Clean Home Clear Mind

Terms of Transaction:




Sushant was happy in a rented flat at Kothrud. But, his father, Mr. Sudhir Vidwans, was not. Mr. Vidwans wanted his son to buy a ownership flat. In a good locality - which has proper roads and water supply.

Obviously, for Sushant, who works in Hinjewadi, Baner was the ideal location. So, Sushant visited and shortlisted a couple of projects. And finally Vidwans booked a flat at Balaji Generosia at Baner. (www.generosia.co)

You know why? Because, Mr. Nitin Chitodkar, Director of Shree Balaji Group Pune (www.shreebalajidevelopers.co) - developers of Balaji Generosia, was the only builder who gave the job interview!

Other builders refused to give telephonic interview to Mr. Sudhir Vidwans, who, at that point of time, was in USA. Mr. Chitodkar himself made an international call. At a suitable time for Mr. Vidwans - which, as per Indian Standard Time, was night in Pune. Mr. Chitodkar answered every question. Not only that, when Mr. Vidwans finished his long questioner, Mr. Chitodkar told him to feel free to ask whenever any question pops up in his mind.

At the end of the telephonic interview, Mr. Sudhir Vidwans, who is a chemical Engineer by qualification and a banker by profession, announced that Mr. Nitin Chitodkar has been selected for the final round.

The final round was conducted at Pune. For this round presence of Mr. Chitodkar was not required. The legal papers and PMC sanctions - approvals of Balaji Generosia were enough. Mr. Vidwans advocate scrutinized the papers thoroughly and gave his consent.

"Papers are OK. Builder is OK. Now, you can give a cheque of booking amount!," said Mr. Sudhir Vidwans to his son and they booked a flat in Balaji Generocia at Baner.

"You know, Mr. Ravi Karandeekar? It would be disrespect to call them a - "builder". Chitodkar Brothers - Nitin & Rajendra - are the transparent, professional and responsible "construction service providers," at the end of interview Mr. Vidwans told me.

A couple of days ago, Mr. Nitin Chitodkar called me. After announcing that recently he has given possession of Balaji Generocia, Mr. Chitodkar said, "Ravi Karandeekar, Can you meet the homeowners and interview them? I want you to share their experiences on your blog"

"Mr. Chitodkar, you are inviting trouble! Possession is mostly not so sweet - in fact - stressful experience - for a property buyer. Generally, you know, every home buyer has a long list of complaints. So, to share their dissatisfaction & disappointments with the world - home buyers invite me for a cup of tea - not a builder!," I said.

"But, I am inviting you! Meet and share the experiences of my customers," Mr. Chitodkar said.

"Have you received completion & occupancy certificate - or is it just - possession for furniture & fitments?," I asked.

"Generosia has received not only completion & occupancy certificate but PMC water connection too! You know, I launched this project in September 2010 and in April 2013 we had a possession ceremony. At that time, I assigned a professional film maker to interview a few home buyers. I can show you those films. All are happy!," Mr. Chitodkar said.

"Good! What about society formation?," I asked.

"Yes! Society is formed!!," said Mr. Chitodkar.

"Happy - satisfied home-buyers is a news - possession with completion & occupancy certificate, PMC water connection and society formation is breaking news - in Pune real estate market! I would like to meet your buyers & blog their experiences!!," I said and fixed the time to visit Balaji Generocia at Baner.

From Mumbai Bangalore Bypass, in the soft sunlight of the evening, two eleven story buildings of Balaji Generosia were looking good.

More than the beauty of the buildings, I liked the site hoarding. Because it was about a few ready for possession 2 BHK & 3 BHK Flats at Balaji Generosia and two upcoming projects of Shree Balaji Group Pune - Balaji Infinity, 2 BHK, 3 BHK, 3.5 BHK Flats and 4 BHK Pent Houses at Baner and Metro Jazz, 2 BHK 3 BHK & 4 BHK Flats opposite Balewadi Stadium at Baner!

Obviously, my first question to Mr. Nitin Chitodkar was about the property prices of available ready possession flats at Balaji Generosia. Mr. Chitodkar told me that a 2 BHK Flat goes for 71 - 73 Lakhs and a 3 BHK for 99 Lakhs.

Before I could ask him the next question about upcoming projects, Mr. Chitodkar gave me his mobile phone and told me to view the videos of his buyers' testimonials.

"First, tell me how could you give timely possession with completion - occupancy certificate & PMC water," I asked.

"It's not difficult if you really wish and sincerely try!," said Mr. Nitin Chitodkar.

"To wish and try - a builder should be customer centric - which most of the builders are not!," I said.

"I can't say about others. But, I am always available for my property buyers. I have personally finalized every booking. It's huge investment - every buyer deserves personalized service and commitment," said Mr. Chitodkar and called someone.

