Helplessly looking at the welcome arch of
Sanjeevani Developers (www.sanjeevanideve.com), I asked myself, "Ravi Karandeekar, what are you doing? Is it worth taking one more step when you know that no one will be interested in reading about handing over ceremony of
Sangam at Sus? People want to read about
KUL Nation &
Xrbia - about
foolish home buyers &
notorious builders in Pune. Not about some 4 storied stand alone building in Sus, 32 home buyers and some obscure builder who doesn't release full page ads!"
Bad is Good!
If that car hadn't honked loudly, I would have dropped the idea of visiting Sangam. Or may be not. Because walking back was equally boring. And the invitation said - "The Event is Followed By Lunch". However, more than hunger - an anger about the honking car driver motivated me to go ahead.
"That rude car driver must be the home owner. OMG! He is a fool! A fool who paid 50 lakh for a 2 BHK Flat - in a single stand alone building - without any amenities - located in a remote farmland - without a proper approach road! Yes! Yes!! This fool must be an IT professional - working in Hinjewadi! An ideal foolish home buyer!! Everyone would like to read about him!!! Ravi Karandeekar, you must walk fast!," I told myself and started walking.
"Keep walking. All your readers know that you write a blog on Pune real estate market only for the free food served at every launch of project. They know that your review of project depends upon the taste of food. Don't worry. Your readers don't know that the catering contractor who serves food at every handing over ceremony of Sanjeevani Developers is one of the best. So, no one will question you for writing negative about Sangam at Sus - so don't worry," I convinced myself.
"Wait! In fact, no one knows about 'handing over ceremony'. Because, very few builders organize handing over ceremony - followed by lunch! All most all builders in Pune - including Pure Vegetarian Builders - believe in 'feeding before slaughtering' - so, they feed the home buyers before booking - after the agreement these builders do not give a cup of tea to the home-buyer - so, walk fast...left...right....left," I went on motivating myself.
Good is Bad!
Now, I could see the pandal - which was nearly as big as - the freshly painted building of Sangam. Just before Sangam, there was a hoarding of Sanjeevani Group's upcoming project of 1 BHK, 2 BHK & 3 BHK Flats - Orchid Society.
"Upcoming Orchid Society would be the motive behind arranging the handing over ceremony of Sangam at Sus! But... how come this builder assumes that the home owners of Sangam will refer - recommend - Orchid Society to their friends & relatives?," I asked myself.
"I think, Mr. Sanjay Deshpande of Sanjeevani Developers is out of touch with the reality! Property buyers rarely talk good about their builders. Property buyers who have good experiences and opinions about their builders rarely share those with others. Look at me - whenever I write good about a builder - someone, in the comments, asks me - Ravi, how much money did you get to write this? Moral of the story is - good is bad - I must find something bad about Sangam," I said to myself and touched my monthly pass of PMPML in the breast pocket.
Silence of the lambs:
The pandal was full. I had to stand at the back. Some homeowner was sharing his experience. He mentioned about his rounds of conversations - mostly question & answer sessions - with Ms. Pallavi Bapat, marketing manager of Sanjeevani Developers. These conversations, from booking to possession, he claimed, not only reduced stress and tensions but gave him comfort and satisfaction.
Then he mentioned the group conversations with Niten Mahajan & his engineering team. Once when the RCC was ready and then when internal work of the flat was almost ready. Because of these group meetings at the site, he said, he was always in the know - there was no suspense & anxiety about the progress of the site & the quality of construction. At the same time, he got an opportunity to know his neighbors.
I felt sad for both, for Ms. Mahajan & Mr. Niten. This fellow has ended their career. If these guys lost the current job - no builder will take them.
For the sales & engineering staff - talking - conversation with a property buyer is considered as big disqualification in Pune real estate market.
Because, to have a conversation - you need to listen. Giving ear to the property buyer is strictly prohibited.
Sales & engineering staff is supposed to listen only when the builder speaks - without opening their mouth. When they are with the property buyers, sales staff are supposed to keep the ears closed and open only their mouth.
Result is, these frustrated property buyers overflow the web with their complaints and bad experiences - about the builders in Pune.
I don't know how these true stories & horrible firsthand experiences of the property buyers embedded on the web, actually, damage the builder. But, I know that the local newspapers profit from these true bad stories on the web. In the form of advertising revenue & paid news, the local newspapers extort these notorious builders.
"Result is, big ad means - big notorious builder!," I said to myself.
Only Facts. No Fantasy.
After a few speeches, the function was over. I managed to reach Mr. Sanjay Deshpande, owner of Sanjeevani Developers, and congratulated him for successful completion of one more project.
"You know, Ravida, most of the time I am in some jungle - among birds & tigers. All credit goes to my team - Team Sanjeevani!," said Mr. Sanjay Deshpande.
"And in your absence, your staff wastes time in chitchatting with the property buyers!," I said.
"Yes, I know. That's their job. To listen. To talk. - Talk facts. No lies. I have told them. You know about water deposit. I told them you have to buy drinking water. No falls promise about Sus merging in PMC & getting drinking water. Same about sewage treatment plant. I have installed sewage treatment plant. We have to be self sufficient. Go & have a critical look at the project and we will talk over lunch," said Mr. Sanjay Deshpande and told Mr. Niten Mahajan to show me the project.
"Being truthful & माणुसकी are not virtues of a builder. I overheard someone asking your staff - why there are only 3 keys - instead of 4? Your staff said - the fourth one will be given after receiving the entire payment! What does it mean? Did you give possession even if some payment is due? If CREDAI finds this - it will throw you out!," I said.
"Come on - look at me - give up those stereo type ideas about a builder! A builder is as good - or as bad - as you or me or anybody amongst us!," handing me over to Mr. Niten Mahajan, Mr. Sanjay Deshpande said.
Gain without Pain?:
"Mr. Niten, you know, when someone asks me - whether some builder gives possession on time - I ask him - forget about 'timely possession' - just ask yourself - what is a builder going to gain by giving you possession! Only the last installment of 4 - 5 per cent payment! A builder gives possession - may be, because - there isn't any juice left in you - whatever he can extract - he has already extracted from you - so now - the builder wants to get rid of you and focus on new fresh & juicy buyers - so the builder just dumps you. As per his convenience. Tell me - what are your reasons for this 'handing-over ceremony'? What are you going to gain? Isn't it waste of time & energy?," I asked.
"We are handing over Sangam to it's owners. Because, practically & legally Sangam is complete and flats are ready to live. All infrastructural services - water storage & treatment, power, security, lift, sewage treatment, waste management - everything is operational & approved by the authorities - received completion & occupancy certificate. Our job is over. So, we are handing over Sangam to it's owners!," Mr. Niten said.
"Our job is over - we are handing over Sanagam to it's owner! You sound like a service provider!!," I said.
"Construction service provider. That's what we are!," said Mr. Niten.
"Okay, Mr. Construction Service Provider! Tell me how come you managed to complete the project - with all formalities - in time? Only because this is a small project. Right?," I asked.
"If you have will to give possession on time - you can give possession on time - irrespective of the size of the project - you can get all NOCs & completion & occupancy certificate - if you plan well," said Mr. Niten and showed me all infrastructural services in Sangam and took me to the first floor. He took permission of one of the flat owners to show me his flat. Entering the flat, Mr. Niten said, "What you see here - is durability and quality - no superficially fancy stuff!"
"Oh my god! Mr. Mahajan, how can you be proud of simplicity & durability!," I said and turning to the homeowner, I asked, "Are you some Sadhu Purush - Sanyasi?"
"I am a family man! An IT professional. I value the cake. Not the icing," the homeowner said.
A few more people entered the flat. Introducing them, the homeowner said, "This is my brother. He also owns a flat here!"
"Why? Why did you book?," I asked.
"Because someone close to us told us that this builder delivers well," the brother said.
"Is that the only reason?," I asked.
"What more do you want from the builder?," the home owner said.
Looking at Mr. Niten Mahajan, I said, "Mr. Sanjay must be waiting for lunch. Let us go!"
You know what? Like everything else, the food was also simple. But tasty. And healthy.

