Life Republic (www.liferepublic.in) to find out the current availability, property prices & construction progress.
Accepting my greetings & best wishes for the first anniversary, Mr. Mahesh Saluja, Vice President - Sales & Marketing, gave me to the point information about the progress of construction, development of basic infrastructure & landscaping at Life Republic.
A) Construction:
2nd Avenue:
Work in full swing for 120 Twin Bungalows and Quad Villas. More than 70% complete!
4th Avenue:
3 Towers (22 floors) plinth and 1st slab completed
2 towers (22 floors) foundation work in progress
6th Avenue:
2 Towers (21 floors) 1st slab completed
7th Avenue:
work on 5 towers in full swing
1) Tower A & B 6th floor completed
2) Tower D 3rd Floor completed
3) Tower C & F plinth Completed
B) Infrastructure:
1) Road- 2.5 lac sqft of 6 lane concrete road is completed
2) 1.3 lac sqft of bitumen road is completed
3) 70,000 sqft of internal road (WIP)
4) 300 electrical poles installed on the main boulevard
5) Infrastructure services of 2nd Avenue is complete ( water supply, drainage, Sewage treatment plant, & under ground water tank)
C) Landscaping:
1) 3 lac sqft of entrance area is complete
2) 1 Lac sqft of road side landscape/ plantation is completed including cycle track, footpath, tree plantation
20,000 sqft of rotary landscape is complete
3) 5 acres spread Entrance Boulevard completed
4) 20,00 sqft- main gate landscape is done
5) 1650 new trees are planted in phase one till date
Then Mr. Kabir, sales manger, took me to the site. We visited each & every avenue. View of so many workers constructing so many homes was amazing. As amazing as visiting a chocolate factory. Have a look:

ReplyDeleteI have one question, not sure if this is the right forum for that, I can see in pics that the building's walls being constructed are of concrete instead of red bricks or ash bricks. Any idea if it good / bad for heat and cold insulation?

Mr. Ravi, sorry to comment like this as my opinion concrete is not good for external wall, can not match U-Value similar to traditional block wall or modern AAC block wall. ( here I am not talking about cheap concrete blocks which is widely used in pune now a days )
respected mr ravi , i follow your blogs and find them very interesting and informative , my compliments to you for refining the art of investigative construction related news and articles, sir i will be happy if you can throw some light on the la montana 2 phase which TATA housing is constructing in talegaon....i have a quote from them @4450 per sqfts, but after calculating all the other costs and charges ( including vat and taxes) the per sqft cost goes upto 6000/- per sqft(carpet area) here i have also included covered parking rs 3,00,000/- lacs, club development rs 2,00,000/- , maintainence , meter , society etc...sir , my question is (1)is there a provision under a new law for the builders to provide parking free of cost for the residents? suppose i don't have a car , still will i have to pay for the covered parking? i can ask the builders themselves but before i can begin to negotiate i need your views considering the fact that you must have come across such issues (2)club house is part of the advertised amenity which is shown in their brouchure and is used to represent facility provided by the builders,so technically it is used as an added impetus to convince/lure/effect a buying decision....my point here is if its part of the deal then why does a builder charge for development cost of a clubhouse? in the same breadth suppose i say that i do not wish to use the clubhouse or i do not fancy the facility or i do not have the time or inclination to socialise , will my arguement hold good? sir i am extremely sorry for taking your time but i shall happy if you can comment/share your views......i also invite people who had similar thoughts and how did they come about negotiating with the developers to arrive at their terms... thankyou @ ibrahim s sakarwala.

DeleteAs per law Covered parking is the part of FSI consumed for your flat and it is free and compulsory for almost every flat. Builder now a days don't sale parking directly but they show this under development charges and nothing in agreement about sale of parking. Parking is always a part and owned by society and flat owners have no right to sale parking with flat. Kindly post project details of Eela now. Details should be useful for buyers including project permissions, completion of other project by this builder, timing of possession, promises given and fulfilled in earlier project. Point to be noted in sale agreement. Whether this builder has handed over society to buyers along with conveyance. if not then when he is going to do it etc. These are important point for prospective buyers and NOT photos of sample falts. Most of builders are not doing conveyance so that in future if there is a rise in FSI they can use same to build a building in amenities space or increase the floors. Buyers won't be able to oppose because on paper builder is the land owner and he can do what ever he want with land till it is conveyed to buyers or society. Builder always take it in writing no objection from each buyers at the time of possession so it is as good as your permission to increase floors or build another building in amenities space. Also in case of damage to the building buyers won't be able to construct building without builders permission. So buyers are requested to consider these point while buying. Always ask builder about earlier project and its conveyance. Land must be transferred to the buyers ASAP. Bloggers should put pressure on builders thorough their blogs too which would be real help to buyers.

ReplyDeleteVery nice blog, though we would appreciate if besides putting the details about the construction progress you can provide a guideline to prospective buyer if this is a right time/property to invest in. May be you can have some kindda rating system on your blog for similar other projects and rate them from 1 to 10(10 being highest) on various parameters. Looking at the blogs only all project looks attractive and it makes it very difficult to choose from all the best project.

In such good place with so many amenities, living is costly as maintenance would be high. Not sure, why people buy flats in posh places and pay so high on maintenance and everything. That might reason property prices are going high in India. It seems we will overtake whole world in coming days (few builders raise (they say it revise) property prices every week ;))

I visited Life Republic a couple of weeks ago. I was informed that there are a couple of 3BHK villas still remaining. The plot area was around 3200 sq. ft. and the built-up was around 1600 sq. ft. (approx. figures). The rate was around 2.3 cr. if I recollect it correctly.

DeleteI mean -- road which connects from mezza 9 to Life republic, while booking builder promised that road would be ready, but now he is saying that Govt will just fill patches, and it may take 5-6 years as well to create a new road.
