I don't think that posting these photos can prove that i want to help.

I posted the photo of dynasore to suggest that do not take open defense land too seriously. Defense ministry could construct on that plot. It may not remain like this forever.

ReplyDeleteCAUTION : DO NOT buy homes in Darode Jog... Their possession in Crossover County (Phase-2) is already delayed by 1 year. And not sure how long will it take to complete this project.... if you are planning to by with DJ.. add standard buffer of 1.5 - 2 years..

ReplyDeleteThis is what I have learnt from my mistake of investing my hard earned money in Darode Jog project.
My experience with Darode Jog builder is very embarassing.
I had bought flat at very high rate in the Crossover County (Sinhagad Road) scheme in 2009 and the possession was promised in March'2010 (as per the agreement).
The possession is not yet given (as on Jan '11) and also the basic amenities like Lift is not complete. A buffer of 3-4 months can be considerable but delaying project by almost a year and more than that is very embarassing.
A new rule for Service Tax (12.5%) came in July'10 and now the builder is asking for Service Tax on balance payments. If builder had completed the project during time, the buyers would not have to pay the additional service tax which is due to the builder's fault for not meeting the deadlines. Also the money paid for rented accommodation during this period is additional overhead. The builder doesn't entertain any customer queries on the same issue. I would suggest people not to put their hard earned money in Darode Jog projects.
Builder's mentality is worst than the street whores. It is not changed even after charging 3-4 time the actual rate for any property. They keeping delaying possessions and now a days they delay once you pay the second last installment. Once they get 95% of payment, they will delay the remaining project development (for last 5% installment) for a year or more than that. In the meantime they will utilize their labour for new projects (where they can install plinth etc and start metering 10% and so on).

ReplyDeleteI think investor2010 is right and no project in Pune takes less than 3 years to complete. And if it is DJ, be ready to wait for atleast 4-5 years (once the plinth is started). I really apprciate Ravi for letting people share their property experience (rather bad experience) with the people who are putting hard earned money for their dream home. I had heard the issue with Darode Jog from few of my frenz for the S'gad project but they didn't know how to share with the wider audience. They are now planning to give court notice to the builder.
Also I had heard good things about Darode Jog in the past. But again past is past. This builder is giving bad name to the local Marathi builders and spoiling the reputation of pune real estate.

ReplyDeleteI think we all are in same boat named Darode Jog. I had similar experience with DJ but was not much worried about the possession as I was abroad. The possession was delayed almost 1.5 - 2 years but the quality of the construction was not worth though it was long wait for me almost total 3 years (thank God I bought it when the construction was 70% complete). Not sure how much it had taken for earlier 70% but for remaining 30% it took 3 longs years for sure. I am not very happy with the quality of their construction especially the RCC which has blisters on the external plaster and the internal finishing way below any normal construction (I bet any Sawant, Shinde builder in Dhanakawadi has better quality than DJ). In the show flat they display Jaguar, Siemens, Bosch, Honeywell fittings/automation and at the actual they give China made stuff. The doors for bedrooms and bathrooms (execept main entrance door) are worst than any Sulabh Shouchalay (1 Rupee Toilet in India) doors. Not sure how they have got ISO 9000. Also their brochure of Crossover County surprisingly reads "No Stone is left unturned making this project". In fact no stone is turned at all :( in making this project. Also the promised Amenities Garden is converted into some Serene county project. This builder is not very transparent in giving internal amenities as few flats have got Glass partitions in bathrooms and other's are yet to get since last 6-8 months. The site office gives excuse of unavailability of the material and the head-office is same as what is mentioned in the above posts. This builder is definitely a cheater.
ReplyDeleteThis forum is definitely useful for sharing the plight of the real estate investors/buyers. Earlier I was under impression that this blog is only for Ravi to share Floor plans and rates (which can be anyways found easily on internet). And I think buyer's experience is somethig which really matters for putting money into any project than the photos of the project surrounding area.
Mr. Ranade , thanks for sharing the experience ( buyers experience ) .. one more question to you .. Does the date mentioned in the agreement matters ??

