DSK Flat Buyers, Approach MahaRERA to get compensation for delayed possession

Good news for those who booked flats under
"Aadhi Ghar Paise Nantar" Offer:
DSK is legally responsible to pay Pre-EMI till possession!
Bank can not harass you!!

DSK Flat Buyers, Approach MahaRERA to get compensation for delayed possession

By blogging MahaRERA's order about compensation for delayed possession of flat in DSK Mayurban at Pirangut, Vijay Kumbhar has given good news to all flat buyers in all DSK Group's stalled projects - DSK Dream City, DSK Anandghan, DSK Nabhangan, DSK Sadaphuli, DSK Mayurban, DSK Nandanvan, DSK Pushpaban, DSK Chaitraban, DSK Gold Leaf, DSK Vedant, DSK Madhukosh etc.

1) Now, every month - everyone of you can get interest - at the rate of 10.05% - on your own contribution - from the date of possession mentioned in the agreement - till the actual possession of flat.

Yes! From the date of possession mentioned in the agreement!!
MahaRERA has refused to consider the 6 months grace period for possession mentioned in the agreement.

2) This MahaRERA order gives a big relief to those who have booked flats under "Aadhi Ghar Paise Nantar" & "DSK Master Plan". Now, banks can not harass you for Pre-EMI. By referring to this order you can tell your bank to go and collect Pre-EMI from DSK. Till you get the flat possession - it is DSK's legal responsibility to pay the Pre-EMI. DSK can not avoid it. Banks can not force you to pay.

3) Don't worry about expenses to file the complaint! As per this order - DSK will pay you Rs. 20,000 as the cost of complaint!!

4) Don't worry about that clause about 'Arbitrator' - according to the order - RERA Act overrides it.

It means that - DSK can not stop you from getting justice.

All crooked tactics of DSK have completely failed with MahaRERA.

So, don't waste time.

Visit MahaRERA website today. File complaint. Get compensation for delayed possession.

If you need any help, call Vijay Kumbhar on 91 99232 99199 to fix an appointment.

Pay him Rs. 1,000 per flat and file foolproof complaint with MahaRERA!

The 5 skills of DSK every Pune builder needs to master in post-RERA Regime

Lessons learned from DSK of D S Kulkarni Developers Ltd

The 5 skills of DSK every Pune builder needs to master in post-RERA Regime

My life has changed after DSK mentioned me along with Mr. Vijay Kumbhar in that video shot at Economic Offences Wing of Pune Police. Suddenly all builders in Pune realized that Ravi Karandeekar is very knowledgeable & powerful blogger in Pune real estate market.

"Ravi Sir, you are closely following how DSK is dealing with the threat of the MPID. Please, share with me DSK's set of skills which will be useful for me to deal with MahaRERA & complaining flat buyers," one after another builders in Pune started requesting me on 919860044110.

"I speak for free for only 3 minutes! To share DSK's skills I need more than 3 hours!!..." I said.

"Yes! Yes!! Money is not a problem!! And, certainly, I want personal - private - 1 on 1 - coaching," the builder said.

"You are the five hundred and fifty third builder in Pune who wants to learn about top skills of DSK! Why don't you all learn from DSK himself? Tell your association to organize training session of DSK!," I said.

"We discussed it and came to the conclusion that we need someone who is sober after sunset," said the builder.

"Organize it in the morning or afternoon!," I said.

"Ravi, you speak the truth. That's why we hate you. But we prefer you over any pathological liar," said the builder.

"But DSK is not a one man show! It's a couples game! You can become a Bunty - but what will you do about a Babli?," I asked.

"I have an old fat bitch at home and one young n dumb bitch in the office, Ravi! I am not an exception. Every builder has minimum 2 bitches - home bitch screws the builder - office bitch screws the flat buyers - so Babli is not a problem!," the builder said.

"Yes, of course, you just want to raise your game," I said.

"Yes! I want to become the master player whom no one can catch!!," the builder said.

"Yes, of course, you know how to commit a crime - now you want to master the art of how to cover your crimes and remain out of the jail. Right?," I asked.

"Right! How to cover your crimes - How to convert your crimes into social initiatives - How to buy your victims sympathy - How to divide & neutralize your victims - these are "social skills" - with money you can buy politicians, bureaucrats, and police - but if you want to remain out of the jail you need to learn these 'social skills'. What do you think?," the builder asked.

