For a long time, I was not interested in Atul Enterprise's Western-Hills (www.westernhills.in). Mainly because this 40 acre project had not received environmental clearance.
Concept may be interesting - but what is the point in writing about it - if the builder has no permission to develop it! I said, whenever you asked my opinion.
Yes, of course. Sanctions & approvals are essential. And eventually, the builder will get them. Right? So, why not write about the concept? Some of you, who were fascinated by Western Hills, used to argue.
Well trained & experienced architect develops a concept. So, generally, the concept is always good. Problem is about execution. Most of the builders in Pune do not have capacity to develop a good housing concept.
I know that Atul Enterprises (www.atulenterprises.com) is in the construction business for a long time. Like any other builder in Pune, Atul has the experience of developing need based housing. I am not sure Atul can develop Western Hills. At the same time, I know that - any builder can do what he hasn't done before! I used to say and avoid writing about the Western Hills.
At last, last weekend, Atul Enterprises launched Western Hills. Now, I had no option but to visit. So, very reluctantly, I left home to visit the site. Without any enthusiasm, I walked from service road of Mumabi Bangalore Highway to Rachana Bella Casa. To delay visiting Western Hills, I took a lot of interest in the boring projects on both the sides of Rohan Leher road - Mohan Nagar Co-op Society, Alacrity, Pinewood & Green Zone. To avoid entering the site for as long as I could, I stood chatting with the security guards on the approach road of Western Hills.
However, after a few hours, when I left the Western Hills, I was convinced that something amazing is going take shape on this border of Baner & Sus. Around 182 big size homes of 3 - 4 large bedrooms with a price tag of Rs. 1.25 to 5 Crore - in an interesting 20 acre ambience - is an awesome idea. Have a look at the few photos and visit Western Hills, as soon as you can. However, please, don't blame me if you start fantasizing about living in a big fancy home in the Western Hills!

Sir, I believe this kind of projects are a joke on 80% of Indian population. these 80% still struggles to have a descent 1 BHK of their own. even-after loans, they will be slaves of Bank for rest of their life. Its a sinful contrast in our society that there are enough people to dream, build, show & live in such extravagant homes. on top of all such people is Anil Ambani having multi-billion dollar home, just kms away from world's biggest slum in Mumbai. He should have paid, 1000% house tax compare to any Indian. govt. must make a rule, 1-BHK, not more then 10L, 2-BHK- not more then 20L, 3BHK not less then 1 cr., 4 BHK 3 Cr....this will bring equality in India.

ReplyDeleteThough in this country nano & paorche both have buyers, unfortunate that real need is good public transport! Only problem with such projects is as they are designed for premium buyers their rates are high & then adjoining landlords work out their land rate reversely eventually the entire market of raw material which is land , gets up making affordable housing impossible. Then the needy person with limited budget gets further pushed away from the city. This has happened from PAshan road, aundh to baner & now even sus will be out of budget for a common man! Thats the way real estate gets money for some & makes poor man more poorer!

ReplyDeleteI don't want to travel by first class, only thing I am looking is spacious economy class. This feels like all airlines are forcing passengers to buy only first class and business class seats.

ReplyDeleteSir, I visited their site last weekend and it really looks like a very good concept, really impressed!!! Just want to know your opinion on 2 things mentioned below:

2. What are the future development prospects you see in this area in coming 3 years?
Dude you are already buying a flat , rate of which is inflated by 50% in last 2 years. Property prices in whole India are coming down. Builders wont confess this in public but friend of mine who is banker said there are less and less loans that are getting sanctioned now a days. As per the news prices in the north India have already started coming down. In Noida its already 30% down. So Pune is likely to follow the trend.

DeleteI have seen this awesome project and noticed the DP road connects to Phase 1 and the other directly to phase 3. So for ppl like us who work in Hinjewadi, this place is best and traffic free ;). What say?

ReplyDeleteI too visited the site twice and liked it very much especially due to the difference in theme (old new) which they picked in contrast to other builder's traditional structures and also for the other important reason being said that there will be a DP road connecting to hinjewadi.
DeleteHowever I am eager to know if Ravi and Any one else has any idea on this proposed DP road to hinjewadi as to when will it come and at what point in hinjewadi will it connect. Does any one have any idea on this?

Now in pUne affordable homes for economy or cattle class is thing of the past ...from Hinjewadi to Manjari Budruk and from Chandan Nagar to Ambegaon budruk....there are hardly any schemes which are of Economy class...there are few but people find loopholes in those also ...so reputed builders are not interested in those budget schemes....take any builder Paranjape, Kumar, Pinnacle, Dreams, Nyati..eveybody is interested in Premium segment...hardly few for Cattle class !! Remember .. IT guys who are crying for costly homes are making corwd to book at schemes like Xbria etc....hence don't crib..just go and buy home wherever its possible !!

ReplyDeleteThanks for sharing your views about Western Hills. I too visited the project & really appreciate the concept. Now they start booking for phase 2 of Western Hills. Phase 2 is a multistoried buildings separate for compact 2 Bhk, 2 Bhk, large 2bhk & 2.5 Bhk & I am interested in the same.
I have 3 questions in mind-
1) Wether to book a flat in pre launch stage with 15% down payment when permissions from municipal department is under process.
2) Some feedback about Atul Enterprises previous projects are negative. (Delayed Possesion, rude behaviour of site staffs including engineer & site incharge, back office staffs even they didn't pick the phones, false commitments etc)
3) Possesion committed by them is 2016 is it worth to invest in such projects.

i think the the kulkarni developers has selected the best location..there are some surat property which have similar type of location and the land have been developed as farm houses..
