The other day I visited Siddhashila Eira (www.siddhashila.com). For the first time after the launch. Since, I had seen the show flat & floor plans before the launch, I knew that these are good 2 BHK & 3 BHK Flats. But after the second visit, I realized that Siddhashila Eira is too good. And the builder is true.
As I entered the site office of Siddhashila Eira, it gave me assurance of quality. I was curious to visit the show flat, but Manoj Adkar, my old friend & brand consultant of Siddhashila Eira, wanted me to have a close look at the 3D model.
"Look! Each flat is open from all sides - this flat is like a bungalow - no common walls," pointing at the model Manoj said.
Then Manoj told me to stand little away from the model and look at the positions of two towers. "Can you see that both buildings have uninterrupted view & privacy?," Manoj asked me.
"Now, come close and have a look at the amenities on the podium. Besides the convenient location from your office - what you look for while buying a home? Ample space & lots of friends for your only child - right?," Manoj said and started explaining how these amenities are going to play an important role in the life of the children staying here.
While Manoj was talking, a young guy joined us. Looking at him, I asked, "Do you agree?"
"Hundred per cent!," the young guy said.
"But, to have a child, you need a wife. Are you married?," I asked.
"Ravi, he doesnt need a child to know. Because, he is the builder. Builder of Siddhashila Eira. Ravi Jain!," Manoj said.
"Really! Are you married? I mean - what are you doing at the site? The project is launched. Now, you are not supposed to be at the site. You should be in the office. Counting the booking amount!," I said.
"One of us will be at the site all the time," Mr. Ravi Jain said and explained how the presence of a builder at the site improves the performance of the team.
"The last generation believed in builder's personal involvement in the construction of project. How come a young builder like you believes in this? If you get involved in the construction of a project - how can you grow fast - how can you become a big builder in no time?," I asked Ravi Jain, developer of Siddhashila Eira.
"We are not in a hurry!," Mr. Ravi Jain said.
"They have a good land bank in and around Punawale. Enough to keep them busy for the next ten years. Siddhashila Eira is the first - they want to make it the best - the foundation of the future..," Manoj said.
"Builder's future is always bright....but if you keep on personally getting involved in the construction - I know for sure - your flat buyers' future would be safe!," I said.
Ravi & Manoj took me to 3 BHK (1020 Carpet + 136 Terrace) Show Flat of Siddhashila Eira. Now, it was complete & shining. I requested both of them to let me enjoy the space. In the last visit, Pritam Rathod, the other partner, had already explained the concept. Now, let me feel it.
Let me feel the ample light coming from the terrace - as well as - from the glass wall. Privacy and freedom in the square (9' x9') kitchen. Fun of a bay window in the children's bedroom. Privacy of the dining. Spaciousness of a living. (13' x 18'9" Living cum Dining). Lovely 9' x 6' toilet & romantic 4' x 7'10" terrace of the 13' x 12' Master Bedroom. And unique & useful 11'2" x 6'11" royal entrance lobby.
While I was experiencing the feature of 3 BHK Flat of Siddhashila Eira, there was one more family in the sample flat. The smart young man came to me and said, "Ravi Karandeekar, I am your reader. I am here to finalize a 2 BHK Flat"
"I am very happy for you! I asked your kid for a photo -with you- but he refused!," I said.
"Let me see...whether I can convince him....he is like Salman - once he commits - he never listens even to himself!," my reader said.
Thank god! He agreed. And made my experience complete. Have a look:

Deleteblogger just write only on sample flat just during the launch the project. Once the project is sold then no blogger shows interest to see how flat owners are happy or builder have cheated buyers. You know there is no meaning in writing once the project is sold. nothing written about builder, about completed project, reputation etc. WHY ??

Deletegiving photos of sample flat is the duty of bloggers and every prospective buyers go and see the sample flat though. Is it necessary to load photos and no TEXT or very less TEXT.