"Perfect! But you are making one mistake. You are completely ignoring one important factor," I said.

"Which factor?," the builder asked.

"Vijay Kumbhar!," I said.

"You know what happened to Satish Shetty. We builders know how to deal with RTI activists. They don't last long," the builder said.

"Oh! Yes!! Death toll of RTI activists has gone up to 56 - since the law came into force in 2005. And Maharashtra tops the list. Certainly you know how to deal with RTI Activists," I said.

So, the point is, it looks like I may have to make a presentation to all promoters, builders, Bandhkam Vyavsayik in Pune and teach them the top 5 skills of DSK which will help them in post-RERA Regime.

If this really happens, then I have to be prepared. So, please, help me.

If you are a victim of DSK or any builder in Pune, for sure, you can contribute a lot.

If you are planning to buy a flat in Pune real estate market - I am sure - you must have studied RERA Act and must be keeping yourself updated about the orders issued by MahaRERA. So, you may have opinion about the effectiveness of MahaRERA.

Since you are living in the age of social media - I am sure - you must have seen YouTube videos of DSK and must have heard about his mastery on social skills.

Just imagine - what will happen to you if your builder masters the skills of DSK!

Please, have a look at my list of the top 5 skills of DSK every builder needs to master in post-RERA regime and contribute your inputs in the comments:

1) Keep on diverting funds to your personal accounts & proprietary firms:

MahaRERA is all about not diverting funds. That's why MahaRERA compels the builder to keep 70 per cent of moneys received from the flat buyers in the account of the firm under which the builder is developing the project.

Instead of focusing on 70 percent, better focus on those 30 percent which RERA allows you to divert in your personal account.

It means that RERA lets you 'earn' 30 percent of the project cost before you complete the project!

Now, let us look at those 70 percent. Follow DSK Dream City pattern and hike the land prices by using proprietary firms.

It allows you divert money in your personal accounts before you develop that land.

Blotted valuation of land lets you earn huge amounts of moneys from the banks & financial institutions. At the same time, you get permanent permission to divert money as a land price from 70 percent account.

Use your private companies as contractors & consultants to officially divert moneys from 70 percent account.

In short, follow the age old principle - Profit First. Construction Last.

It means that MahaRERA can not stop you from diverting funds.

Before RERA you were diverting funds because profit margins were huge.

Post RERA you have to divert the fund because profit margins are low.

Post-RERA you will be able to earn good profits only if you divert the funds and let the project remain incomplete.

Incomplete & stalled project not only creates strong bond between the builder and the flat buyers - it opens the doors of funding from private equity firms.

What if you fail to get private equity?

Don't worry! Stalled projects of DSK - like DSK Anandghan and all - had proved that the bond between the builder and the flat buyers becomes more strong!

In short - Don't bother about completing the project and giving flat possession.

Profits are more important than flat possession.

2) Learn Acting:

Always remember this - All the world is a stage, And all the men and women merely players!

Of course, yours is a one man show. You are not only an actor but you are also the scriptwriter and the director of your show.

To succeed like DSK - a builder needs to be a versatile actor.

At the launch of a project you have to play the role of a hero. Mostly a romantic hero.

When the flat buyers start complaining about the progress of the project a builder needs to play the role of a villain.

When you abandon a project you have to play the role of a tragedy king.

A role of a hero, villain are short and easy to perform.

Whereas playing a tragedy king is a tough job. Mainly because in this role you have to make people cry.

If you want to follow acting style of DSK - you need to learn to cry instantly. In an instant a lot of tears must start flowing from your eyes. This needs a lot of practice.

Of course, you need to master all variations of crying. For example - in one on one meeting with a flat buyer you have to weep - means you have to cry silently - only tears - no sound.

Against that when you are confronted by a group of flat buyers in the office or in a police station - you need to do a lot of loud sobbing so that everyone in a group can hear you. Here tears are useless. Instead of that - along with sobbing loudly - you have to use your chest and heavy breathing to communicate your pain to a group. This works wonders if you continue to perform and create an impression that you may have a heart attack.

When you are on the stage addressing the get together of the flat buyers - you must cry like a baby - shed a lot of tears - use your handkerchief freely - keep on sobbing loudly - go on beating your chest - try to loosen the knot of your tie - breath as heavily as you can in the microphone - continue gasping for breath. Since you want to touch the hearts of the angry flat buyers sitting in the last row - you have to do over acting.