Anil, The date mentioned in the agreement is always tentative (to lure the customers) which has sub-clause which says "The possession may be delayed due to unavailability of the raw material etc". And it is also one of the reasons builders don't share the soft/draft copy of Agreemnt before the actual day of agreement. Many cheater builders like DJ use it as a weapon and you can't win legal battle with them. Also dealy in possions for 4-6 months is considerable but due to this builder's mentality (very well said in one of the above posts), they keep postponing the possession dates. No one can help you once you are in agreement with the builders like this. Its like your own funeral. In case of DJ, they are known for small housing and redevelopment projects (which includes redevelopment of small societies and retired pensioner bungalows) and don't have the labour force to complete big projects in time. They utilize their labour for ohter projects once they reach to certain %age of completion and keep rotating it. Also they have lack of expertise in the construction area.
ReplyDeleteThe most unforunate thing is that some of the local builders like DJ haven't changed their mentality and quality even though property rates have reached their peak. The quality of half crore apartment is nearly same as that of MHADA (government housing schemes) and other low cost resident projects bough 10 years back for 5-10 lakh rupees.
Also it doesn't make sense to argue with Site office executives as they are nobody in the construction business, the head-office is like government office and the builder who is the only competent authority is busy in Painting Exhibitions. Instead of painting people's dream home, these people are having leisure time and giving celebrity poses to the camera.
I am hopeful that they will learn from there Cross over county experience ( feedback from buyers ) and will not repeat the same in WestSide county .. finger crossed ...

In addition to what you have mentioned, we have WC pipes (PVC) running through our dry balacony (which is around 4 x 5) which are eating 3'x2' (around 6 sqft. of space) for which I have paid around 20K during area calculation. The WC pipes could have taken outside of the balcony. Also the main Living room balacony has WC pipes running through the balcony terrace instead of outside of the terrace. The noise of draing is very embarassing while sitting in the balcony. Looks like the Building Architect has background of government projects where we need not worry about the end user. The TV points given are on the Sliding window sides for no reason. It looks like the Architect hasn't seen LCD mounted on wall in his life or else he doesn't want people to buy LCDs in the DJ project. This couldn't be rectified during the construction as the builder doesn't allow modification as per their policy (policy is not aplicable for only prvivileged few)
ReplyDeleteAnil, I think learning is only for buyers and not for the builders. Builders develop many projects and ignore the voice of the customer like a true local businessman. The only thing which you can do is talk to the concerned "Competent" people and highlight the things in advance. You can use the posts as a data point (and I am sure they will smartly deviate you from your concern). Best of luck :)
Very true. The only thing buyers can do is spread word among colleagues for awareness. I already did by sending chain mails in Infy, Wipro. Also received few similar concerns from other people for other DJ projects.
ReplyDeleteOne more thing I forgot in my post is the
Area Calculation. Darode Jog's area calculation is not very transparent. If you add all the room areas, it still doesn't add upto the total carpet area mentioned in brochure/agreement. They charge 80-100 sqft surplus area (which is around 3-4 lakhs) unnecessary. Being a Civil engineering graduate, I am aware of Built up and Saleable area concepts. When I raised this concern to them, none of the builder's people were able to answer it. Also when you measure the actual area with Tape in the flat, there are deviations. A 11'x17' hall measures only 10'.5"x16'.25". People sitting in site office don't understand these concerns. Head office has never visited the site and the concerned Competent people are always out of the office and you become victim of their communication gap. They don't learn from their mistakes as they are sure that no person buying 1 flat can afford to buy another in this peak time and all the issues are burried automatically.

Very nice and detailed buyer's experience. We are a group of IT professionals looking for project on S'gad Road/Dhayari. Will keep ourselves away from cheater Darode Jog builder as we were going to talk to them regarding their new launch in Dhayari and will finalize on DSK who happens to have a clean image. ReplyDeleteMahesh, its good that you didn't book there. The project is called Darode Jog Oakwood County. These buggers pre-launched it at Rs. 3500/- sq.ft. last week and got some bookings and now the rate is reduced ot Rs. 3000/-. So ridiculous. I haven't seen any project pre-launched at this much high rate in Dhayari and then depreciated to lower pricess. Poor people, who blindly invested in the last week. And I hope the builder has seen any Oakwood tree in his life (just to meet the quality expectations). County series projects are all hyped with nice brochures (with pictures of same couple models since last few years in all DJ projects. Jokes apart I don't understand how that couple can be happy in all the county projects. Anyways its their bread n butter). DJ always targets middle and lower middle class people with compact flat area and sizes which best suits their budgets and does further reduction in the quality and the actual area in the flat (just like Scrap Hawkers used to do in the older days with the fake weights while weighing the scrap) and above all delays in the possession.

