Regency Meadows Dhanori News - last few 2 BHK & 3 BHK Flats available!

When i found out that couple of projects are coming up in Dhanori, i was curious to know about the availability at Regency Meadows.

All these upcoming projects in Pune real estate market are of compact budget flats. Which, i feel, are not an ideal first home for an young Indian. Who has proved his mettle. I believe that, young first time home buyer deserves more than what Pune real estate market is offering.

Something like, Regency Meadows has offered, at an upcoming location of Dhanori. A 2 BHK or 3 BHK Flat of comfortable size, 1100 & 1400 sq.ft., quality construction, with an attractive amenities. Good value for your money. Even at the property price of Rs. 32.5 to 34 lakh for a 2 BHK Flat and Rs. 41 lakh for a 3 BHK Flat. At the current property rate of Rs. 2,525 / 2,625 per sq.ft.

When i found out that, a few almost ready for possession flats are still available, i thought, Regency Meadows Dhanori would be a tribute to first time home buyer in Pune real estate market. May be the last tribute. With lots of respect and admiration.

Krome Builders' upcoming project of affordable 1BHK and 2BHK flats at Dhanori, Vishrantwadi, Pune - updates from the builder

Thanks for the enquiry.

The project is situated in Dhanori, near Vishrantwadi, Pune. This area is close to the airport (1.5 kms); 5 kms from Kalyani Nagar; 6 kms. from Koregaon Park , 7 kms from Railway Station. Just 2 minutes walk from veg. markets and sundries. Prominent schools & colleges like The Bishops School & Symbiosis are withinn driving reach.

The entire project is spread across an area of 4 acres.

The flat sizes will be approx. 300 & 450 Sq. Ft. (with one balcony) for 1 BHK + 600 & 750 Sq.Ft. for 2 BHK (with one balcony) (+/- 5%). We have also planned Attached Garden Flats on the Ground Floor.

The Amenities planned for are: Jogging Track, Party Lawns, Senior Citizen Parks, Landscaped Liesure Areas, Childrens Play Area Park , Swimming pool, Community.

The Specifications planned for are: Vitrified Tile flooring, Ceramic anti-skid tiles in terraces and bathrooms, Designer tiles & Sanitaryware in all Toilets, Black Granite Top Kitchen Platform with S.S.Sink, Aluminium sliding windows with safety grills, Concealed Copper wiring with circuit breakers. TV/Cable & Telephone point in Living Room, Branded Switches etc. etc.. etc.....

In the third week of September look out for BIG ads in all newspapers for the launch of our new project at Dhanori, Vishrantwadi, Pune. Rate at the time of Launch (around the 3rd week of september 2009) is Approx. Rs. 2251/= per sft. (+/- 5%). The initial payment shall be 15% of the cost of flat ++ amount and Balance paymnts as per progress of the project. Registration of Agreement is Mandatory within 30 days.

Meanwhile, we are coming with a small pre-launch in 2 or 3 week of aug for only a day. All enquiries received on mail (2646) and sms/email (7884), will be given a preference for the FIRST PRE-LAUNCH RATE of Approx. Rs. 1951/= for the 1st 84 apartments only. The initial payment shall be 25% of the cost of flat ++ in this case and another 25% at the time of launch (around the 3rd week of september 2009) Balance paymnts as per progress of the project. Registration of Agreement is Mandatory within 30 days.

Regency Meadows, Dhanori, offers 2bhk flat (1155 sq.ft.) for 28.70 lakhs & 3 bhk flat (1415 sq.ft.) for 33.5 lakhs (all inclusive)

Property rate Rs. 2,150 sq.ft.

I liked this ad published in today's Sunday Times (!) for three reasons.

First, it was not about so called expensive "affordable homes".

Second, i liked the head line, "Pay less. Gain more."

Third, Regency Meadows is developed by Regency Group. Long time ago, when i was in real estate advertising, Regency Group was my client. I have done lot of work for their first project in Pune, Flower Valley at Wanawadi. At that point of time, i was very much impressed with their construction quality and finishing.

I have not visited Regency Meadows, but i assume Regency Group must be following their policy of delivering "good home at a competitive price". Because this policy helped them to enter and grow in Pune real estate market in the last slow down!

When i asked Sunil, salesperson at Regency Meadows, what he means by "pay less"? He said that in Vishrantwadi property rate is around Rs. 2,500 per sq.ft. but at Regency Meadows only Rs. 2,150 per sq.ft.

He was referring to Vishrantwadi and not to Dhanori, still i didn't argue because we have to encourage the spirit of competitive pricing in Pune real estate market.

Because all of us wish for reduced property rates. Not for the reduced size of a flat. Right? What say you? (Comments Policy),