Along with the tears, loud crying & sobbing, heavy breathing and all - what you say in the particular situation is very important.

You need say something which will create an impression that you are crying for the flat buyers. Not for yourself.

You are crying because you can not bear the pain and suffering of the flat buyers.

You have to continue crying till someone says - "Saheb, please, don't cry - we trust you!"

3) Learn the art of telling lies:

We all are liars.

We all are afraid of truth.

No one can tolerate silence.

That's why we love to hear & tell lies.

These are the basic principles of communication.

No one wants to hear the truth - I am not going to get my money back - I am not going to get the possession of my flat.

That's why you have to tell lies - I have arranged 4 crores - you will receive part of your interest in the next couple of days - I am talking to a private equity firm which is ready to loan me money required to complete the project.

Your victims love to hear these lies. They find it comfortable to believe in these lies.

Of course, they buy your lies only if your lie doesn't sound like a lie.

Telling lies which doesn't sound like a lie is an art of speaking. You need a lot of practice to master the art of telling lies.

You are fortunate. As a builder you get a lot of scope to practice the art of telling lies. Use every opportunity to excel in the art of telling lies.

Develop confidence in your ability of telling lies.

Make sure that your lies are reasonable, to the point and based on the well known facts. Like Demonetization. RERA. Economic slowdown. Accident.

Use the right amount of truth & lie to frighten your victims. For example - "If I am sent to jail - you will not get your money / your flat."

Jail is a truth. Not getting money / flat is a lie. But naive victims take it as a complete truth.

If MahaRERA sent me to prison - you will not get your flat.

Every morning stand in front of your bathroom mirror & speak this sentence 100 times.

Practice is the only way to master the art of telling lies.

4) Learn Psychological & Emotional Manipulation Techniques:

Business is not about manufacturing, producing and providing services.

Business is all about psychological & emotional manipulation of your customers.

The entire political & business economy is based on psychological & emotional manipulation of the people.

So, stop talking about location, floor plans, specifications & amenities and focus on psychological & emotional manipulation of the flat buyers.

For example - DSK never talked much about a property - a flat - a house - Ghar.

He talked about "Gharpan". He called himself "Gharala Gharpan Denari Manase".

And you have seen the results - People paid exorbitant rates & bought his MHADA type houses!

If you ask anybody - "What is the exact meaning of "Gharpan"?"

"Gharpan" means "Gharpan"! Simple!!" , mostly you will get this answer.

What you feel when you are at your home - safe, secure, loved, protected, familiar, at ease, in control of your destiny - is the real & complete answer of that question.

It means that DSK has built his business based on the emotions.

But did he really offer safety, security, love?

No! He just created false impression about delivering these emotions.

Not only that!

DSK called himself "Manus" - a human being - a gentleman!

When the entire world knows that builders are criminals - inhuman creatures - DSK successfully convinced the people that he is a gentleman whose heart is full of humanity!

Obviously, to expand his business - DSK manipulated these emotions - and the result is - people blindly kept their hard earned money in his unsecured & illegal fixed deposits.

Now, these flat buyers & fixed deposit holders have realized that they have made a big mistake.

But they are finding it difficult to accept their mistakes.

They are feeling ashamed of themselves.

They are feeling guilty for succumbing to schemes like Aadhi Ghar Paise Nantar and booking a flat in DSK projects.

F D Holders are feeling guilty for risking their hard earned money for 2 - 3 per cent more interest and investing in his illegal companies.

Now, both are in denial mode.

According to Freud, denial is a primitive and unconscious defense against unbearable emotional pain.

That's why though Mr. Vijay Kumbhar has proved that DSK is not in a position to repay the fixed deposits and complete the stalled projects - these guys in denial are refusing to accept that MPID is the only way to recover their monies & flats. Every week these victims go to Economic Offences Wing and come back without registering FIR!

The condition of DSK's victims is like a lady in this famous story by Dr. George Simon -
A woman has been married to the same man for 40 years. She has just rushed him to the hospital because, while they were out in the yard working, he began having trouble speaking and looked in some distress. The doctors later tell her that he has suffered a stroke, is virtually brain-dead, and will not recover. Yet, every day she is by his bedside, holding his hand and talking to him. The nurses tell her that he cannot hear, but she talks to him anyway. The doctors tell her he will not recover, but she only replies, “I know he’ll pull through, he’s such a strong man.”

