"Whose city is this?"


Looking at the recently launched projects in Pimpri Chinchwad, i have started wondering, "Whose city is this?".

At Darode Jog Properties Westside County in Pimple Gurav, property price of a 2 BHK Flat was around Rs. 40 Lakhs. In the second phase of Celestial City at Ravet, property price of a 2 BHK Flat was in the range of Rs. 30 to 37 lakhs. Rs. 38 to 40 lakhs was the real estate price range of a 2 BHK Flat in Latitude Wakad. Kalpataru Harmony at Wakad soft launched a 2 BHK Flat for Rs. 50 to 52 Lakhs. Paranjape Schemes opened booking of a 1 BHK Slim Fit Homes at Blue Ridge Hinjewadi for Rs. 25 - 26 Lakhs!

Convinced that if you don't have a budget above Rs. 30 Lkahs there is no place for you in the city and not even in the fringe villages, i requested my friend Sachin Kulkarni of Vastushodh who is planning to launch his 2 BHK Flat for Rs. 20 Lakhs at Kondhawe Dhawade, at the end of Karve Road, near NDA Gate, to reconsider his decision!

Anandgram Yavat, 10 acre Township of 2 BHK Flat for 7.6 lakhs & 1 BHK for 5.5, news

This weekend i visited Anandgram Yavat. My dear friend Sachin Kulkarni, M. D. of Vastushodh Projects, is developing this 10 acre township, Anandgram, at Yavat on Pune Solapur Highway, 35 Klms from Magarpatta City, Hadapsar, Pune.

Besides it's my friend's project, Anandgram is very dear to me. Because Anandgram is developed for those whose monthly income is around 10,000 rupees. Anandgram offers a 1 BHK Flat - 417 sq.ft. slaeable - for Rs. 5.5 lakhs and a 2 BHK Flat - 576 sq.ft. saleable - for 7.6 lakhs. These are the maximum property prices for the flats on the ground floors. If you prefer 3rd floor, you can get a 2 BHK Flat for Rs. 6.4 lakhs and a 1 BHK Flat for 4.6 lakhs (approx)!

Anandagram has tied up with Micro Housing Finance Corporation to provide them home loans. So, you only need an income - not an income proof - salary certificate, income tax returns or even a bank account - many in this income group don't have these papers - to get a home loan to buy a flat in Anandgram Yavat.

Creating possibility to own a home for this income group, i find, quite a fascinating idea. Fact that, my friend, Sachin Kulkarni, is making it possible, makes me very proud - of myself!

This weekend's visit to Anandgram Yavat made me more proud. I was visiting Anandgram for the third time. Last visit was, when Anandgram Yavat was launched. You know? When i visited for the first time, at that point of time, it was just a plot of land, which i visited with Sachin Kulkarni. Only, because, i enjoy going on a long drive in his Mercedes! But, this weekend, i visited Anandgram with Sachin, because, i was curious to see the on going construction of all 17 buildings of 670 flats in Anandgram Yavat.

When i saw that the construction of Anandgram Yavat is going on in full swing, i felt more proud of me, for being a part of my friend's dream. When we, Sachin, Akil Khan and I, were standing on the slab of the building, looking at ongoing casting, Akil Khan, who looks after land purchasing, said, "Who has thought that this will really happen?" All three of us pointed fingers at each others! Oh! This is not done!! We realized. And both of us, - Akil and I - pointed fingers at Sachin Kulkarni, the builder!

"We are professional. We are going to keep on developing ideas. Real credit goes to those who believed in this idea and paid their hard earned money, on time, to make it possible! They - those who booked flats - were sure that this will happen!," Sachin Kulkarni said seriously.

Realizing that my friend is not in a 'thanks giving' but in the analytical mood, I started seriously listening to Sachin Kulkarni, M. D. of Vastushodh Projects Pvt. Ltd. Sachin was talking about the bookings.

At Anandgram local residents of Yavat (and nearby towns), end-users from Pune and real estate investors (from all over) have booked nearly the same number of flats - 125 + flats per type. It means, Anandgram Yavat has not only created an opportunity to own a home but Anandgram Yavat has created an opportunity for those who were never able to investing in real estate. Earning rental income - property appreciation were not their cup of tea - privilege. Now, Sachin said, because of the small ticket size, Rs. 3 to 7 lakhs, they can invest in real estate and prosper!

"Yes, that could be a good tag line," Sachin said.