ReplyDeleteI have a similar and worst experience in there Serene County scheme, which is next phase of Crossover County at Sinhagad Road in the same premises.
I had bought flat at serene County in June 2009 and the possession was promised in Dec'2010.
When we went for the agreement signing, possession date mentioned in agreement June-2011, it was really shocking, this date was totally hided at the time of booking, since they give us quotation and take a counter sign, mentioned possession is on or before Dec2010, there representative justify -this is the buffer period, which we always keep six month gap for our safer side.
We have already paid more than 80% amount against their demand, the possession is not yet given (as on Feb '11) and the completion stage is only 50-60%, now they saying that we are working as per our agreement date.
There all representatives on site are very arrogant, no dignity and respect towards customer, customer satisfaction is very far from that, all the employees feel there self as a owner even peon also.
Especially 2 representatives Mrs. Kavita and Mr. Naik, they are incompetent and inefficient employee, I can’t understand how both are not sacked till the time, since they are the basic cause, to putting down the Darode jog name and fame.
Mrs. Kavita and Mr. Naik have some settings with Bank’s DSA, which they always force us to take a loan from these banks only, and DSA pays theme some commission for getting customer.
Even I get similar feedback from flat owner at Green-Land county scheme at Narhe-ambegaon,
I have already share all this experience with all my colleague and friends who are interested to buy a flat in Darode Jog scheme, and suggest theme if you still buy flat in DJ group, you will be solely responsible what ever happen next.
Serene County is the biggest blunder in the pune real estate. Very small size apartment (and not sure what will be the actual size offered during possession).
ReplyDeleteSe, if your flat is in A,B,C (in Serene)which I can see from my crossover apartment, it seems it will take atleast January 2012 for possession and for other phases like D - L, it will be Jan 2016 with their current development pace and considering their other new projects.
Also it doesn't make sense to argue with guys in the site office as they are like Pets who follow builders' guidelines and don't do any thing on their own. Its the builder who is responsible and only competent authority in any construction business. I happened to see Mr. Natu who is CEO of DJ who shounds like a cheap middleman and realized that even their so called CEOs don't have any powers. And you very well know the reputation of the ladies 'kept' by the builders :).
You can get together all other people who have bought flat in your project and do some Gandhigiri in front of their Apte Road office in presence of media.

ReplyDeleteI remember a friend of mine who recently talked to Mr. Jog. His reply was he doesn't look into construction part of the project but only marketing. And his partner is always either out of station or gone abroad. These kinds of complaints are not new to the builder. The projects are driven as per the profit plan set by the builder himself. Compalining to him is like seeking justice from a culprit. Many times people in their office pretend to be fake Jog/Darode/Natu(CEO) on the phone :):). They give some fake promise which is never followed as they are very well sure that they can fool the individuals. And also individuals feel very privileged as they get chance to talk to the builder. If they promise something, ask them to give it in written.
ReplyDeleteAlso our country will be truly shining when builders will start replying to the e-mails and also buyers will start understanding each and every page of the Agreement and start suing builder for not following up the deadlines and quality expectations.
In case of Serene, it doesn't make sense to ask the builder to speed up the construction because as per the construction rule it should take planned development time for proper curing (which is never more than max 2-3 years for any project considering proper construction pace and other things). Constructions hurriedly built develop wall cracks and WC leakages later (which is after 1 year when the builder is not liable for constructin defects as per the agreement :)) and which is the case with the very first phase of Crossover county in which there was no activity for couple of years and the construction was suddenly speed up in the last year just because of the complaints. So it is the buyer which is always at the Receiving End :).
All you can do is ask for severance money for the delay bcause if it is dealy from the buyer for not following the agreement dates, builder can ask for 18% interest and the same you can claim for vice versa situation.
Also if you have booked the project in Crossover/Serene please go through the following facts :
1. This area is totally isolated from the city. There is no good transportation except PMPL.
2. There are no grocery shops, medical needs, hotels in 1 mile radius. There is 1 grocery shop near Rajyog which is closed most of the times.
3. The road after Dhayari junction is a common sight for drunkards.
4. DJ is not able to provide good Security guards for the project. They are not able to retain it because of #1 and #2 reasons above. Many times there are no security guards at all for couple of days. This is one of the reason there were cases of burgalry in Phase-I of crossover county.
5. The other side of the project wall is debris of waste causing mosquitoes. This is the reason why you cant make use your balconies even if you have them.
6. The drainage and water connection is mixed. The water always stinks like a dead rat and you have to use it for shower.
7. There is no range for cell phones (this problem may overcome over the time).
8. Most of the people have bought flat only for investment and yet to get tenants in previous phases. So its difficult to spot humans in the night.