This woman is in a unique psychological state – the state of denial. She can hardly believe what has happened. Not long ago she was in the yard with her darling, enjoying one of their favorite activities. The day before, they were at a friend’s home for a get-together. He seemed the picture of happiness and health. He didn’t even seem that sick when she brought him to the hospital. Now – in a blink of an eye – they’re telling her he’s gone. This is far more emotional pain than she can bear just yet. She’s not ready to accept that her partner of 40 years won’t be coming home with her. She’s not quite ready to face a life without him. So, her unconscious mind has provided her with an effective (albeit most likely temporary) defense against the pain.

So like DSK if you want to remain out of jail you need to learn the techniques of psychological & emotional manipulation of the people.

5) The system is designed to protect those who have power - political & financial power:

DSK had contested Lok Sabha election on the ticket of Bahujan Samaj Party (BSP). Why?

Because DSK knew that the entire system is designed to protect those who have political & financial power - even if they are criminals.

That's why DSK feels that no one will take any action against him.

SEBI will not take action against him even if he hasn't fulfilled his commitment of paying interest to Non Convertible Debenture Holders or will not prosecute him for taking fixed deposits in the name of companies which do not have legal permission to do so.

Economic Offences Wing of Pune Police will not prosecute him until he lets them do it.

Till he can manage the so call 'leaders' of F D Holders - DSK don't have to worry about MPID case.

And most important - the mainstream media - Newspapers & TV Channels - bothers about advertisers and not the readers. Whatever advertisers feed - mainstream media publishes.

Not only that!

I have heard that even Mumbai Grahak Panchayat had sent some representative to Pune F D Holders to convince them not to file case against DSK under MPID.

DSK believes that when you are so safe in this system what is the point in leaving the country - like Vijay Mallya!

So, the point is, dear Pune builders, advertise in the newspapers - local as well as national - advertise on TV Channels - Regional as well as National - not for selling property but to buy
protection from them. Consider it as your insurance policy!

When the entire system is with you why bother about some Vijay Kumbhar & Ravi Karandeekar?

But what about some 4000 plus F D Holders & more than 1200 flat buyers?

Don't worry about them!

They know well that when some accidents takes place - like a train or airplane accident or a bridge or a building falls down - common man dies.

They have already accepted that fall of DSK is some type of an accidents and they are bound to lose their life. Period.

Point is - builders in Pune, follow DSK and don't bother about MahaRERA or any act.

Dear readers, what say you?

This is my list of the top 5 skills of DSK - which every Pune builder needs to master in the post- RERA regime.

Would you like to add any skill of DSK which have missed?

Go ahead and add it in the comments. Please.

MahaRERA orders Runwal Homes to pay back Rs 1.94 crore with interest to a flat buyer

Runwal Homes to challenge the order in the Bombay High Court -
'Since the sale agreement was executed in 2014,
MahaRERA did not have jurisdiction
as the Act came into effect in May 2017':

MahaRERA

Complainants Avinash Saraf and Neha Duggar Saraf, approached the regulator after the developer did not hand over possession as stipulated in the sale agreement.

They paid Rs 1.74 crore between October 2014 and January 2017, to book a flat in Runwal Greens project in Mulund (West).

They said the flat was to be given to them on or before August 2016 as stipulated in the sale agreement. But the developer failed to do so.

The complainants said they paid 97% of total consideration of the flat.

They further contended under subvention scheme promoted by the developer, Runwal paid interest up to August 2016 under the tripartite agreement.

Thereafter the bank recovered instalments with interest from the complainants.

The Sarafs demanded the amount with 21% interest as compensation.

“When the complainants showed their willingness to cancel the booking, the respondent (Runwal) offered to refund amounts received, by its e-mail dated 1.03.2017. But the complainants insisted the developer pay interest at the rate of 21% and therefore, the matter could not be resolved,“ said the order.

“The complainants are entitled to get consideration amount of Rs 1,74,17,986, Rs 8,86,800 as stamp duty and registration charges and Rs 11,00,000, which is the amount of interest paid by complainants to bank during 30.09.2016 to 31.07.2017 with interest,“ said the order.

