I took Narveer Tanajiwadi - Ambegaon PMPML bus to Venkatesh Lake Life. For 10 rupees this bus gave me darshan of Shaniwarwada, Dagdushet Halwai Ganpati, Mahatama Phule Mandai, Swargate, Satara Road & Katraj.

When I got down & started walking on Dattanagar - Jambhulwadi Road, I saw the advertising balloon of Lake Life above the flyover on Mumbai Bangalore Highway. This reminded me of a joke while Viva Sarovar at Jambhulwadi Lake was launched - If You don't book Today - Tomorrow you have to go to Shirwal! Today, for a fact, those who have limited budget are booking in affordable housing projects at Khed Shivapur, Nasrapur, and Shirwal!!

Looking at the unplanned growth without any proper infrastructure on the both sides of the road, I admired Mr. Ankush Asabe for developing Lake Life for the actual home buyers.

Otherwise, recently launched Lake Shire has demonstrated that investors & second property buyers are easy kill for making a quick buck. What you have to do is just keep the bets small - 1 BHK - Rs. 21.5 Lakh Onward & 2 BHK - Rs. 35 Lakh Onward - and romanticize the location - near Jambhulwadi Lake!

But, Mr. Ankush Asabe took the tough road. Mr. Asabe didn't go for what is easy to sell. He planned Venkatesh Lake Life for the actual home buyers. A 1 BHK for 28 - 29 Lakh & a 2 BHK for 46 - 48 Lakh.

Though within budget, for a home buyer, it's not an easy decision. Actual home buyer has to accept that this is the best option in his limited budget.

Accepting reality is not easy. When you have a budget of 30 lakh for a 1 BHK & 45 lakh for 2, accepting reality becomes very difficult. Your expectations are high. Sad thing is - no one can convince you to accept the reality & book an affordable home at some unfamiliar location. Only you can convince yourself. For which you take a lot of time. That's why selling affordable homes to genuine home buyers is a challenge. That's why when I met Mr. Ankush Asabe at the site of Venkatesh Lake Life, I said, "Congratulations for launching 770 homes & 50 shops! Isn't it a big risk?"

"Indeed a big risk - in the current market! But, you know, I play safe. I have divided Lake Life in 3 phases. Today, I have opened bookings of only 1st phase. This 1st phase is complete in itself. It has it's own amenities. Consider it as an independent project!," said Mr. Ankush Asabe.

"How is the response? How many bookings?," I asked.

"As expected - good response! Some 60 flats are booked. This is my second project in Ambegaon. Lake Life is an option for Lake Vista. I am well prepared. I know Ambegaon market well. While planning the project I have taken into consideration that the location of Lake Life is out of PMC limits," said Mr. Ankush.

"But last weekend you launched - Venkatesh Graffiti - 660 Flats at Keshav Nagar! Isn't this over trading?," I asked.

"You realized that it's over-trading - only after you over-trade - Right? But that's not the only way. I am ready - in every way - time, people & funds - to develop both the projects at the same time. In my own way. Means, I am planning to open for booking only 70 - 80 per cent flats - balance 30 - 20 per cent flats will be sold at ready for possession stage - like I did at Lake Vista!," said Mr. Ankush.

"What would be the rate of ready for possession flats at Venkatesh Lake Life?," I asked.

"Certainly, minimum 1,000 more than the launch price," said Mr. Ankush.

"It means that - 1) It's safe to book a flat at launch - because irrespective of market - you are going to complete Lake Life 1 as planned. 2) If one is not sure about booking today - he can get a second chance to own a home at Lake Life by paying some 1,000 rupees more per sq ft," I said.

Then we visited the show flat of Venkatesh Lake Life. Looking at the living, I said, "Impressed! Good size of living for an affordable home!"

"Yes! 10'2" x 15 / 14 is the size of living of a 2 BHK Flat & 10' x 14' / 13' of a 1 BHK Flat!! But that's not all - main attraction is - 2 BHK Flats have Sit Out - treat is as an extended living room or an independent room - it's yours - it's in FSI," taking me to the sit out of the show flat, said Mr. Ankush.

"Focus is on providing minimum required space - essential for a good home - fitting in your budget and then maximizing the usage by efficient planning. Sit out is one example. For the terrace you pay 100 per cent - the rate of carpet area. But like any other room - you can not use it 24 x 7. Not so about the Sit Out. You own it and can use it as you wish!," said Mr. Ankush and took me to the kitchen cum dining.

"I love this layout. This is typical traditional Puneri housewife centered layout of a flat. Kitchen & dining in the center. Living at the entrance. And bedrooms at the other - deep - end. It's home. But how come there is no dry balcony?," I asked.

"It may be of whatever size, housewives find kitchen small - so we decided to shift dry balcony in the common passage in front of the bedrooms - so that every sq.ft. in the kitchen is at the disposable of a housewife," taking me to the dry balcony, said Mr. Ankush.

"Your dry balcony has a door!," I said.

"Yes! And the window too!! Which will keep kitchen bright and well ventilated!," said Mr. Ankush.

"Look around! You are standing in a common passage. Can you see a single square foot of wasted space? Not a single square inch!," said Mr. Ankush.

Yes, there was no wastage of space at all. Whatever space was there was essential and well planned. Particularly, in the mornings, when intense activities will take place in this part of a home. Housewife will be cooking in the kitchen. Kamwali bai will be washing and cleaning in the dry balcony. Children will be bathing in the common toilet or getting ready in the bedroom. There was enough space for every one.

"How-come commode is in front of the main door of the common toilet?," I asked.

"Because, the basin is out in the passage. So, common toilet has a commode and shower. You can't fit shower in front of the main door - so it's the right place for the commode. Whereas, if you see the attached toilet of the master bedroom, the toilet door is in the center and basin is opposite the door. So the shower & commode are placed at two opposite ends. Looks clean and divides toilet into wet and dry area," taking me to Master bedroom, Mr. Ankush said.

While we were in the master bedroom, I realized that I didn't give compliments for the interior of the show flat and I said, "I liked the furniture"

"More than this you will like the furniture in the floor plans! The architects, Mr & Mrs Hingmire, have shown the actual furniture. Means the dimension of the furniture are actual. Not only suggestive shapes. It means that you get realistic idea of the space in every room," showing the floor plans, Mr. Ankush said.

You know what? A 1 BHK Terrace Flat with separate W C & Bath in Venkatesh Lake Life is as good as a 2 BHK Flat. One journalist who gave me the lift from Venkatesh Lake Life to Katrj Dairy, said, "If my 1 BHK had been like the 1 BHK in Lake Life, I would not have though of a 2 BHK. You know? For the last few months, every minute I could spare, I have wasted in visiting each & every project in this vicinity. From Nanded City Pune on Sinhagad Road to recently launched Ceratec City on Katraj Kondhwa Road. But, today, for the first time, at Lake Life, I found a 2 BHK worth considering!"

"He means to say that a 2 BHK Flat fitting in our budget!," his wife said.

"And it may be the last!," I said.

  1. good builder ,good construction,but poor location and surrounding.1 bhk at nanded city will be always better than such schemes so deeply situated and poor roads.sometimes ravi sir forget surrounding when he likes builder and flat.

    Thanks for your review. This has helped a lot. Could you please share your views on Venkatesh Graffiti project in Keshav Nagar, Pune. The flat specifications are similar to this project and cost is 4999 psf. Request for your expert advice from your busy schedule please as we liked this very much and are planning to finalize it by Sunday.
