How to go to Lavasa?

Yesterday evening, Mauli Marne and I were waiting for a bus at Ghotawade Phata. 76 year old Mauli was returning home after spending a morning at his son's home in Kothrud Pune. We were busy debating whether Lavasa should be demolished or not. But, after every 3 minutes we were disturbed by the people asking for the road to Lavasa!
After waiting for 30 minutes and paying 5 rupees for the bus-fair, I got down at Urawade Naka. As per 76 year old Mauli's suggestion, i visited the hotel and asked for the way to Mont Vert Vesta.
How to go to Mont Vert Vesta at Urawade?
When i was trying to enjoy a lukewarm cup of tea, the owner of the hotel told me to walk half a kilometer from Urawade Naka to Pirangut Ghat Road. Stop at the stream which crosses your road. The stream has a crematorium of Urawade on it's left bank and an arch of Shubham Nagari Bungalow Plots on the right. Cross the stream. Walk on Shubham Nagari road for ten minutes and you will reach the site of Mont Vert Vesta!
The hotel owner also warned me that the property rates at Mont Vert Vesta would be around Rs. 3,000 per sq.ft. When i said, "3,000! Isn't it too much?"
"Because it's a residential zone - the builder has paid high rate for the 20 acre land - nearly 2 crore rupees for an acre!," the hotel owner said and tried to convince me that - considering Mont Vert's quality - 3000 is a good rate. "You know what?," he said, "even the local builders in Pirangut are asking for 2200 - 2300 Rs. per sq.ft.!"
"It looks like that you have booked a flat in the pre-launch offer of Mont Vert Vesta!," i said.
"No! Long ago i left Urawade!! I live in Bavdhan - for my children's education. Look at these people...," pointing at the drunk customers, he said.
Sad Song of Life!
The Shubham Nagari road was OK. The sky was full of clouds constantly dripping. It was a depressing dark day. However, walking, looking at the different shades of green, was a pleasure. In less than 15 minutes, i reached near Shubham Nagari Bungalow Plots Project. On my right, i could see the 2 - 3 crore villas in Runwal Housing's "Song of Life County". I took the last turn and reached the main entrance of Mont Vert Vesta.
managing to somehow cover themselves under the plastic sheet, workers were cutting tiles for the main entrance of my favorite builder's exclusive project. I took a promise from them to complete the work on the eve of launch and entered Mont Vert Vesta.
At the main circle, i saw some sort of a sculpture wrapped in plastic. I went near and had a close look at the sculpture. It was a group of 4 - 5 sad human figures. Suddenly, i realized that Mont Vert Vesta was not only a project of bungalow plots. In which you invest for pleasure.
Mont Vert Vesta has 12 storied nine towers. Which will house around 200 flats of 2 BHK. Costing from 27 to 37 lakh rupees each. For the property buyers whose monthly family income is above Rs. 50,000 per month. Who will not 'invest' here by choice. But they are here, at Mont Vert Vesta, 15 kilometers away form Pune Municipal Corporation limits, because they are thrown out of Pune.
Was this happening for the first time? No! In my mind, I went through a long list of recently launched projects in Pune real estate market. From Neo City Wagholi on Nagar Road to Star City at Shirwal on Satara Road and Anant Shrishti at Kanhe, on Old Mumbai Pune Highway, and of course, Vanalika at Pirangut - the budget was in the range of 15 to 25 Lakhs. At least, at the launch! I couldn't find a single project - 15 kilometers away from Pune & Pimpri Chinchwad Municipal Corporation limits - which offered 2 BHK Flats in the price range of 27 to 37 lakhs.
Everyday, i talk to the property buyers who have a budget of 30 - 35 lakhs and are looking for a property in Pune and PCMC! Some have accepted the fact that they have no option but to buy a property in the fringe villages of Pune. Like Sus, Bavdhan Budruk, Ambegaon - Narhe, Undri - Pisoli, Wagholi, Lohegaon or Chakan. But, for the first time, you - whose family income is around 50,000 per month is told to go 15 kilometer away from the border of municipal limits!

Plots r very over priced.They r quoting 1200 per sq ft..i was expecting 400-500 Rs per sq ft price range.......

ReplyDelete@Nitesh:500 Rs per sqt is OK for agriculture plot, but for NA, you will not get a plot less than 70o/800 rs per sqt.

Dear Somebody, your life is more valuable than your insurance policy. Please, don't ask for money. No human being, builder, financial institution, conglomerate or government has that much. Take care.

ReplyDeleteGo to periphery of Mumbai in Kalyan, and you will get lovely plots for 350 psf .... far better than dying in this great robbery at Pirangut
Dear ed., please, consult a lawyer about these 350 per sq.ft. plots and learn basic legalities about land. This will help you to take a learned decision.
ReplyDeleteDear Ravi, As long as the land can be sold for more than it was bought for, and the transaction is a legal one, things should be fine... which is how it is for all these 350 or so psf plots around Mumbai. Appreciation would also be much more than in a far flung place like Pirangut for the simple reason that Mumbai is growing at its periphery and Pune is (relatively) not as much. So any day, the plots in Kalyan or around Mumbai are much more affordable than the land in Pirangut, far far more liquid, and would give much higher returns than this Mont vert or any other similar offering in a place like Pirangut. Yes, Jagdish! Location is right for the first home. If the plan and the price had been better - it would have been "ideal"!
ReplyDeleteits excellent for a second home...scenic to say the least....Montvert is moreover a fantastic builder....we own a flat at seville and have booked another in vesta after reading ur review,,...thanks...keep up the good work sir......:) :) :).....btwn 350/sq fet near kalyan is unlikely to be legal in all aspects.....

1. Mont Vert Vesta's Location is very good but in the main entrance there is a "SHAMSHAN BHUMI" in the left hand side of the entrance .We strongly believe that there should not be any "SHAMSHAN BHUMI" while entering one's home.Whenever we will enter into our home or we will go to our work or somewhere we will have to see the "SHAMSHAN BHUMI" everytime.
2. The "SHAMSHAN BHUMI" should be taken to somewhere else so that the Persons who have bought home in Mont Vert Vesta, Urawade - Pirangut do not have to face this everytime.
3. As it is believed that seeing a "SHAMSHAN BHUMI" while going out or coming to the home is not good .
4. I pls kindly request Mont Vert Vesta Team to take action and change the place of "SHAMSHAN BHUMI" to somewhere else.
5. We should not everytime see this "SHAMSHAN BHUMI" again and again.
6.As children will also stay in the premises and they may come in contact of "SHAMSHAN BHUMI" and if they see what is going on the "SHAMSHAN BHUMI" then they obviously will get frightened .
7. And elder peoples also will be frightened by seeing the on going things in the "SHAMSHAN BHUMI".
8. It should be removed from there at any cost because its just in the entrance of Mont Vert Vesta .