I've booked a flat in Crossover County by Darode Jog builders. At the time of signing the agreement, they had said that the flat will be ready for possession by April 2009. In the agreement however, it was stated as September 2009. In spite of the stating the date late, I still haven't got possession of the flat and the builder says the flat will be ready by April which is still is unsure.

ReplyDeleteComplaint #1 ) Over and above this cost builder is recovering 2.575% of the agreement value as service tax which needs to pay along with other amount as and when due.
As per the order of Bombay High Court, there is stay on service tax to be collected. On further analysis and discussion with their (builder's) representative I came to know that theses amount will be retain by the builder so that if the order is reversed and service tax is to be paid, he can made good from the amount collected from the customer but if the High Court order is hold good and there is no need to pay service tax the said amount will be retain by the builder as sales consideration.
Total amount collected as service tax would be Rs 100,000 average per flat X 400 flat = Rs 4,00,00,000.
Complaint # 2) How can builder retain the amount which is collected as service tax and not paid to the Goverment.
Yes. this true. Builder is collecting ST at the time of booking only. The cheque for ST will be debited now only. In Pune most builder are collecting the cheques but in case if needed then they will deposit the cheque not at the time of booking, but Darode Jog taking the money right way before the descission.
When I asked what if the dicssion goes against of collection ST, the sales representative said they will returning back to customer or depositing in the name of fromed Society.

ReplyDeleteLook at the so called Best Floor Plans.. The LCD TV has hardly any place to mount in 2/3 BHK's living room. You will have to keep home theatre speakers (if any) in the kitchen. LoL, also the viewing the TV from sofa seems to pain your neck. Just another county to cheat ppl.

ReplyDelete1) Booking in under-construction project is good for the builder and the bank, only in a few cases good for the buyer. So, ask - is this project worth investing while under-construction stage?
2) In case of upcoming & under-construction projects - sanctions and approvals are very important. Consider only if it has received all.
3) Completed project is not really complete if it hasn't received the completion certificate from PMC / PCMC.
Thanks Mr. Karandikar to share this news on your blog, your comments in DNA is true, but I protest on statement given by Mr. Parag Borawake GM Marketing in Darode Jog, He says that, they waived the service tax on case to case basis, but he has not given any comments, why Darode Jog charged service tax from customer , as there is huge issue on service tax and VAT on buying new properties, the decision is on hold by tax authority of India for want of many approvals, in this case all the builder have already stopped to charging the service tax @ 2.525% on every payment, but only Darode Jog in Pune city have charge the service tax from customer and this is really cheating.
ReplyDeleteEven I would like to ask Mr. Parag Borawake ‘Can you publish the name of the customer from Crossover County, which you have waived the service tax’, the waiver is on balance payment, but what about the service tax charged already recovered on earlier payment, whether you have refund it or not,
I think this kind of cheating by builders should be stopped immediately, even all buyers should be care full form this type of builders,
I request to everyone in this blog to circulate the mail in your office, in your friend and your relatives to prevent to yourself to buy the properties form this type of worst builders.
Mr. Ravi Karandikar, you should also do something against Darode Jog type approach of Builders, we all with you, since we know, this builders have the politicians support, but in this case we will go to consumer disputes redressal forum to battle the with Gunda Builders Raj, or even we will collect the information for delayed possession causes, penalty clauses in the agreement, service tax waived off or refund to the customer at the time of possession, this information we will collect with the help of rights to the information act, and will take a help from Mr. Anna Hazare.