Yes, personal commitment of the builder was the first parameter of Mr. Vidwans.

Giving legal file to property buyer before booking - shows that the builder respects property buyer's consumer rights. In fact, now, there is no need to give a file to every enquiry. A builder can upload his legal documents and sanctions & approvals on his website. Till then a property buyer has no option but to refuse to book if the builder is not ready to give the legal documents.

Big builders, like Manish Jain of Kumar Properties & Shashank Paranjape of Paranjape Schemes, can not meet every property buyer to give personal commitment. But they can become professional and offer third party quality assurance certificate, compensation for delayed possession, warranty & guaranty in the flat agreement itself.

After all what every property buyer wants at the time of booking? Clean home and clear mind.

Reelicon Felicia Baner Pashan Link Road - 1 BHK Flat for Rs. 29.6 to 33.08 Lakhs & 2 BHK Flat for 41.22 to 42.89 Lakhs only!

When i visited Reelicon Felicia on Baner Pashan Link Road, i was curious about many things. For example -
1) What would be the property rate at Reelicon Felicia on Baner Pashan Link Road?
2) What would be the property price of a 2 BHK Flat at Reelicon Felicia on Baner Pashan Link Road?
3) Are 1 BHK Flats at Reelicon Felicia on Baner Pashan Link Road open for booking?
4) What would be the property price of a 1 BHK Flat at Reelicon Felicia on Baner Pashan Link Road?
5) Who is the builder of Reelicon Felicia on Baner Pashan Link Road?
6) What is the exact location of Reelicon Felicia on Baner Pashan Link Road?

It sounds weired, i know, but yes, i was repeating the "full name", exactly as i have written above, "Reelicon Felicia on Pashan Baner Link Road" when i was asking these questions to myself! Because, this time real hero was the location - Baner Pashan Link Road. Right?

For me "1 BHK Flat on Baner Pashan Link Road" was as exciting as "1 BHK Slim Fit Home in Blue Ridge Hijewadi" for Paranjape Schemes. For my reader, Mr. Atul, "Compact 2 BHK Flat with Swimming Pool and Club House on Baner Pashan Link Road" was a big attraction. In his comment on my blog on the launch of Reelicon Felicia on Baner Pashan Link Road, Atul has said:
"Would like to know the rates too.

My guess is that since the area is smaller for 2 BHK flats, 948 sq.ft. - the rates would be approximately around Rs 4000/- to Rs 4250/- costing a 2 BHK flat minimum Rs 40,00,000/-"
So, on the day of a launch, when i visited Reelicon Felicia on Baner Pashan Link Road, i straight way went to "booking counter" - which was crowded like a booking window of a Cinema Theater of the old days!

"Mr. Botre! Good to see you here!! I am Ravi Karandeekar...," extending my hand, i said to the salesperson.

"I am here for ages!," Mr. Botre, age 65 - may be 70, said and gave me the brochure and property price list of Reelicon Felicia on Baner Pashan Link Road.

Looking at the property price list, i said,"Rs. 3,750 per sq.ft.?"

"Launch offer for 1st to 4th floor! From 5th floor Rs. 50 per sq.ft. premium! My neighbor is charging Rs. 4,000 per sq.ft.!" Mr. Botre said.

Site of Reelicon Felicia on Baner Pashan Link Road was looking like a venue of wedding reception, so i had to search for a chair. When i was browsing the brochure and the property price list of Reelicon Felicia on Baner Pashan Link Road, I was forced to drink a couple of cold drinks, and eat multiple dishes of the snacks.

When i finished with the brochure, and started looking around, i didn't have to ask anybody "Who is the builder of Reelicon Felicia on Baner Pashan Link Road?". I saw three young fellas standing together, surrounded by a crowd, like a bride and a groom at the reception, accepting flowers from the visitors. I went ahead and took their photograph. Of course, i didn't forget to ask someone "who's who?"!

Coming out of pandal, i took photographs of all prestigious projects which are sharing compound wall with Reelicon Felicia - Mont Vert, Paranjape Schemes' Magnolia, Cristal Garden etc. Not only that, i zoomed my camer to max and tried to see whether my friend is taking a sunbath in her penthouse in Rachan Goldcost. But a helicopter "took off" from the bungalow near Gold Cost and i saw a familiar waving hand! Oh! What an offer!! 1 BHK Flat for Rs. 29.6 to 33.08 Lakhs... 2 BHK Flat for 41.22 to 42.89 Lakhs.... only!

Balaji Generosia, 2 BHK & 3 BHK Flats in Baner Pune 411045, receives huge response!

When Ravi Marda, my friend and Marketing Manager (91 76201 12345) of Balaji Generosia Baner Pune 411 045 (www.generosia.com), said,"70 % flats are booked!", i was not surprised. No! Not because, i believe that you, Pune property buyers, like the head line of their ad says, love to live beyond your means.