How to verify land and property details on Maharashtra Government's websites

Mr. Vijay Kumbhar at Moneylife Foundation:

The Real Estate (Regulation and Development) Act, 2016 (RERA) in Maharashtra (MahaRERA) was brought to ensure transparency and efficiency in realty deals, especially in the sale of plots, apartments, buildings or real estate project and also protect interest of consumers.

However the way MahaRERA is being used by the vested interest, I see no hope for common buyers who are not alert to its issues, says Vijay Kumbhar.

The Pune-based right to information (RTI) activist was speaking at Moneylife Foundation on 'How to use RTI for Property Matters and Land Plotting Schemes”.

Since RERA does not provide all the answers, Mr Kumbhar guided people on how they could verify land and property details themselves on government websites that already upload key information that is easily accessible to all.

Mr Kumbhar strongly urged people investing in property to make the effort to use tools and information that are already available in the public domain.

He pointed out how his entire investigation into the D S Kulkarni Developers fraud and their dubious property transactions were unearthed by using public tools, without even having to file Right to Information (RTI) applications.

Immediate impact of MahaRERA & GST on Pune flat buyers

Observations at Times Homes for All - Pune's First Post GST & Post RERA - Property Expo & Sakal Vastu - MahaRERA Registered - Property Expo on 26th & 27th August 2017:

The Times & Sakal Pune property exhibitions were sort of testing grounds.

After the implementation of GST & MahaRERA, some builders in Pune - who feel that they can complete their ongoing under construction projects - were testing their new sales tools & strategies.

On the other hand, some flat buyers in Pune - who are still interested in booking a flat in under construction housing project - were testing exact benefits of MahaRERA & GST.

1) As Usual - Area Specific Property Exhibition:

I visited both exhibitions. Talked to salespersons and a few flat buyers. As usual, according to the venue of the property exhibition - participating projects & visiting flat buyers were from surrounding areas.

Means at the Times exhibition at Orchid Hotel - mainly participating projects were from Bavdhan, Baner, Balewadi, Pimple Saudagar, Punawale etc. and visitors were mainly from IT companies in Hinjewadi.

At Sakal Vastu, Karve Nagar in Kothrud - participating projects were mainly from Sinhgad Road and the areas near Kothrud - including Bavdhan Budruk, Bhukum, Pirangut etc. Same about the visitors - they were mainly from Sinhagad Road & Kothrud.

It means that - location - area - was the focus of exhibitors & visitors. Not MahaRERA! Not GST!

Does it mean that MahaRERA failed to motivate the flat buyers to book the flats in the under construction projects - which was the main intention of RERA?

Does it mean that while buying a flat people still give more importance to the familiar location over the protection & transparency offered by MahaRERA?

Does MahaRERA mean a lot only to the builders and the government - like GST matters only to the traders & the tax collectors?

Did Pune flat buyers realize that 'RERA - Protecting Interest of Flat Buyers' is just a slogan - like 'GST - One Nation. One Tax' - to create false impression that the government bothers not only about foreign businesses but also about the Indian citizens?

What is your guess? Please, share your views in the comments.

2) Just a Property Exhibition. Not a Revival of Pune Real Estate Market:

The salespersons at both the venues told me that the 'crowd' was 'moderate' but 'genuine' & 'serious'!

(When less number of people visit the exhibition they are always labeled as 'serious buyers'. Why? Because real estate salespersons are trained to believe in 'Positive Thinking'. 'Being realistic' is considered as unprofessional.)

A few projects at Sakal Exhibition - Karan Group's Suncoast at Bavdhan Budruk and Rawat Realty's Madhuli - got a booking.

After a long gap, Pethkar Projects participated in Times exhibition at Orchid and as usual, wise Hinjewadi flat buyers took trouble to visit the site of Siyona at Punawale.

If you only focus on these incidents - you may feel that the learned real estate consultants' prediction - "After GST & MahaRERA Pune real estate market will revive!" - was right.

But this is an exaggeration. These few site visits & bookings were exceptions. These happened because of the skillful salespersons and the good qualities of the projects. And of course, because of the couple of over enthusiastic & impulsive flat buyers.

Like these 'learned real estate consultants', I don't work for the builders. That's why for me whether the builders get a good number of bookings or not doesn't matter.

