Water Deposit....Assured Supply of....Tanker Water

From 'Water Affidavit' to 'Water Deposit':




Big achievement of Credai Pune Metro is the invention of the most popular lie "People move in first; roads, water follow - and your property appreciates!".

Stupid people from other cities, states & countries buy this lie and invest in Pune real estate market.

Naive & young 'first time home buyers' believe in this lie and buy property which is not fit for living.

But there are some builders in Pune, who do not deal in lies. Mr. Sanjay Deshpande. of Sanjeevani Developers is one of them. When Mr. Sanjay launched Sangam, a single stand alone building of 36 units of 2 BHK Flats at Sus Gaon, he decided to take 1 Lakh Rupees as "Water Deposit" from each flat owner.

I was surprised when Mr. Rahul Gandhi, one of my readers who has booked a flat at Sangam, admired the idea of "Water Deposit".

"Don't you think that this is one more 'idea' to hike property prices?," I asked Mr. Rahul Gandhi.

"No. It's a practical solution to the current water crisis in Pune!," said Mr. Rahul Gandhi. Curious to know more, I met Mr. Sanjay Deshpande to talk about "Water Deposit" at Sangam at Sus.

"First, congratulations for selling more than 50 per cent flats in Sangam. I never thought you could sell a single flat. What's the secret of your success?," I asked Sanjay.

"Be true. Be logical." said Sanjay.

"Get out of Pune real estate market," I said.

"You can fool all the people some of the time, and some of the people all the time, but you cannot fool all the people all the time!" said Sanjay.

"Good for updating on Facebook!," I said.

"Sangam is for IT professionals working in Hinjewadi. Out of 36 units, today, only a couple of flats are available for booking. What does this prove? Be true - be logical - works!," said Sanjay and explained how a 2 BHK Flat for around 50 Lakhs at Sangam at Sus is the best buy for those who want to live near Hotel Sadanand on Baner Road.

"Till there is no PMC water supply - till the society is not formed and conveyance deed is not done - supplying adequate quantity of water is the responsibility of a builder. Sus will be merged in Pune Municipal Corporation - but, we don't know when. Even after the merger - no one knows how much time PMC will take to provide water to Sus. So, the society will have no option but 'Tanker Water'. How can society buy 'water tankers' if it doesn't have enough funds? As a builder, I consider it - my responsibility - to see that - the society will have enough funds to buy required quantity of water. So, I came up with this idea", explaining the idea of Water Deposit, Sanjay said.

"Water supply is PMC's job. But water management in a project is builder's responsibility. At Sangam, I am giving water recycling plant. Because of this, Sangam doesn't need to buy water for flushing and gardening. Plus, there are two separate tanks with water meters - so that, the society will know their exact consumption & requirement of drinking & washing cleaning water," said Sanjay.

"Why 1 Lakh? What's the calculation?," I asked.

"Calculation is based on water requirement and average water tanker rate in this part of Pune. Most important is - "water deposit' is the part of agreement - for which you get a home loan - and it will be handed over to the society ," said Sanjay and added that, "I am also curious to see how the idea of 'water deposit' works in real life. However, for sure, it's more realistic that writing '24 hours water supply' in the brochure and doing nothing for providing water!"

Thanks Ravida, what I will advise to ur readers is ask as many questions to ur builder u can & mainly not just about the amenities but the functioning of entire system of the complex they will be living in after possession. Do mind a building with occupants is like a living organ & has number of functions which needs to be systematized. Just swimming pool or gym isnt enough for day to day living. So get assured that the entire system is in proper mode to deliver!
    Do ask for any assistance on the subject.

  3. Sanjeevani Developers goes out of the way to ENSURE that you have to live in the company of mosquitoes and birds : http://ravikarandeekarsblog.blogspot.in/2012/03/home-for-mosquito-bird-lovers.html.

    Where do these developers get the power supply from ? any idea ? does the builder sell power as well ? does the builder ask for a "Power Deposit" in the name of 24 hour power backup.