I was sure about the response because of the location. Baner! I was sure of a good booking because, I knew you prefer Pancard Club side of Baner, than the Rohan Leher - Hinjewadi side of Baner. Though, "behind Hotel Sadanand" didn't sound that attractive, for sure, it was better than calling it - "on the service road of Mumbai Pune Expressway at Baner Pune!"

But, you know? When i actually visited the site of Balaji Generosia, i liked the fact that it is on the service road - easy connectivity and accessibility! Plus, i could see that Balaji Generosia has good neighbors - Nirmiti Albacitta, Paranjape Schemes' Vasant Vihar, Rachana Beverly Hills and the rest.

When i was told that the main entrance of the project is on the internal 9 meter wide road and Shree Balaji Developers, the builders of the project, are planning to construct separate commercial space on the service road, i liked Balaji Generosia more. The commercial complex will protect the residential 11 story towers of Balaji Generosia from the pollution of Mumbai Pune Expressway, I thought.

Balaji Generosia has 2 Towers of 11 story - A & B. I liked the A Building than the B. A building has all 2 BHK Flats. 4 Flats on each floor. Staircase of A building is on the west side and has one window - so, i think, there would be some light on the floor lounge, at least, after the noon.

One more important point, considering that each building in Balaji Generosia has only one staircase, and not 2 staircases as per the recent PMC Development Rules, in case of fire, i guess, (Please, note that, I am not a fire expert! This is just my guess!) though Balaji Generosia may have received Fire NOC for the entire project, I will feel more safe in A building.

Because, looking at the placement of the building - on the stilt (not on the podium) - opposite the main entrance and because of the floor plan, I feel that, fire engines could reach to any side - outer, as well as inner space of the A building, more easily. I am talking about fire safety only because of the recent incident in Mutha Chambers on Senapati Bapat Road and limitations of PMC fire brigade.

It was disappointing to see that the builder, Shree Balaji Developers, has not given the carpet area of the flat. Website and the brochure of Balaji Generosia Baner only mentions "built up area"! It shows that, even the new builder knows that, educated and financially well to do Pune property buyer, who can afford to buy a property in Baner, is not much aware about his rights as a consumer. We have to work on this and start insisting on our "rights as a property buyer" and tell this to Pune builders in loud and clear words, when we visit the site or a property exhibition. Right?

Is location and property price enough to book a flat?


This weekend, one more question was nagging me. What does Pune builder think about - on what basis property buyer decides to buy a flat in his project? Only on the location and property price?

No. You don't buy a flat in Pune, only on the basis of a location and a price. I know. Most of the conversation we have over the phone and in emails is about the builder's ability to construct and the builder's capacity to deliver quality construction. Right?

But, 2 projects - Felicia Baner and Balaji Generosia - out of 3 - launched on this weekend only focused on the location and property price! They didn't talk about the builder's ability and capacity to deliver!

At Reelicon Felicia, when i saw the huge response - i wondered - like me - do these people on Baner Pashan Link Road in Pune know that Reelicon has delivered reasonably good quality at Garden Grove and Olivia at Ambegaon Village?

At Balaji Generosia, for the first time in my life - when i met and talked to M/s Chitodkar Brothers, builders who were personally working as "on site real estate salesman" - giving information and booking flats, i felt that they will do their best to deliver! But, it was just a feeling - i do not have any proof! Because, the builder didn't bother to give any - in his advertising and marketing communications. Location - Baner and Property rate - Rs. 3700 and 3800 per sq.ft. is enough or what?

Way to Darode Jog Properties' Westside County Pimple Gurav Pune 411027 - at 8 pm on Sunday Evening

At Westside County Pimple Gurav, Darode Jog who has "ability and capacity" to deliver quality construction was showing off his "Best Floor Plan in Pune"! However, I could only see "best site office", "best sales staff", "best audio visual presentation", "best brochure", and of course, "best furniture" in his sample flat! The builder, my favorite and ex-client, who launched his first project in PCMC, didn't show a thing that will tell you that Darode Jog Properties (www.darodejog.com) has an ability and a capacity to deliver quality construction!

Do these builders know how you get your job and how you have to prove yourself to get a salary every month? Or do they think that why bother for the bugger who only pays 15% of the property price to me? After all, housing finance company is my real client - who has the right to ask every detail about my project. The property buyer is just a kid - hungry for a candy!

Instead of talking only about the price and the floor plans of the residential real estate project, you may be wondering, why is Ravi Karandeekar raising these fundamental questions? I am raising these questions because when you book a flat in Baner, i know, you become a different person. You become the most enlightened citizen of Pune. You start facing big urban challenges this city is facing since it decided to merge 23 villages in PMC in 1997!