ReplyDeleteThe lift and entrance lobby reminds me of some old School ,hostel of 1960. There is not even a proper access road to the project.The lift wall on upper floors don't even have a proper cladding. Drinking water tank pipes are already seen leaking, All rain water & Drainage, Water pipes are exposed instead of having a proper duct. The bathroom sanitary & CP are of local make, tiles are from two generations behind, No bottle trap in any bathroom & Kitchens. Lift doors are manual opening instead of automatic doors. Compound wall is of UCR instead of a proper plastered finish ,again a cost saving approach, I can see cost cutting in almost each decision by builder, .I really find it surprising your appreciation for the builder and can hardly imagine buyer here been satisfied.
People are not really interested in premium luxurious apartments (defined by builder) where luxury is premium charged as per his will which is basically hogwash, but good quality but reasonably priced projects with spotless paperwork and respect for buyers. I see very bright future for Mr. Deshpande.
DeleteYes agree! This is not about Foolish home buyers and notorious builders...this is all about Mr. Sanjay Deshpande's Sanjeevani project handover ceremony :) Someone can't just criticize everytime..praise is also needed for the selective and good ones.

ReplyDeleteThanks for posting this property detail. Absolute classic, and the details really shows that lot of care is being taken before delivering this project. One needs a lot of Guts to arrange a 'Handover Ceremony’. It’s a risky thing and can expose some real inside view and could be frustrating.
Ravi, I think the bigger problem with home buyers is the way we get fascinated at the launch/showcase of the project and we get driven by that to book the same which turns up as a nightmare later. It’s agreed and understood that nothing can be too perfect and degree of perception of ‘perfectness’ varies for each individual.
I would give this project and most importantly the builder a standing ovation for going this great job. No builder in Pune or in other cities – whatsoever Big, or so called Big would think of doing this great thing. Also, I would not be an unnecessary critic of what leaks and even if the lobby is of 1960. In all project cases whether big or small in Pune the Builder leaks from all sides including their project and their behavior and about the lobby – Who cares?