For me, what matters is - A buyer should be able own a flat within his budget and at his prefered location. That's all.

That's why I am not compelled to create 'positive sentiments about booking a flat'.
Like one salesperson at Sakal exhibition suggested me.

Or it's not my job to motivate a 'sitting on the fence' flat buyer to book.
Like one salesperson instructed me, "Ravi Karandeekar, do write this on your blog - after GST & RERA property prices haven't gone down - in fact - prices have gone up and may keep on going up - so stop waiting and start booking!"

At the same time, I don't want to spread wrong ideas among my readers in United States, Canada, Brazil, United Kingdom, Germany, Norway, Poland, Ukraine, Russia, France, United Arab Emirates, Australia, Singapore & China. And of course, Mumbai, Navi Mumbai & Thane in Maharashtra. They consider my blog as a reliable source of information about buying a home in Pune real estate market.

So, my 'Pune flat buyer centric' observations about the immediate impact of MahaRERA & GST are -

3) What is the actual size of this flat?

A Flat Before MahaRERA
A Flat After MahaRERA

Every visitor to the exhibition noticed that the 'area statement' of the flat was very different. There was a new column in the area statement which created a lot of confusion. It is called "Enclosed Balcony"!

What is "Enclosed Balcony"? I know about the "Carpet Area", "Dry Terrace / Balcony" and "Attached Terrace". But I have never heard about "Enclosed Balcony"! What is it? Where did it come from? Everyone was confused.

Pointing at the new & revised floor plan, salesmen were explaining -

"Look at this bedroom.
This line shows that this much area was not actually a part of a bedroom.
It was not a part of a carpet area.
It was a balcony.
While sanctioning the plan this balcony was - officially - merged into a bedroom so that you can get a bigger bedroom.
Enclosing balcony and merging it into the bedroom was the standard practice.
Because of the MahaRERA we have become 'transparent' and
we have started showing it in the floor plan and mentioning it separately in the area statement. That's all!"

"It means that for so many years you were hiding this from the flat buyers. The carpet area you were mentioning was actually not the carpet area of the flat. You were adding water to milk and selling that adulterated milk - you were cheating the flat buyers!," said a visitor.

"Cheating! No!! It was the standard practice. The government knew about it. Builders were paying premium to the government to enclose the balcony!," said the salesman.

"Government and builders are always hand in glove. Now, tell me what is the saleable area of my flat?," asked the visitor.

"There is no more saleable area. No more loading. Only carpet area, enclosed balcony, dry terrace, attached terrace," said the salesperson.

"Okay. But what is the actual size of my flat?," asked the visitor.

"Area of your flat is mentioned here - in sq.ft. as well as in sq. mtrs. - carpet area, enclosed balcony, dry terrace, attached terrace," said the salesman.

"I saw that. But my question is - what is the actual size of my flat?," asked the visitor.

"Area of your flat is mentioned here - in sq.ft. as well as in sq. mtrs. - carpet area, enclosed balcony, dry terrace, attached terrace," said the salesman.

"If I add all these numbers - would it be the size of my flat?," asked the visitor.

"Why do you have to do that? Area of your flat is mentioned here - in sq.ft. as well as in sq. mtrs. - carpet area, enclosed balcony, dry terrace, attached terrace," said the salesman.

"What is your problem? Why are you not telling me the size of my flat?," asked the visitor.

"I don't have any problem. I have already told you the size of your flat - in sq.ft. as well as in sq. mtrs. - carpet area, enclosed balcony, dry terrace, attached terrace - Exactly as per RERA Act of 2016 & MahaRERA Circular 4/2017 dated 14.06.2017!," said the salesman.

4) What is the per sq ft rate of this flat?

Everything which is sold and bought has a rate! Petrol has a per litre rate. Potatos have a per kg rate. Ola has a per km rate. Even I am paid at the rate of rs xxx per hour. How come only property doesn't have a per sqft rate?

At one stall I heard this conversation about the property rate.

"What is the rate?," the visitor asked.

"No saleable area. No per sqft rate. Now it's a package. Agreement Cost + Stamp Duty + Registration Charges + GST 12% = Total Cost That's the package!," the salesperson said.

"Okay. Explain the Agreement Cost. You must have multiplied sq ft area with the per sq ft rate and added infra charges & something in it. Right?," the visitor.