DeleteKindly post project details of Eela now. Details should be useful for buyers including project permissions, completion of other project by this builder, timing of possession, promises given and fulfilled in earlier project. Point to be noted in sale agreement. Whether this builder has handed over society to buyers along with conveyance. if not then when he is going to do it etc. These are important point for prospective buyers and photos of sample falts. Most of builders are not doing conveyance so that in future if there is a rise in FSI they can use same to build a building in amenities space or increase the floors. Buyers won't be able to oppose because on paper builder is the land owner and he can do what ever he want with land till it is conveyed to buyers or society. Builder always take it in writing no objection from each buyers at the time of possession so it is as good as your permission to increase floors or build another building in amenities space. Also in case of damage to the building buyers won't be able to construct building without builders permission. So buyers are requested to consider these point while buying. Always ask builder about earlier project and its conveyance. Land must be transferred to the buyers ASAP. Bloggers should put pressure on builders thorough their blogs too which would be real help to buyers.

Completion of this project is going to take at least 5 years. 5 years for such small project is big time. If all papers are cleared and reputation is good then its worth considering at the rate of 4000 - 4250 on salable area. There is new rule coming up about balcony and double height terrace which now will be the part of FULL FSI. Not sure what builder will now find new trick to sale FSI free area to buyers. Earlier double height terrace was free of FSI and use to sale by builders. Builders are charging very high for development and this builder is charging advance maintenance about 2 lakh per flat and if does not transfer the amount to society then its loss to the buyers. So need to consider these points before buying in this project. So go through the agreement carefully about these points. Builders are also charging Rs. 1 lakh to get electrical connection while MSEB charges are hardly Rs. 5000. Need to see break up of development charges in writing.

1) Ask yourself - Why am I considering Eela? - and you will find the answer why it is good for the builder and not for you!
Delete2) Eira was good for the buyers - I believe. Eela is good for buyers - I am convinced. If Eela has been as good as Eira - I guess - you would not have considered it. (Here I am only considering the flat).
I do not understand your view on Eela from your replies. Please can you elaborate in details?

Deletebloggers need a clarity in their views. good for you, good for builder, you find your self, you do it should not be the language of bloggers or just let every one know that you can not do this job of informing buyers in simple language giving clear cut reason to buy or not to buy. This would help 1000 of buyers. Looks good for builder is very doubt full answer which can be converted to good for buyers after some time ... all you know what I mean. Why it is not good for buyers 1..2..3...4 reasons should be given. every one know all projects are good for builders only but they should be good for buyers too at least in terms of plan, project sanction, other benefits etc. Buyers will never mind paying more for good project and every one know builder will not provide any thing free of cost. so buyers need to pay and it is always good for builder as he is collecting money. Money is not matter for buyers but other things matters like reputation of builder, permissions for porject, location, completion of earlier prokects, handover with conveyance of land to buyers are important points for buyers. So bloggers need to talk on these points. As every one know half information is always harmful which should not be provided.

Eala worth considering. Booked 2BHK @ 4600 PSF. Garbage depot isn't nearby. I heard its waste mgmt plant.
ReplyDeleteSiddhashila Eela is good project. However, the builder has put one of clauses in the Sales Agreement that variance of +/- 3% (I.e. Almost 25 Sq Fts) shall be considered in the overall area of the flat at the time of possession. Are other builders too including such clauses in their Sales Agreements?

Yes almost everything is booked there! They are currently booking from 12-16th floor which they got approval recently. They started plinth work of the two other towers which they did not yet started booking for it.
ReplyDeleteOn 13th June I have done the site visit. Buildings launched in first phase i.e. Athira and Gaia are completed upto 2nd floor. Third floor slab is under way. But I've not seen any plinth work for phase two buildings. Anyways, construction work seems good and moving ahead as scheduled. There are some big projects nearby those are punaville by Phanrade and Golden Trasures etc. The vicinity looks promising and around 35 new projects are under way in Punawale which assures the fast growth of the area in next 2-3 years. The road which comes from the high way is around 30 mtrs wide as per sanction by PCMC. The project is exactly 1 Km for on the highway.
