is noticeable.

Customers are arguing less about property rates. If the project is at their preferred location, visitors ask for the detailed information. While talking about property rates, they ask, "Is there any scope of negotiations?" Standard answer to this question is "come to the site and we will see!". (I suggested he should use "please" more often because as per the exclusive news on the TV, even "bhai" of Mumbai underworld has started using "please" when he calls the builder for protection money!)

Property rate negotiations:

From the exhibition, "genuine visitors" prefer to go to the site, on their own. However, majority of the property buyers are not "new property buyers" but "returning property buyers" who had left Pune real estate market. In this exhibition, Sunil saw some fresh blood! Because, HDFC had put it's old data base to good use and had invited their loyal home loan applicants.

"Is this response going to influence property price negotiations?," I asked Sunil. "Yes and No," Sunil said. "In June and July because of the monsoon every year we see less site visits and bookings. So, i will prefer to close the deals in this month itself," adding this, Sunil Bhosale confessed that, "Plus, i have to keep in mind that property buyers don't have a stamina for more than 3 -4 rounds of negotiations!"

Stimulus package: compact homes!

"Are people asking for smaller flats? Compact homes?," i asked. "Yes! They ask for 2 bhks in 800 -850 sq.ft. which will fit in their budget comfortably!!," Sunil gave the expected answer. I realized that this is the end of the conversation. Now, Sunil has started reading the script given by his boss.

For Pune builders, at this point, more than the bookings in "on going projects", what is more important is "interest free finance" from the home buyers. For that they are counting on "redesigned small - compact flats!". This is a stimulus package which will bail them out. To achieve this, i think, Pune builders are using their combined strength for self hypnosis and if possible they try to hypnotize Pune property buyers too. What say you?

If you consider the carpet area, the present flats are already small and compact. Only unreasonable and illogical saleable areas make these flats look big. Isn't it? What say you? (Comments Policy)

Thanks to HDFC for reducing your EMI by 34 rupees for every 1 lakh!

Real estate developers love Renu Sud Karnad!

Real estate developers are not going to miss Deepak Parekh!

They have found a new darling in HDFC. Renu Sud Karnad, joint managing director, HDFC!

Renu not only cares for her business but she cares and supports real estate developers too!

It's very sweet of her to reduce retail prime lending rate (RPLR) by 50 basis points.

Because of HDFC's decision to pass on the benefit of low cost of funding, property buyers who have already purchased the flats are very much happy. Now, they have to pay 34 rupees less for every 1 lakh for the home loan of 20 year tenure.

At the same time, it was very kind of Renu Sud Karnad , to point out that builders have reduced the property rates.

Not only that, Renu has warned the property buyers who are postponing to book a flat.

Joint managing director of HDFC has said,
"If borrowers are waiting for those (builders) who have (already) reduced prices to drop them further, this is unlikely to happen!"
Renu, you are an angle!

Property buyers and real estate developers love you.

Long live HDFC!

Isn't it a pleasure to do business with HDFC?

There are very few "items" which real estate developers and property buyers unanimously love. Actually there are only three items. Vitrified tiles, Jaquar bath fittings and HDFC! Right? You can share your love about Jaguar fittings and we can take it as your affection for HDFC! So feel free to share your love in the comments. (Comments Policy),

SBI’s low loan rates no threat to HDFC - Edelweiss Securities

SBI: 9.92% whereas HDFC: 9.97%

State Bank of India’s special concessional home loan rate of eight per cent may not prove a real threat to housing loan market leader HDFC, which still offers borrowers a lower overall interest cost, analysts believe.

Analysing the cost benefits offered by the public sector lender’s special home loan rate for the borrowers and the competition it poses to HDFC, equity analysts at brokerage firm Edelweiss Securities in a report said that the scheme would not be “a material threat to HDFC.”

While short-term interest savings offered by SBI is “more or less offset by HDFC’s competitive edge” on factors like ease and quality of service and process time, the average interest rate for the full tenure of the loan also works out to be lower in case of HDFC, they noted.

Under SBI’s special scheme, the rate would be fixed at 8% for the first year, while it would increase to 10.25% from the second year for loans up to Rs30 lakh and to 10.75% for loans bigger than Rs30 lakh.

This would give an average rate of 9.92% for loans up to Rs30 lakh with a repayment period of 20 years, as against HDFC’s prevailing lending rate of 9.97% for a similar loan, Edelweiss said.

When contacted by PTI, SBI officials did not respond to the queries on issues raised in the report.

HDFC to charge borrowers for switching bank

Switching Home Loan from HDFC to SBI:

Mortgage giant HDFC has made it expensive for home borrowers choosing to switch over to another bank. The institution has started charging borrowers up to 3% of the outstanding loan if they decide to prepay their loans by borrowing from another lender.

Direct selling agents in the home loan market believe the move is aimed at discouraging HDFC’s existing borrowers from switching over to State Bank of India (SBI), which has stirred the market with a special scheme that offers home loans at 8% for the first year.

Though the SBI loan is loaded with front-end charges like mortgage registration, the 8% interest, which is significantly lower than other offers, has sparked off a slew of enquiries among new and existing borrowers. Indeed, the special scheme has triggered a battle for market share between HDFC and SBI. Recently, HDFC chairman Deepak Parekh had described the SBI scheme as a “gimmick” in a media interview. Watch Video

Always between 0% and 3%?