"Is it possible to create a solution for the young, first time home owner, to buy a flat in his limited budget, in the fringe village of Pune? Very few can afford a 2 BHK for 35 lakhs in Wakad, 2 BHK for 35 or even for 24 - 26 lakhs at Amit' Astonia Royal or Viva Sarovar in Ambegoan. And 1 bhk for 19 - 22 lakhs in Nanded City Pune is not enough!," i said.

"What should be the solution? 2 bhk flat for 20 lakhs?," Sachin asked me.

About "new-found" boom in Pune real estate market

“The prices of properties in Pune have also gone up by 12-15 per cent”

In today's Indian Express, Mr. Rohit Gera, vice-president of Confederation of Real Estate Developers of India (CREDAI), Pune, says that the spurt in demand had prompted many builders in the city to take up new projects, which they had shunned during the downturn. Mr. Gera says,
“In the last couple of years, builders were reluctant to take up new projects. Also, many projects were on a slow pace. But now, with the market showing positive signs, builders have started to pitch in.”

Actually, to prove his point, after the above "intro", Mr. Gera should go ahead and announces the launch of Gera Developments', project of affordable 1 BHK & 2 BHK Flats (489 to 841 sq.ft. carpet area) and shops (shops near Eon IT Park!), Gera's Park View 1 at Kharadi, Pune!! If Mr. Gera does that, all property buyers in Pune will accept the claim of "new-found" boom in Pune real estate market! What say you?

Going GaGa Over Green City, Handewadi Road, Hadapsar, Pune

When will Green City, Handewadi Raod Hadapsar, open new buildings for booking?


What would be the property rate for 1 BHK, 1.5 BHK & 2 BHK Flats in the new buildings?

When will booking of 3 BHK Bungalows open?

Now, for more than a week, home owners and real estate investors in Pune real estate market who want to book a 1 BHK / 1.5 BHK / 2 BHK Flat or a 3 BHK Bungalow in Green City, Handewadi Road Hadapsar, (www.greencitypune.com) are asking these questions to Ms. Smita Belose, Sales Manger, and her team members. Some, who are not ready to accept the answer "Very soon!", were insisting to take their cheques and give them the flats when Arihant Venkateshwara Housing opens the bookings!



For Smita and her team, "huge response" to their project was not an unexpected phenomenon. Because, before the launch of the project, when the site office and sample flat was getting ready, walk in customers, property buyers who were visiting Handewadi Road in Hadapsar, had started going GaGa over Green City.

Looking at the response, Smita and her team started taking bookings and on the eve of launch, all flats in the 3 buildings of Green City were completely booked!

On the day of launch - Sunday, 21st March 2010 - Green City opened first 50 flats at a special launch rate which were booked in a few hours and by the evening almost all flats in all 3 buildings were booked and for more than a week property buyers were asking for new buildings!

After a long time, i believe, any residential real estate project in Pune Municipal Corporation got such a huge response!

Particularly, at such a point of time, when to own a 2 BHK home in Pune Municipal Corporation, you need minimum budget of Rs. 30 lakhs! Means, to get a maximum home loan to invest in a 2 BHK Flat, your monthly income should be more than 40,000 rupees per month! Otherwise, your family has no place in Pune Municipal Corporation.

You are thrown out in a village, which lives at the mercy of Pune Municipal Corporation! A middle class home buyer can't afford to live in a Tata or Bata Home at Undri, drinking mineral water for the rest of his life, or don't have an ambition to give up a job in Hinjewadi and become a Sarpanch of Sus Village!

In new Indian Financial Caste System, if you are earning around 1.6 lakhs per annum, you are born to serve Upper (Financial) Castes.

If you are earning between 1.6 to 5 lakhs per annum - you are free to live as per your choice and income - hand to mouth, salary slip to salary slip, or throw yourself deep into credit card debt - but you have no option, - but to keep on consuming - tooth paste, buy electronics, own and drive a vehicle to consume petrol and, whatever - but keep on consuming - to increase the GDP! To make sure that only - Upper (Financial) Caste - those who earn more than 5 lakhs per annum, - have an option to own a property, - to fulfill the Finance Minister's dream, builders in Pune, started increasing property rates! - So that, minimum budget for a 2 BHK Flat, in a couple months down the line, should go beyond the reach of a person who earns less than 60,000 rupees per month. Amen!

At this point of time, Good Lord!, in Pimpri Chinchwad Municipal Corporation at Wakad "Shonest Tower" and at Handewadi Road Hadapsar in Pune Municipal Corporation "Green City" were last opportunities for the middle class families to live in the city of their dream.