I did forget - Solar water heating is a joke !

ReplyDeletea) Internal walls have developed cracks in 6months
b) Electrical points do not work
c) Faulty Invertors provided
d) Recycled water for flushing is always turned off
e) Gas Leak detector does not work
f) Garbage Chutes do not work
g) Basement parking has water dripping from cracks
h) Childrens play area is a tiny lawn patch
i) Security dozes off in the night with their head covered in blankets
j) Lifts were not working for first 6-8 months. Elderly people had to climb 8 floors everyday!
k) Petrol thefts from cars and two wheelers are a common sight
l) Mrs Kavita Shingade is the rudest "customer care" representative
m) Refuge area of E Block is converted into an apartment and sold off
o) Commercial and Residential projects coming up at the entrance and at site office
p) Internal flooring is not levelled throughout the apartment
q) Ceiling leaks/ drips of water if the occupant on the floor above washes his floor.
r) Solar water heating is a joke
This has been the biggest mistake of my life. I hope I am able to stop people from investing in any DJ projects in the future. Beware!
I bought a flat in Crossover County. I am repenting the decision.
ReplyDeleteThere is not 1 thing in the flat that functions properly. From garbage chutes, leakges to Lift, they have left out a defect. In my flat atleast 10-15 defects - leakages, smell from drainage line etc. OK there are problems with all builders agreed, but most of them fix or atleast try. These people dont care and talk rude irresponsibly.
I urge all who plan to book property with this builder, first go and take feedback from residents of Crossover County
hello....i am planning to buy a 3-2 bhk flat in pune in arnd sinhagad...i have shortlisted DJ Oakwood and madhukosh...hearing all the appreciation coming for DJ Oakwood from all quarters i have removed it from my list...so can anybody tell me what is the status of madhukosh,,any good things or complaints about the project..as of now i have heard only good things about PSPL so i will be highly obliged if sumbody could enlighten me abt the other side of PSPL...thank u
ReplyDeleteif that kind of treatment are we getting from builder side,then we are facing lot of problem like,if we buy a flat on his scheme or when we going for loan for twenty years,but builder given a passions in four years it means you are paying a interest till four year with out taking passion.so there is point to buy such kind of builder project.

ReplyDeleteI visited the site in June, that time floring, plumbing and lift work was remaining. Now only florring is completed....i asked what is the justification that they have about slow construction work, that they are not able to install the lift in four months.....no answer.....situation is not so good....please let me know if anyone has booked flat in serene county that i can get in touch with.......
History repeats! First it was Crossover County. Now, Serene County. Buying ready possession is the only solution. Please, stop booking.

ReplyDeleteha ha ha. Serene county possession is big joke among the nearby residents in that area. Posessions to the half built homes are given with no access road to Serene county. Court case is going on between Rajyog and Serene county for the access road. Most probably Serene county residents will have to reach their homes by Chopper (just like in Amby valley) due to unavaialbility of access road :(. Its very sad that even late home possessions are not fulfilled completed. And DarodeJog is strictly following all the best (err worst) practices very well mentioned by the readers.

ReplyDeleteI have booked flat in Oct 2011 at west side county pimple gurav, (darode Jog Builder), the posseion date was Oct 2013. Even after the possession date has past the builder is not giving the possession. The site office represntative says it will be given by March 14. and this six months delay is mentioned in aggrement. When I read the agreement carefully there is no such thing. When the reason being asked for delay, they mentioned this is due to non availability of material. The builder has completed all brick work and plaster and has already recovered 95% of payement in Jan 2013. For the remaining 5% work it has taken almost 10 months and still not finished. The current status with the flat is light fitting, door fitting etc is finished and the only thing remain is painting and sanitary ware fittings. For this two things the builder is saying that it will take 6 months. I have one more doubt about unavailability of material (the excuse), since the builder is providing the material (ex. Jaguar fittings) is it really happening that these companies are facing problem with manufactuing the builder is not getting the material in 10months time. Any advise on how to deal with the situation.