HDFC officials, however, played down the development. “Our prepayment charges have always ranged between 0% and 3%, depending on how long the borrower has been with us, where the funding is coming from and what is the interest rate on the loan being prepaid,” said HDFC deputy managing director Renu Karnad. She pointed out that this was similar to the condition that banks lending to HDFC insist on. “In some cases the lenders ask for the difference between the contracted loan rate and market rate,” she said.

Hidden Charges?

Since last year, HDFC is charging around 2% if a borrower prepays the loan within three years of disbursement. HDFC has, however, kept part-prepayment up to 25% of a loan amount exempt from such charges. Although the HDFC loan document does not mention the pre-payment charges, the institution, like most other lenders, has been charging around 2% for loans that are prepaid by obtaining refinance from other lenders.

ICICI Bank:

An ICICI Bank spokesperson said the bank charges 2% for prepayment irrespective of whether it is refinanced or foreclosed by the borrower. Together with service tax, the prepayment cost goes up to 2.25%.

Discourage the customers:

HDFC officials said all attempts are made to ensure that customers stay back. If the institution comes out with a scheme offering lower rates only for new customers, all floating rate borrowers who are paying higher rates are allowed to switch to the better rates by paying a 0.5% charge.

"SBI, interest rate from 2nd year?"

However, the new rate offered by SBI is not offered to the bank’s existing borrowers. Under the special scheme, the interest rate applicable from the second year are in line with market rates. If the borrower is eligible for the special scheme formulated by the Indian Banks’ Association, the rates for that scheme will apply.
-The Economic Times

What is your take on switching home loan from HDFC to SBI?

I am sure, you know home loan jargon well.
You are not in two minds about prepaying your home loan.
Keeping in mind that though slightly lower, HDFC is expecting 20 % growth in 2009-'10, can you, please, share your views in the comments about switching home loan from HDFC to SBI.?

HDFC cuts home loan rates in limited offer

Effective from today - for new borrowers:
floating rate - up to Rs 30 lakh - 9.75 per cent and
above Rs 30 lakh - 10.75 per cent

So far, none of the banks have come out with special rates for home loans in the Rs 30 lakh category.

At present, State Bank of India (SBI), the country’s largest bank, offers home loans above Rs 20 lakh at 10.25 per cent and
ICICI Bank at 12.50 per cent.

Public sector banks currently offer home loans up to Rs 5 lakh at 8.5 per cent and loans between Rs 5 lakh and Rs 20 lakh at 9.25 per cent.

Taking a cue from the Reserve Bank of India’s (RBI’s) cut in key lending rates earlier this month, public sector banks had told Business Standard that they would go for another 50-75 bps cut in lending rates in the coming days.
To read more, please, visit - Business-Standard

With this cut floating rate comes down to the same level as it was in 2006 but the property rates are at around 2007 levels!

While housing finance rates have come down sharply (9.75% HDFC) real estate rates are yet to fall in most places. According to lenders at present factoring in the discounts offered by builders property rates are at around 2007 levels.

HDFC brings the interest rates to lowest level in about 3 years!

“As the cost of borrowing has come down for HDFC, we decided to pass on the benefit to our borrowers also,” HDFC Joint MD Renu Sud Karnad told PTI over phone, while adding that the lower rates should encourage more home buyers to come to the market and then the property developers to lower their prices.

Introduces a new slab for sub-Rs 20 lakh

Up to Rs 20 lakh - 10.25 %

Above Rs. 20 lakh - 11.25 %

New rates - effective from Monday

"The advantage of a cut in retail prime lending rates (RPLR) will accrue to all the existing floating rate customers over a period of next three months based on their respective reset dates," HDFC said in a statement.

ICICI Bank:

HDFC's closest competitor in home loans ICICI Bank had earlier in this month reduced interest rates by 150 basis points to 11.50 per cent for fresh loans of up to Rs 20 lakh.

Public Sector Banks:

Public sector banks have already capped the interest rates at 8.5 per cent for loans up to Rs 5 lakh to encourage low-income housing.

These rates would be reset only after five years.

PSU banks scheme is valid up to June 30, 2009.

Pune real estate slowdown - HDFC says correction will not be as drastic as 1996, simply because Pune real estate market is driven by the end user

Nobody can deny that there is a definite slowdown in the Pune real estate market:

Sonal Modi general manager (Maharashtra), Housing Development Finance Corporation Limited (HDFC), said the market sentiments were low, despite strong fundamentals in the city (Pune) with migration and economic growth continuing to fuel demand.

“But what we are seeing now are the first signs of a kind of easing out in the market," Modi said.

Officers at the HDFC said that in Pune, people are not buying because property is not affordable. Unlike other markets like Gurgaon, Delhi or Mumbai, Pune is not as much investor driven. The city real estate market has seen growth because of automobile and manufacturing sectors doing well, besides IT.

“But customers are waiting and watching and expecting a certain rationalisation of prices in the city,” Modi said.

All signs of market correction there, say loan institutions - ExpressIndia.Com
