Anandgram Yavat Celebrates "Possession"!

Who is more happy - The Builder or The Home Buyers?

On Wednesday, 19th October 2011, I attended "Anandasohala", Celebration of Possession of Anandgram Yavat (www.anandgram.co.in). Assuming that she would enjoy the entertainment part of the celebration, i invited my sister too. "You will have a great time! Best chairs in the auditorium are reserved for us!! The builder of Anandgram, you know, is my dear friend!," I promised her.

However, even before the celebrations began, i realized that inviting my sister was a big mistake. Instead of enjoying the satisfaction of realization of a dream, which i had shared with Sachin Kulkarni, my dear friend and M. D. of Vastushodh Projects (www.vastushodh.co.in) - developers of Anandgram Yavat, i was paying attention to my sister. Answering her questions and making sure that she was not 'bored'.

For example, when Sachin and Nitin Kulkarni felicitated Mr. Umesh Babar, the chief engineer of Anandgram Yavat, my sister asked me, "Both of them look so young! How old are these brothers?" "Yes, they are in their thirties and are happily married," pointing at Mrs. Sachin & Mrs. Nitin Kulkarni, i said.

When their parents handed over the keys of the flats to the homeowners of Anandgram, my sister asked, "Do they have only 2 sons or is there a third one too?" "Only 2! And Nitin has a school going son," I said in a sad tone.

At the end of the audio visual presentation of Anandgram Yavat, a big and long round of applause in the auditorium made me completely sentimental. Holding my hand, my sister asked, "Ravi, at this point of time, in this auditorium, who is more happy? The builder or the home buyer?"

"Both! Because, both were sharing the same dream - dream of a home in Rs. 4 to 10 lakhs!," I said.

"I would like to see the financials and business model of Anandgram. I was always curious to know why IL&FC, a leading private investment company, decided to invest in Anandgram," my sister, who is a finance manager of a big IT company, said and added that she wouldn't mind being with me till the end of "Marathi Bana", the entertainment part of the celebration of possession of Anandgram Yavat.

Where is 'Next' Anandgram 'Coming'? Someone, who wants to invest in real estate - without taking a home loan - asks me everyday.

You know? Initially, i used to ask the caller, whether he has visited Anandgram Yavat and Anandgran Talegaon Dhamdhere.

But, now, if the caller is an investor, i ask him whether he has invested in Anandgram Yavat or Anandgram Talegaon Dhamdhere!

What would be a suitable location for you? I ask the caller if he wants to own a home.

Because, now, i have realized that, those who ask about "Next Anandgram", know all about Vastushodh Projects' well planned township of 1 Room Kitchen, 1 BHK & 2 BHK Flats, in the property price range of Rs. 4 to 10 Lakhs.

Generally, Anandgram is located in a satellite town of Pune - mostly, 30 -35 kms from the border of Pune Municipal Corporation. Like Yavat on Solapur Road & Talegaon Dhamdhere on Nagar Road.

Anandgram always has a good connectivity and enough water.

And you can own a home in Anandgram, even if you don't have an income proof, tax returns or a bank account. Thanks to Micro Housing Finance Corporation Limited (“MHFC”), for providing home loans for the people who earn around Rs. 10,000 to 15,000 - but, don't have necessary documents to get a loan from private or nationalized banks and housing finance companies.

If i feel that he hasn't realized the importance of this development, then i tell him that IL&FS is promoted by the Central Bank of India (CBI), Housing Development Finance Corporation Limited (HDFC) and Unit Trust of India (UTI).

It means that, the "Next Anandgram" would be bigger than 10 acre Anandgram Yavat and Anandgram Talegaon Dhamdhere. It means that the "Next Anandgram" will have more number of flats than 600 flat Anandgram Yavat & Anangram Talegaon Dhamdhere.

"Can you guess the size and number of flats "Next Anandgram" would have?," now, it's my turn to ask the question!

"Can't imagine! Ravi Karandeekar, you know all. Sachin kulkarni is your dear friend!," the smart caller knows how to make me talk.

"Who knows? Not yet finalized!! But, you know what? "Next Anandgram" - may be - as big as - 150 acre - Paranjape Schemes' Blue Ridge and Megapolis in Hinjewadi!! But, for sure, "Next Anandgram" would be the first 100 + acre integrated township of more than 10,000 affordable homes - in the property price range of Rs. 4 Lakhs to 10 Lakhs - in India!!," i only give him general idea. I am smart too!

"Wonderful news! Congratulations to you!! But, where's the location?," the caller wants specific information! I take a deep breath and think.

Should i talk about my recent visits with Sachin Kulkarni to a few under-consideration 100 + acre sites for "Next Anandgram"?

Should i show the photographs of these convenient and beautiful under-consideration 100 + acre sites for "Next Anandgram"?

These 100 + acre townships take a lot of time to get all the necessary sanctions and permissions. More than 12 months! So, isn't it too early to talk about the "100 acre Anandgram"?

Who knows? In the mean time, Sachin will launch 10 acre Anandgram or may be the next Urbangram at Warje!

One has to be very careful while talking with the stranger.

"Anandgram" - new investment destination in Pune real estate market!

It's unbelievable but it's true! "Anandgram (www.anandgram.co.in)", Vastushodh Projects' affordable township of 1 room kitchen, 1 BHK & 2 BHK Flats in the property price range of Rs. 4 to 10 Lakhs, has emerged as the new investment destination in Pune real estate market!

This weekend, Punekar real estate investors stormed Anandgram Talegaon Dhamdhere on Pune Nagar Road, approx 38 kms from Pune railway station. Overwhelmed with the response, at some point of time, Nitin Kulkarni, Director, Vastushodh Projects, asked the visiting group of workers in uniform, "Where are my industrial workers in Koregaon Bhima, Sanaswadi & Ranjangaon? Look around! Why are you, for whom i am developing Anandgram, less in numbers than these investors from Kothrud, Sinhgad Road and Chinchwad?"

You know what? When some Pune real estate investors found out that Anandgram Yavat has almost ready for possession properties in the price range of Rs. 4 to 8 Lakhs, instead of booking in Anandgram Talegaon Dhamdhere - they opted for Anandgram Yavat!

Mr. Sachin Kulkarni, my dear friend and M.D. of Vastushodh Projects, was feeling honored. Huge response from middle class Punekar real estate investors was, for sure, a token of appreciation of his revolutionary concept "Anandgram".
