However, accepting the fact that most law abiding Indians don't know the law, D S Kulkarni Developers take pains to explain the property prices in a common man's language of 'saleable area'. But, you, all my dear readers, are more intelligent and more educated than the common man in India. So, can i be legally correct and use carpet area while writing about 1 BHK Flats in DSK Meghmalhar Phase 2? Right?

One with the entrance lobby (428 sq.ft. Carpet) and other without (411 sq.ft. Carpet). Obviously, the carpet area of a 1 BHK Flat with the entrance lobby is more. Otherwise, the room sizes of these 2 types of 1 BHK Flat are the same - Living+Dining 10' x 14', Kitchen 8' x 8', Bedroom 10' x 10'. Considering the cost and convenient location in a large floor lobby, i will prefer the 1 BHK Flat without the entrance lobby (411 sq.ft. Carpet)!

Property price of the 1 BHK Flat in "A B" wing depends on factors like - floor number, view, size of the terrace & whether it is attached to living or bedroom. Minimum all inclusive property price(Basic cost + Stamp Duty + Registration + Service Tax + VAT + Common Maintenance Charges) of a 1 BHK Flat - 411 Carpet + Dry Balcony + Terrace is Rs. 26,58,000. And maximum is Rs. 27,86,000. Only.
Whereas, the minimum all inclusive property price of a 1 BHK Flat - 428 Carpet + Dry Balcony + Terrace is Rs. 27,49,000. And maximum is Rs. 29,11,000. Only.

ReplyDeleteWhy are you so sarcastic about this Ravi? Did you not read their ad in Sakal on the day of launch? If you don't book it by this weekend, you will miss the bus. What are you going to do then? The rate they are asking is of all the ready amenities they have...from Peethachi Girni to School.
Do you think these prices are too unrealistic? What about the big brand name of DSK?
Personally I have always found DSK homes to be on higher side. I am not going to talk about quality as I have no first hand knowledge of that.
But its always great to follow your blog to see what is current market price around the city.

ReplyDeleteYes that is a bit costly when the rate of 80% complete Megapolis Smart Homes in the heart of the IT park is 3400 p/sft, this rate of 3900 for a possession 2.5 years later is definitely high for that location. Perhaps those who missed the UrbanGram bus nearby, would consider this one, but the layout isn't too fascinating. When a 1 BHK costs near 27-28L, I won't expect to have 5 more apartments on the same corridor!
Overall, I think DSK does deliver good on his promise in general, but Vishwa never pleased me. I guess the growth DSK envisioned, was too far fetched for that part of the woods. All the authorities are just too ignorant about Sinhagad road.
I don't know why you saying these rates are good?? Too much, too much cost for parking.. Why you liked this?
