Frantically I called Rajesh Narang. Vice President Marketing of Pride Purple Group (www.pridepurplegroup.com). But he didn't take my call.
What to do? I was worried. Should I walk up to Indrayani River and try to find myself? I started wondering. It's somewhere on the Kanhe Takwe Road. Is it before or after the bridge? Not sure.
Thank God! Rajesh called.
"Rajesh, I am at Kanhe. To visit the site of Pride Purple Group's upcoming 300 acre township. Where is it exactly?," I asked.
"But there isn't anything to see...except, a few containers - why do you want to visit?," Rajesh asked.
"Don't be so secretive, Rajesh! Everyone at Kanhe knows about Pride Purple Group's upcoming 300 acre township at Kanhe!!," I said and told Rajesh how it is making Kanhe property market hot.
Refusing Kanhe is an investment destination, the sales manager claimed that Eco Valley (www.ecovalley.in) has more than 70 per cent home buyers. The 'end users' who have a budget of 18 - 19 Lakh for a 1 BHK & 24 - 25 Lakh for a 2 BHK.
"If there are no investors, How could you sell more than 800 flats in a year at Kanhe?," I asked.
Because of two reasons:
1) 15 coach Pune Lonavala Local.
2) Pride Purple Group's upcoming 300 acre township at Kanhe!
Poor road is no more an issue at Kanhe. This Diwali, Elite Green Acres not only got many visitors but a good number of bookings too, Mr. Saif Shaikh, Marketing Manager, Elite Landmarks (www.elitelandmarks.com) said.
Property buyers have realized that the current property prices at Elite Green Acres - 1 BHK for 17 - 18, 1.5 BHK for 21 - 22 & 2 BHK for 24 - 25 may go up any time.
Why rates at Kanhe may go up anytime?
Because of Pride Purple Group's upcoming 300 acre township near Elite Green Acres!
Anant Srishti had Diwali vacation. So, I couldn't meet any salesperson. But, I know for sure, the soft launch 2nd Phase of Anant Srishti got a good response. And I have heard that DajiKaka Gadgil Developers (www.dgdl.in) have increased the rates of their fully developed bungalow plots to Rs. 2,000 per sq.ft.
At the rate of Rs. 1200 per sq.ft. & 1400 per sq.ft., last few bungalow plots at Belleza are selling like hot cakes. Nilesh Thakkar, Marketing Manager at B. U. Bhandari Landmarks (www.bubhandarilandmarks.com), said. 70 per cent plots are already booked. Only 30 percent are available for booking.
Not only because of the development at the site & bank finance for the plot, but, mainly, because of the upcoming 300 acre township of Pride Purple Group, people feel that Belleza may be the last chance to own a bungalow at Kanhe!
I had to wait at the reception of Bharucha & Sons' Collina (www.bharuchaandsons.com). The sales executive in the cabin was not ready to negotiate the property price of a 3 BHK Flat. If your budget is less than 40 - 41 lakhs, please, consider a 2.5 BHK for 35 - 36 Lakhs, he said.
Why? Because of Pride Purple Group's upcoming 300 acre township at Kanhe, Mr. Rajesh Narang!
At Kanhe - real estate investment rule is - book a flat before the opportunity expires - make hay while the Sun shines!
Who knows what will happen after Pride Purple Group's 300 Acre Township is launched!!

DeletePride Purple should work on leakages, seepages and C- constro quality in their existing projects rather than preying on new Bakraas.