"No saleable area. No per sqft rate. Now it's a package!," the salesperson.

"Does it mean that there are no infrastructure charges - no development charges - no parking charges - no mseb charges - no society formation charges - no club membership charges - anymore?," the visitor.

"No saleable area. No per sqft rate. Now it's a package!," the salesperson.

"What all I want to know is - Are there any other charges added in this agreement cost besides area into rate?," the visitor.

"No saleable area. No per sqft rate. Now it's a package!," the salesperson.

"Why are you not telling me the per sq rate?," the visitor.

"Because there is - No saleable area. No per sqft rate. Now it's a package!," the salesperson.

"I have a calculator in my mobile. I can divide this agreement cost or total package cost by the area and find out the per sq ft rate. If I can do it - why don't you it and tell me the per sq ft rate of the flat? Don't you have a calculator in your mobile?," the visitor.

"I have a mobile. There is a calculator in my mobile. But now, there is - no saleable area - no per sqft rate. Now it's a package!," the salesperson.

"There may not be a saleable area. But there is a carpet area. Right? I can divide total package or agreement cost by the carpet area and find out the per sqft rate! Isn't it?," the visitor.

"Why would you do that? Now you know that there is - No saleable area. No per sqft rate. Now it's a package!," the salesperson.

"Everything which is sold and bought has a rate! Petrol has a per litre rate. Potatos have a per kg rate. Ola has a per km rate. Even I am paid at the rate of rs xxx per hour. How come only property doesn't have a per sqft rate?," the visitor.

"After RERA - No saleable area. No per sqft rate. Now it's a package!," the salesperson.

"You are creating confusion! Wasn't RERA supposed to bring transparency?," the visitor.

"This is transparency - exactly as per as per RERA Act of 2016 & MahaRERA Circular 4/2017 dated 14.06.2017 - no saleable area - no per sqft rate - only package!," the salesperson.

5) What about GST?

Entire 12% GST Discount!

Another hot topic was GST - Goods and Services Tax! Most of the visitors realized that GST on property was not a good and simple tax at all!

Mantra Properties was offering - Entire 12% GST Discount - of course, for the limited period only!

Whereas one builder was promising to give away Rs. 3 Lakhs as ITC - Input Tax Credit - down the line.

One builder was promising to reduce Rs. 3 Lakh as ITC from the agreement cost and then you have to pay 12% GST on that discounted agreement value.

Whereas in their property price list of Siyona at Punawale, Pethkar Projects had mentioned the amount of GST - after discounting the Input Tax Credit (ITC)! You know? Pethkar Projects is passing on 6 % Input Tax Credit to the "eligible" flat buyers!

"GST Only 5.5%! Save upto Rs. 300 per sq ft!!" - Pristine Properties had come out with a limited period special offer on GST for Pristine Prolife at Wakad, Equilife at Mahalunge, Pristine Greens at Moshi.

Otherwise there was a huge confusion about GST. Mainly because of the distrust about the builders. We know that before giving 12 % discount a builder increases property price by 15 per cent!

6) Buy Property Blindly:

Pristine Buy Blind Assurance

After visiting these exhibition, I was almost convinced that the builders in Pune have taken a collective decision to create confusion among the flat buyers.

What was the intention?

Dishonor MahaRERA!

To prove that instead of bringing in transparency - MahaRERA has created ambiguity & complications. MahaRERA has made simple things complicated.

What would Pune builders achieve by discrediting MahaRERA? - You may ask.

Discourage the flat buyers from taking informed decisions.
Pune flat buyers, don't bother to visit the website of MahaRERA.
Pune flat buyers, don't bother to check the project's documents - sanctions - approvals on MahaRERA website.
Instead of that "Trust the Builder". Blindly. As you were doing for years.

Pristine Properties' "Pristine Buy Blind Assurance" puts it in clear words.

Pristine says - "Transparency is the right of every customer. Which is why Pristine Homes' hand-on-your-shoulder assurance of trust and reliability brings you Pristine Buy Blind Assurance."

What it means? Let the MahaRERA go to hell. Trust the builders in Pune. Keep on buying homes blindly. Like you were doing for years.

What say you?

Do you trust the builders in Pune?

Is it safe to buy blind?

Do you think that MahaRERA would help you to take informed decision?