Its really stupid to praise the builder for having a " handover Ceremony" , its like gutka guys opening cancer hospital. Please visit Blue ridge in hinjewadi or Wateredge ,appostrophe in wakad to understand what is quality. Also if leakage is not important then why write negative about megapolis --sangria tower, they should also be given benefit of doubt.........
ReplyDeleteThings like leakage can be easily fixed if there is a will and genuine desire to help and respect buyers. Talking is cheap. The most important test of this is spotless paperwork. I have not heard about lot of builders giving possession only on getting completion & occupancy certificate. The next test for the builder I think will be conveyance. Let's see if that happens with the same speed.
DeleteRavi, we would look forward to an update whenever the builder gives conveyance because that is the when the home bookers actually become owners. Request to please update us.
dear shashi, thanks for ur kind words, as u have asked for update, we are in process of conveyance now & the delay was from society people & not by us as they were not coming together for formation of society, now they have & we have already sent them draft rather we were chasing them to form society as earliest so as our one job gets over :)
DeleteThings like leakage have seen to be unfixed in most cases ,altogether for months , Also possession is given infact immediately with or without occupation certificate in 99% of the cases , I am not able to understand of which world you talking about. Also the real test would be spotless paperwork and amenities ,specifications as committed and not cost cutting everywhere. Also only painting & name tags on small things cant be considered a big deal if basic specs are compromised.

DeleteDear sanjay , i never say we build best, we try to belt as simple & as durable! About leakage, again we test each plumbing network individually yet after possession some leakage /seepage can happen. Issue is whether we take care of the same immediately or neglect & leave flat owners on their own! Cladding to lift wall & all such things, i never believed as that hardly make a building good or bad! About road & all out of the complex things, well we all have seen even in baner we dont have road, drainage or water like think, as in our country residences are developed first & then infrastructure follows is a fact & no builder can do a thing about it! I dont take any pride in handing over ceremony rather thats part of my job! A building isnt rated on costly or cheaper but good or bad, should be the scale. As u get a bmw & get a maroti also in market, both have 4 wheels & in city both travels at same speed, it depends on ur pocket what u choose for ur travel. I make marotis & not bmw's & i dont tag marotis with bmw price, as simple as that! The one who wants to buy a maroti type home is my customer, so why i should go for providing fancier things! :)

Another aspect about giving possession in ceremony & in presence of hundreds of visitor as well all flat holders is, its a responsibility for our team that every thing has to be in place right from documents too work! As u can fool one person at one time & not all persons all the time! So when all the home buyers as well service providers are coming together at one platform, if anything is lacking then he or she is bound to complaint, so its a huge responsibility for us to see the job of handing over is complete to every minute details, to best of of our capacity. And to give confidence to the customer that if any thing is incomplete we are there to take care. Like with all electrical work complete including transformer just as the MSEB wasnt having meters in stock, we couldnt fix the meters to individual flat, and we didnt hide this from customer but gave them in writing that by 20th Nov we will be fixing up the meters, sharing them reasons also for the same.!

So poor is the service level of builders that Its heartening to see a builder take time to respond to criticism. I can't comment on the good or bad of this project but appreciate the openness. Would love to see more buyer-builder openness. Another person I know is jitu_sir of pethkar builders who interacts on an online forum.

ReplyDeletemik, i agree abt ur opinion abt builders service bt then its like buying from illegal trader from footpath n crying over encrochment. the customers should use their buying power n demand service or bann that builder! thats d way only good people will remain in this industry.

Sanjay sir, if somebody reads your above words then you would be considered Sant Tukaram. But real fact, is in your DEVRAI project I was asked to pay 10% amount in black. You have also acknowledged same on this blogspot as well. When we blame or point at others then we should also look at what we do in our early day life.

ReplyDeletedear sandeep powar, if u want to avoid black money from this business then start doing it from land deals which cant be done without black money is an open truth & from where builder is going to generate it as i dont get bribed like sarkari babus or netas! And i never claimed i am "Sant Tukaram", rather i am just a normal human being like u or ravida! I a not blaming or pointing fingers to anybody as thats not the way one grows! I focus on what & how i can built better homes as thats my job! And i never hide both ie white or blcak side of the industry & hiding dont changes facts! ReplyDeleteFrds those who are still following the link.. its nearly two & half years of handing over sangam, let me share dispite few leaking pipes, which we did repaired, there isnat any maintainance problem, not a single! We have sent draft of society formation & to my wonder its residents which are not responding for society formation as nobody is ready to take responsibility of chairman or secretory as most are IT clients & feel its added burden. We have opened account of society maintenance two years back & deposited all the funds related to society in it! Ravida u should write about this aspect as presently in five of our projects we are cheesing our clients to form society!
