Rahul Park Warje News - Available! A few ready possession 3 BHK Flats for Rs. 59 lakhs

Property Rates at Warje, Kothrud annexe, Pune:

The other day, after visiting Oval Nest, i stopped at Rahul Park, Warje, to chat with Sunil Marathe (91 99218 26807). Obviously, i wanted to update myself about the availability and property price at Rahul Park.

Like all 'on site real estate salesmen' in Pune, Sunil wanted me to tell him news and gossip about Pune real estate market. Particularly, on that day, about Oval Nest Warje (www.srkdevelopers.in), which had opened bookings of their 2nd phase at the property rate of Rs.3,750 per sq.ft.

Reviewing Oval Nest in brief, i started the conversation and felt like asking him to take "Oval Nest Challenge". But i controlled myself. We real estate salespersons, you wont believe - but it is a fact, give more importance to the "type of a customer" than the specification, amenities and property price of the project we sell.

In marketing terminology it is called "psychographic profile of a buyer". A real estate salesmen knows that a certain "type of a property buyer" would only buy his property. That's why, every real estate salesman develops a sense of guessing, in a few minutes, whether you are his "type of a customer" or not - would buy his flat or not!

Between us - Sunil and i, we immediately agreed that, the property buyers of Rahul Park and Oval Nest, are not of the same type! They may have the same budget, may prefer the same location - Warje, but are entirely of different types.

Certainly, it was my responsibility to define the type of buyer of Oval Nest. Thanks to my Canon Power Shot A480! I showed Sunil the photograph, (given below), i had shot a few minutes earlier at Oval Nest.

Coming Soon! Rohan Builders' Bavdhan project!!

Bavdhan, an extension of Kothrud:



Yes. It's a fact. Rohan Builders hasn't yet launched their Bavdhan project. But, now, in a month's time, Rohan will, mostly, launch. If, in a couple of weeks, third time revised floor plans are approved by the authority.

Now, Rohan's project in Bavdhan will have only two building. Basement + stilt + 11 stories buildings will face each other, keeping lots of distance in between for a garden and amenities.

Rohan has dropped the idea of a 1 BHK Flat. Only mid size 2 BHK & 3 BHK Flats will be offered in Bavdhan project. Here 2 BHK Flat would have a saleable area around 950 sq.ft. and 3 BHK Flat would be around 1300 sq.ft.

Certainly, now, new and revised property rates of Rohan Builders' project would be above Rs. 3,100 per sq.ft. So, property price of a 2 BHK Flat would be around Rs. 33 - 35 lakhs and Rs. 43 - 45 lakhs of a 3 BHK Flat.

At site, in Bavdhan, Rohan has already started digging the foundation of the two buildings. However, Rohan is not going to make a new sample flat, as per the new revised floor plan. They are going to use the already constructed sample flat, made as per the old and now discarded floor plan of a cozy 2 BHK Flat.

After the launch, my inside source said, if property buyer raises any objection about the property rates and floor plans, he will be requested to lock himself in this sample flat. After spending a few minutes inside this flat, reading Rohan Builders' world famous Price Protection Scheme for more than 100 times, their research has proved that, you would be very much convinced about Rohan Builders' offer! Have a look at this sample flat, which, i am sure, you will never visit!

A short visit to Shagun at Kiwale, near Ravet

Real estate projects on old Mumbai Pune Highway:

On new year's eve, i went to Ozone Park. Weekend bungalow plots' scheme near Kanhe Phata, Talegaon,which my friends are developing. While driving on old Mumbai Pune Highway, i managed to convince my friends to let me visit at least one project. My friends agreed but for me it was quite tough to select 1 out of 3 interesting real estate projects in Pune real estate market.

1) Sidhivinayak Group's Vision Woods which offers 1 BHK Flat for Rs. 6.66 lakh onwards and 2 BHK Flats for Rs. 8.88 lakh onwards at Talegaon.




2) Namrata Group's Flora City where you can get a Vertical Bungalow, a Twin Bungalow and a Row House!




3) SS Landmarks' Shagun at Kiwale, a joint venture of Shewani Properties and Shroff Group.

Kiwale - an extension of Ravet, Pradhikaran:



I chose Shagun at Kiwale!

First, I tried to convince my friend Abhay Firake by comparing Kiwale with Bavdhan. I told him that after the launch of Celestial City, Kiwale has become an extension of Ravet. Just like Bavdhan is an extension of Kothrud. Abhay liked the idea. But he said that, considering the development has just started at Ravet, we can visit Kiwale on next New Year's Eve!

1 BHK Garden Flats & Row Houses!

My second attempt was to show him the website of Shagun. So i fired my laptop and opened www.shagunworld.com

Abhay liked the Hot Air Balloon on the home page. ( He is planning to have one at Ozone Park! ) So, i told him that Shagun at Kiwale has almost ready possession 1 bhk garden flats and row houses.

Appreciation of a Real Estate Investor:

I told Abhay Firake about the "attractive" property rates at Shagun. I tried to convince Abhay that since he is developing Ozone Park, a weekend bungalow plots' scheme, he should show his admiration for a property buyer of Shagun at Kiwale.

Hinjewadi - near or far away?

I tried to convince Abhay that you need to think out of box, you should be little adventurous and need a vision to pay Rs. 2,350 per sq.ft. for a flat or Rs. 2,550 for a row house, just 10 minutes away from Hinjewadi but at an unconventional location in Dehu Road Cantonment, near Lekha Farms on old Mumbai Pune Highway.

Investing in Shagun at Kiwale:

At last, Abhay realized the importance of showing respect for the "Spirit of Adventure". We stopped at Shagun at Kiwale. Visited almost ready for possession 1 BHK, 2 BHK & 3 BHK Flats ( 4 - 5 months ) and Row Houses ( Diwali! ). It was a short and the last site visit of 2009. If you have a look at these photographs, you will agree with Abhay that it was sweet of me to convince him to visit Shagun at Kiwale!




Property Prices at Shagun at Kiwale:

When i visited Shagun, Mr. Siddhu, sales in charge, 91 98901 89984 was not at site. But Mr. Harish Singh, site engineer, 91 95611 17775 showed us the sample flat. It was furnished and quite well done. I couldn't talk to him much but i took his photograph, collected the brochure and property rates and budgets. Have a look:
