In this mega launch event of DSK Dream City, D S Kulkarni Developers Ltd is opening booking of  'Parcel One - Waterfall Residences' - around 1,000 + units of 1 BHK, 2 BHK & 3 BHK Flats.

When I visited the site, yesterday evening, standing in front of the model of this cluster, with the sales staff of DSK I played a quiz of 'guess the property prices'. The sales executive gave me three hints:

1) Launch rate is nearly at par with the current market rate in East Pune
2) Size of the flat is spacious.
3) The quality of life at DSK Dream City - infrastructural services, amenities, ambiance & all - is beyond your imagination.

I knew the current market rates in East Pune. Size of flats was really good - spacious. But, I found it difficult to decide the value of infrastructural services, amenities, ambience & all that sophistication in the planning.

So, I played safe. I referred to current prices of high end properties in premium residential areas in Pune.
For example, a spacious 2 BHK Flat at Pethkar Projects' Samrajya at Kothrud costs around Rs. 1.3 Crore.

Considering the volume - number of units on offer - I didn't add a single rupee of the quality of life the 2 BHK Flat at DSK Dream City offers. At least, in this launch event, I was sure, DSK will not charge anything for the awesome infrastructure he is creating in DSK Dream City.

Confidently, I announced my guess and said - 1.25 Cr!

You know what? I won the property price quiz!

Moral of the story is DSK Dream City is Crorepatis' City!

And you know what? By 2017, according to Kotak Wealth & Crisil research, nearly 3 lakh Indians would be Crorepatis - high net worth individuals (HNIs)!

No wonder DSK scrapped SEZ and decided to developed residential township. In India, earning money is not a problem. But living a good life is. So, DSK Dream City is the need of the day. At least for a couple of crore Indian Crorepatis.

Amen.

    1. Right now every builder is creating hype of their properties. Every buyer should hold on on their plan to purchase flat so that demand will fall and rates will automatically come down.

  2. They should publish the price in ad. so that middle class people wont waste their time and energy in visiting site and feel more frustrated that their dream of owning decent home is impossible to become reality in this life....

    1. Total Package for 1 BHK flat approx.915 To 935 sq.ft.is 71 lacs...so it will be a dream only for common man....

  5. I think the rate in DSK Dream city are more than current rates in East Pune, 74 lacs for 1 BHK.. I mean that's way too costly than Magarpatta and Amanora. Also it is almost 6-7 kms outside pune and not even PMC. So DSK has taken big gamble here and its totally out of reach for middle class punekars

  6. 1 bhk in 71 lacs!!! Hahaha!!! "Gharala mahagadepan denari manasa". That area is 8 Km far from hadapsar main bus stop or from PMC boundary. No good infrastructure or connectivity to city. 2500 to 3000 rate is fine because near to Manjri Farm rate is around 4000-4500. Please do not impress by the facilities shown in the ad and do not waste your money.

  7. 1 bhk approx 75 lacs onwards.2 bhk 1.08 cr and 3 bhk 1.52 cr onwards. Yes this is for middle class. Add Rs 100 floor rise after every 5 floors. Imagine you are working in Hinjewadi and staying in Dream -city. When I asked the salesman what about the river. He said they are creating an artificial river and for water they would depend on Rain-Gods.Lovely isnt it. maintenance Rs 5 /sq ft. it would take 10 yrs to complete the project. God knows how and when the kids would enjoy all the amenities and at what cost.may be 2 to 3 thousand for learning each sport. Cheap isnt it. Difficult to caluclate what should be your monthly income considering all the monthly outgoings (need not mention home loan emi) to enjoy all the amenities. God bless all those who plan to buy a house of dreams.
