Monthly EMI for 15 years will roughly be just 72000/- ONLY after paying 20% i.e.15lacs to you. Thats really VERY GOOD option at Wakad.

Also read in earlier forums about the water problems in wakad (more specific in Rohan Tarang) If anyone has some more info on this ?
The location of Rohan Tarang is the best among all projects in Wakad area. The architecture and layout is also very good. There is convenient underground parking and good recreation area.
ReplyDeleteHowever the water problem is a serious issue. The water supply is very erratic and fails often and this is a major problem which seriously affects the quality of day to day living. Water Supply disruptions are quite frequent (in fact, there is a severe water problem since the last two days). We have had many DRY DAYS in the recent past. The swimming pools are closed because of the water problem.
The quality of construction and fittings is also not that good. The main electric cable got burnt this week causing failure of electricity for two days. There is a seepage problem and systems like smart home system DIGIHOME is malfunctioning since installation.
Please discuss all these issues with the technical staff before you take a final decision.

DeleteWhat can you discuss about the seepage issue? You find this out only after the first rainy season! It's major fault! Generally not repairable!! Should we start buying a flat which has survived one monsoon? Is buying ready possession not enough?
Why are you facing water shortage? Is it because of the PCMC water supply or because of the water storage and distribution system in Rohan Tarang?
Is Rohan Tarang Society asking Rohan Builders for compensation or repairs? Did you demand replacement for poor fittings, fixtures & Digital system?
I would like to know how Rohan Builders attended you. Is their after sales service as good as the quality of construction?

DeleteThanks for your nice words. I too regularly read your blog which is very informative and recommend it to my friends who are interested in property in Pune.
As far as Rohan Tarang is concerned, about the Seepage Issue, the builder did carry out some waterproofing in the cracks. Now we have to wait for the monsoons to see how effective it is. I think your suggestion about buying a flat only after it has survived the first monsoon rains is quite a good one.
There is no water shortage from PCMC side. The Rohan Tarang water supply system (hydraulic pumping system) frequently fails or the pipes burst requiring sudden stoppage of water throughout the complex till repairs are carried out which can take a few hours or even a full day. This happens quite frequently and very unpredictably without warning and is a big inconvenience. I feel the only permanent solution is for the builder to refurbish the entire water supply system, otherwise we at Rohan Tarang will have to live with this problem.
The Smart Home DIGIHOME system is a complete disaster and most residents have disconnected it or switched it off.
The after sales service is not very prompt. The Society and Property Manager have to keep requesting the builder. For example, the swimming pool is still closed for a long time as repairs have not been completed. So we cannot enjoy a swim in the height of summer. Certain painting and other minor jobs are also pending.
The plus points of Rohan Tarang are the best location as compared to other projects in Wakad and the excellent architectural design and layout, both internal and external.
The only problem with living in Wakad is the lack of social infrastructure which affects the quality of life. Otherwise, the Mhatoba garden (of which you have put pictures) nearby is quite a green spot where one can spend cool mornings and tranquil evenings.
Do tell us about some good projects in Wakad, Balewadi and Hinjewadi and the delays expected.

DeleteThis is so costly. It is probably a good option for people with lot of money and finding a way to spend it. Even for them it is a risky option because if they purchase it for 75 lacs and if the real estate market crashes, they will be stuck with this property.
