On the rainy morning of Saturday, Sachin Kulkarni, M. D. of Vastushodh Projects Pvt. Ltd. (www.vastushodh.co.in) and developers of AnandGram (www.anandgram.co.in) & UrbanGram (www.urbangram.in), welcomed me at the site of UrbanGram Chakan.

Thanking me for sparing my valuable time, Sachin gave me a brief intro of the project and took me to the venue of Bhoomi Poojan. Taking my seat in the beautifully decorated pandal, I said, "This is too much - please, stop treating me like a VIP. After all, we are old friends!"

Till Mrs & Mr Sachin Kulkarni started performing Bhoomi Poojan, every member of his family proved that all of them are perfect hosts. So, I didn't notice that the pandal was almost house full until someone sitting at my table asked me, "I am in C. Which is yours?"

"I don't know!," I gave my favorite answer and asked him, "How did you find out about C?"

"I received the call. I went to the office. Since, i was amongst the first few - got the flat of my choice - in the C Building!," he said.

"But, why did you receive the call?," I asked.

"Because, I applied for a 2 BHK Flat for 20 Lakhs at UrbanGram Chakan in Vastushodh Gruhsandhi Yojana. After the scrutiny - my application was short listed - so, they called and allotted the flat!," he said.

"Lucky you!," I said and got up.

Pretending to be a photographer, I went to every table in the pandal. Introducing myself as, "C Building" and asking, "Yours?" Stopping only to take a call from my friend. Who wanted to book a flat. Coming out of a pandal, I asked him, "What is your budget?"

"Not much - say - 20," my friend said.

"Well - well! Now a days, if your budget is around 20 - 25 lakhs - you apply for a flat. After the scrutiny - if your application is short listed - you are allotted a flat - those who are allotted - are invited for the Boomi Poojan Ceremony - this is the new way of buying a property in Pune real estate market!," I told my friend.

"But - where to apply?," my friend asked.

"Good question! However, - when to apply - would have been better!," I said.

"OK. When to apply?," my friend said.

"May 2013!," I said and requested him to call me some other time. I needed sometime to accept that I was not the guest of honor at UrbanGram Chakan.

After the inauguration of "Vastushodh Gruhasandhi Yojana", I expressed my unhappiness about the Pre-launch offer of UrbanGram & AnandGram, once again.

I told Mr. Sachin Kulkarni, my dear friend & M. D. of Vastushodh Projects (www.vastushodh.co.in), "This is not right. You are my friend. How can you launch an offer when i am not in a position to blog about it?"

But today, when i saw that - out of 10 most popular blogs - 3 are about Vastushodh, I felt that Sachin Kulkarni has saved my face by launching the pre-launch offer of 4 to 30 Lakh Homes when I was not in a position to write because of the cataract surgery.

However, that day, I didn't sopped at complaining. I said, "One more complaint. Before the launch of UrbanGram Kirkatwadi, you offered the pre-launch offer only for your customers and for those who couldn't book at UrbanGram Kondhawe Dhawade. Remember? I had to request, pursue, & beg you to let the readers of my Ravi Karandeekar's Pune Real Estate Market News Blog to book in the pre-launch offer of UrbanGram Kirkitwadi. Now, suddenly, you are offering it to all and anybody. Why? What is the 'true' intention behind the pre-launch offer?"

"Intention? No. Collecting interest free booking amount - is not an intention of "Vastushodh Gruhasandhi Yojana". The application money - 25,000 & 50,000 rupees - and the terms & conditions - are enough to convince you that it's not a fund raising activity. And, let me tell you that - i have already made payments to the landlords. So, it's not about the money at all.," Mr. Sachin Kulkarni said.

"OK. Fine. Then - why? You know - I am completely against "pre-launch offer". It's nothing but fooling naive property buyers," I said.

"Mr. Ravi Karandeekar, please, tell me - Which pre-launch offer gets maximum response? What is a secret of success of a pre-launch offer?," Mr. Sachin Kulkarni asked.

"Location! Wakad - Wagholi - Baner-Sus!! Some unscrupulous builders in Wagholi & Baner-Sus have taken Pune property buyers on ride for more than an year!," i said.

"Or - you have to be a big builder! Instead of officially announcing a pre-launch offer - a big builder in Pune can 'launch' a project - without all necessary sanctions - and then take more than six months to register the agreements!!," I added.

"It means that you can see my honest intention of offering opportunity & options - and still - you are wondering about...," Sachin Kulkarni could not complete because - a young man grabbed his hand and said, "Thanks for the offer - I have applied for Pirangut - because, i work in Hinjewadi - It's good to see that there is at least one builder in Pune who offers a home at a right price!"

Looking at me, Sachin Kulkarni said, "Did you get an answer?"

"Yes! Now, let me go and see how Pune home buyers are investing in the right price property!," i said and visited overcrowded basement of Vastushodh's office. Have a look at a few photographs, i could shoot in that crowd.

(Press Release) City based Vastushodh Projects Private Limited, a leading real estate company, known for its popular housing brands ‘Anandgram’ and ‘Urbangram’ formed to provide housing for lower and middle income group has launched ‘Vastushodh Gruhsandhi Yojana’, a special initiative that will offer customers with an unique opportunity to choose their dream home from over 2000 homes spread across five new locations in and around Pune and that too with the benefit of Pre-Launch rates.

This was announced by Sachin Kulkarni, Managing Director, Vastushodh Projects Private Limited during a Press Conference held in the city today. Nitin Kulkarni, Director, Vastushodh was also present on the occasion.

“Our effort of providing a concrete solution to housing needs for lower and middle income group staying in the urban areas has received splendid response from Puneites and all our previous housing projects under ‘Anandgram’ and ‘Urbangarm’ got sold out in just few days from day it was launched. To fill this need gap and to provide more options to home buyers from this category we are starting this scheme, which will offer the benefits of pre-launch rates along with the time required to make the home buying decision”, said Sachin Kulkarni.

Under this scheme applications can be made for homes at locations like Kondhawe Dhavade, Chakan and Pirangut for ‘Urbangarm’ and for the locations at Talegaon Dhamdhere (Nagar Road) and Vakhari (Chauphula on Solapur Road) for ‘Anandgram’.

‘Urbangarm’ is housing project that comes on the outskirts of Pune with all amenities ideally suited to urban life style in the range of Rs.15 to Rs.30 Lacs, most appropriate for middle income group . Whereas, ‘Anandgram’ is suited for the customers from lower income group having a budget between Rs.4 Lacs to 15 Lacs with all required basic amenities. ‘Anandgram’ generally comes up at locations that are little away from the city but are well connected with the city.

All that one needs to do is to read the scheme details carefully which would be available on the company website www.vastushodh.co.in from May 1st, get the application form available at any Cosmos Bank branch fill it with the required details like the preferred location and preferred size of flat and then submit the same either at Vastushodh Office in Kothrud or at any Cosmos Bank Branch along with the cheque of Rs.25000/- for ‘Anandgram’ and of Rs.50000/- for ‘Urbangram’.

The scheme would be run between May 1st and 15th.

All those customers who have completed the applications procedure would then be called and shall be allotted the flats of their choice and their preferred location on first come first serve basis in the next three months time starting from May 15th.

Those customers who do not wish to book the flat due to personal reasons or due to not getting the flat of their choice due to more number of applications after completing the application procedure shall get the refund of the amount paid by them with the application form by August 15th.
