You know? Punekars on Sinhagad Road love a terrace. In fact, when i visited the launch of Navjeevan Properties' Blue Bells, i realized that all visiting property buyers were there not to buy a flat but a terrace.
"Why everybody is inquiring only about a terrace? Why nobody is asking about a flat? Is it because they know that all are 2 BHK Flats?," I asked someone sitting next to me, patiently waiting for his turn to get the information about Navjeevan Properties' Blue Bells, opposite Pu La Deshpande Udyan on Sinhagad Road.
"Flat is a flat! What is there to ask about it? We all live in a flat. Don't we?," he said.
"Yes! But still one would like to know about the size of a bedroom, a living and a kitchen!!," i said.
"No! Not a Punekar on Sinhgad Road!! Are you from Prabhat Road?," he asked.
"No! I am Ravi Karandeekar. I write a blog about residential real estate projects in Pune..," i said.
I was trying to promote Ravi Karandeekar's Pune Real Estate Market News Blog but he cut me and asked, "You know why Nanded City flopped?"
"Nanded City Pune flopped? I didn't know that! I thought it's doing quite well!," i said.
"Flopped! You know why? No terrace! Only sit outs!!," He said.
"But what do you do on the terrace?," i asked.
"We look at trees!," He said.
"But Nanded City would have lot of trees. You could look at trees from the sit out. Couldn't you?," i asked.
"How can one look at trees from the sit out? Sit outs are for sitting. Not for looking. Terrace is for looking! Plus we like to look at Sinhgad Road! What is the point in living on Sinhagad Road if you don't get a view of Sinhagad Road?," he said.
"True! From Nanded City you could see Sinhagad. Not the Sinhagad Road!," i said.
"That's one more reason for the failure of Nanded City!," he said.
"Don't forget about Parvati! Our day starts with a "darshan" of Parvati!," his wife said.
"I got it. For Punekars on Sinhagad Road, terrace is more important than the flat!," i said.
"Terrace, and shops on the lower floors of your building! And, of course, free parking! You write this on your blog," he said.
"But, still, why isn't there a 3 BHK Flat?," his wife asked.
"Stupid! When you close the doors of 2 bedrooms - your living room automatically becomes the 3rd bedroom!," he said to his wife.
"And the terrace - could become the 4th bedroom!," i said.
"We love a terrace. We don't like to make love on the terrace," he sounded angry.
"We prefer kitchen!," his wife said and covered her face.

ReplyDeleteDo you think these prices are justifiable? On interesting note, if this builder is selling residential property on noisy Sinhagad Road (Road touch) at approximately Rs. 6300+ / sq feet, what is his rate for commercial property on ground floor? People get Bunglows in Anandnagar(1.5 Km ahead of this property) in one crore.
People may like terrece and trees, but people also like quiet areas for residence. How can you/ gentelman compare single building with Nanded city? I agree that Nanded city do not have terreces, but neither do they have “road touch sound pollution”. I heard that "flop" Nanded city has some big plans in coming festive days and they are ready to lauch 2nd Phase for the first time :)?

ReplyDeleteDear Girish, the builder was not booking the commercial space but said that rate would be around Rs. 15,000 per sq.ft.
ReplyDeleteDon't you think that it's good (for the real estate market) that all people don't think the same way? I try to understand their way of thinking and buying.

after 3.5 years, this building is only 20 % complete...just 4 slabs so far...is all well?
