"Investors or genuine home-buyers?," pointing at the visitors, I asked Mr. Vikrant Shinde, Sales Manager of River Residency.
"At River Residency - we have - almost - 80 per cent - actual home buyers!," very proudly Vikrant said and took me to the site.

The first phase of
River Residency is sold out, construction is complete and possession is going on. The current offer of 'free furniture & white goods' is for the under construction second phase. An incentive for the flats on the higher floors. The possession of these flats is in 18 months.
The 2 BHK & 3 BHK Flats in this second phase have bigger areas & budgets. An approximate all inclusive property price of a 2 BHK Flat - 627 sq.ft. Carpet + 94 sq.ft. Terrace - is Rs. 43.29 Lakhs. And a 2 BHK Flat - 642 sq.ft. Carept + 104 sq.ft. Terrace - goes for approx Rs. 44.66 Lakhs. Whereas, an approximate all inclusive property price of a 3 BHK Flat - 785 sq.ft. Carpet + 99 sq.ft. Of course, this time, my main interest was not the property prices or planning at
River Residency. I wanted see the progress of construction. From the bridge on Pune Nashik Highway, River Residency between the sky full of clouds and Indrayani River full of water was looking romantic. On the rainy afternoon, from Dehu Alandi Road, River Residency was looking imposing.
But you know what? The River Residency is more 'beautiful' than it's looks. Now, the first phase is ready. Main entrance is impressive. Welcome fountain looks beautiful. The under construction podium looks huge. When the clubhouse, landscape and children's play area will be complete - I could imagine - the fun & joy of living at River Residency. Driveways are really wide and safe. From the podium, I could see the huge open space and feel the privacy this first and second phase offers.
Pointing at the windows, Vikrant said, "This glass not only offers more privacy but reduces consumption of electricity too!" and told me about benefits of GRIHA - Green Rating for Integrated Habitat, a national rating system for Green Buildings - the residents of River Residency will enjoy - more quality life and less taxes!
Now, the development of infrastructure - rainwater harvesting, water treatment plant, sewage treatment plant, waste treatment system and solar water heating systems - is at an advance stage or almost complete - said Vikrant.
To have a good view of the development of River Residency and it's neighbourhood, Vikrant took me to the top terrace of the building. Yes, the view was amazing. I was impressed. No wonder, I said, "Vikrant, I fail to understand - why are you offering freebies - furniture & fridge?"
"But, who is buying a flat at River Residency for furniture & fridge?," said Vikrant.
