When i reached the site of
Windsor County (www.windsorcountypune.com) on the hairpin bend of Katraj Ambegaon Road,
Sagarika Ghatge, "Preeti Sabarwal" in
"Chak De! India", was already there. "Oh! What a popular actor!," looking at the crowd, i said to someone who was struggling to enter the pandal along with me.
"I am here for the
special launch offer of Rs. 3,951. Not for any actor!," the property buyer said and asked a sales executive, "Are first 25 flats booked? Is offer on?"
"Almost 20 are booked! Look...some 15 are in the process - you can get a special discounted rate - if you act fast! - what is your requirement?," the sales executive said.
"2 BHK!," the property buyer with the fighting spirit said.
Since, all tables were full, the sales executive requested us to crowd around him,and he started giving a 'standing' sales talk.
Cutting his explanation of the property prices at Windsor County, the property buyer, with the fighting spirit, ordered the sales executive to first accept his booking cheque of Rs. 1.5 Lakh for a 2 BHK Flat and confirm his booking in the first 25. Writing a cheque, he said, "Finalizing a flat is just a formality! We can do it later on!!"
"How can i accept the cheque without the flat number? There are 3 types of 2 BHK Flats in the property price range of 36 to 42.5 Lakhs!," the sales executive said.
"Suggest me the best in 41 - 42 Lakhs. Whichever is available is fine with me!," the property buyer with the fighting spirit said.
"Think again! It would be impossible to change the flat - later on!!," the sales executive said.
"No issues. You suggest - i accept - no issues!," the property buyer with the fighting spirit said.
Suddenly, there was an announcement on the public address system. All were requested to remain silent for a moment. The speaker said, "First 20 flats are already booked. Only 5 are left available at the launch property rate. However, as per the request of our chief guest - Sagarika Ghatge - every property buyer who is in the pandal is going to get the special launch offer rate! Chake De - Windsor County!"
"Chak De - Sagarika!," the property buyer with the fighting spirit shouted and asked the sales executive, "Who is Sagarika? Whatever - let us finalize the flat number!"

Pigeon holes with pathetic layout

ReplyDeleteThanks Ravi. I am glad that you are advising your readers to target on ready-possession flats. My understanding of this RE business is very poor. The land seems to be fairly expensive. COnstruction cost is not cheap and I do beleive that Rs 4000 per sqft is a fair price...even on the outskirts. At the same time, I don't understand how consumers can really afford a 50 lakh dwelling with salary of 10 lakhs per year. I suspect that double digit inflation (coupled with corresponding salary increments) will make these house look ridiculously cheap in next 10 years or so. I also think that rapid urbanization with a large number of RE-deprived Indians will keep RE demand sustained.
ReplyDeleteI see well to do and intelligent people assume that RE (and Gold) are the greatest investments because your investment will never become zero (as opposed to other asset classes) and they also underestimate risk of delayed projects....and of course, nobody seem to care about illiquid nature of RE investments.
SOme areas of Pune (such as Pimpale Saudagar) have undergone a complete change in last decade and my opinions/predictions about RE have been proven wrong for last several years...but at this point I beleive that ready-possession flats are the way to go and booking in pre-launch offer may turn disastrous by the end of this year or early next year. Let's see what happens.
