Ravi Karandeekar is invited for a cup of tea!
Since, I wrote a blog "Invite Me for a Cup of Tea", I received a couple of invitations. I accepted a few and some are still pending. However, I couldn't write about any "tea party". In some cases, the property buyer was afraid of his builder. Some times, I couldn't put the experience in words. Both excuses made me sad. But, I didn't give up hope.
And look what happened! Last Saturday evening, Sunil called me. He said, "Ravi, I want to invite you for a cup of tea. I have taken possession of my flat in Sparklet - Megapolis Smart Homes 1. Tomorrow morning, around 11 am, we are performing a pooja. Please, come over!"
"Thanks, Sunil! I am honored!!," I said and immediately accepted his invitation.
Very precisely Sunil told me about himself and how he is reading my "Ravi Karandeekar's Pune Real Estate Market News Blog" for more than 2 & 1/2 years.
Referring to my blog on Xrbia, Sunil even made fun of me by reminding me that he is not a home-buyer but a real estate investor!
"Whatever! I am coming!!," I said.

On Sunday morning, I read my first blog on Sparklet - Megapolis Smart Homes 1, Hinjewadi Phase 3. Saw all the photos on Flickr. Became more and more excited to visit Sunil. To reach in time, I even felt like requesting Mr. Hemant Kulkarni, V. P., Pegasus Properties, Developers of Megapolis, to give me a lift. But, I realized that it would be unromantic to travel with him.
"What a romantic Sunday!," I said.
"Certainly, it is. Look at the drizzling rains...pleasant weather...keep that aside and come to bed..," my wife said.
"I was talking about tea with Sunil at Megapolis Smart Homes 1!," I tried to explain.
Sunil has come down from Delhi, his hometown, to take possession of his flat in Sparklet - Megapolis Smart Homes 1, Hinjewadi Phase 3. Which he has booked when he was in Mumbai. First for MBA and then later for a job. Over the last two and a half years, Sunil has visited Megapolis only three times. For booking, for Bhumi Pujan and for the registration of agreement. From booking till possession, Sunil told me that, Megapolis was sending him regular updates.
This time, Sunil, now working in Delhi, is in Pune for a few days. To complete all formalities of possession. To check & rectify defects - if any - in his property - like a broken tile. To have the necessary fixtures & fitments - like fans, lights, kitchen cabinets etc of his choice. To take possession of his first property - the 2 BHK Flat in Sparklet - Megapolis Smart Homes 1.
Today in 2012, in his twenties, without any financial help from the parents, Sunil is a home owner, only because of Sparklet - Megapolis Smart Homes 1 - 1 BHK Flat for Rs. 16.87 lakh & a 2 BHK Flat for Rs. 25.34 lakh. This is romantic.
Unfortunately, not a reality anymore for every educated, salaried, young person working in Hinjewadi. Today, most have given up the dream of owning a home at or near Hinjewadi. Those who haven't given up - are taken for a ride by unscrupulous fly by night operators.

For the first time, I didn't go to the office of Megapolis. Instead of that, from the bus stop, I straightway walked to Sparklet - Megapolis Smart Homes 1. Today, I am here to meet my reader. My reader has invited me for a cup of tea in his new home. This is romantic. I told myself.
At the main entrance of Sparklet - Megapolis Smart Homes 1, very proudly, I told the security that Mr. Sunil, owner of flat number 1202 in A5 building, has invited me. I was expecting a salute. But the security guard only showed me the way.
Everyone in Sunil's home was happy. Loving. Satisfied. Sunil was cool. He introduced me to his fiancee, Harneet. And to his mother. Did Sunil say that she was his mother or Harneet's mother? I was confused. So, I went on observing both the ladies and got more confused. So, I decided that - she is their mother. Who had come to Pune for the first time. And was very happy for Sunil & Harneet.
Sunil showed me his 2 BHK Flat. Finishing of the flat was good. Obviously there was no furniture in Sunil's flat. But it was not empty. It was full of good vibes.
Sunil introduced me to his & Harneet's relatives. But this time I didn't get confused. Now, for me, all of them were only human forms of love & affection for Sunil & Harneet.
"Happy?," i asked Sunil.
"Very much. I feel like I have become my father. I did all what I saw him doing when he purchased our home in Delhi!," Sunil said.
We went on the terrace of Sunil's building. Looking at Sunil, Harneet & their mother enjoying the green hills in the drizzling rains, I realized that someone raised in a good family always goes for a good home.
Sunil, you are not an investor. You are romantic good boy. Who is romancing the home. Someday, for sure, you will own a home in your hometown - in Delhi!

DeleteRavi, had you not been a real estate consultant, you would have become a good writer. I like to read your articles on real estate which are technical but do not sound technical and boring. It's like eating boiled palak, but added with Maggi masala, chinese soya sauce and fried well in oil to taste well. Thus, you get vitamins which are useful to your body and the added taste which your tongue urges to indulge in.

ReplyDeleteI had booked a 1 BHK in sparklet B4 during Dec 2009. Starting from the bhoomipoojan to its current state, I had made a photo album of the timely progression. Feel like sharing the pics with my new neighbour :) It has a video too at the end..

DeleteLet me know what is your formula of calculation of rent. For such a nice ambience - cleanliness, no traffic, close to office, spacious road, nice amenities - I was expecting rent to be at least 10K.
In fact I would not be surprised if rents become 1.5 times of Aundh Annexe for simple reason of being close to office and spaciousness.
i agree Ajay.. There may not be so many shops and necessities right now. But within 6 months, u surely will get to see many local shops coming up around the corner.. There is a saying in Marathi "sheeta thithe bhoota" :)

DeleteWhy not to put it on rent right now on 8K? Until there is enough population, no market will develop. And since there is no market you wont give it on rent. It is a vicious cycle. I would suggest to put a board of renting out right now. You can always increase the rent after 11 months or so.
Also, check out how residents of "premium apartments" are managing their daily groceries. That would be good learning on how to manage daily needs at Megapolis.

Thanks Ajay.. will surely think about your suggestions.. But my basic idea of renting after 6 months was not for the loss of good rent.. but actually emotional.. :) Being my first house, i would love to spend some weekends over there with my family, friends, cousins.. Thus that plan..
DeleteActually i had one thing in mind while booking the flat, its the corner most flat of the corner most bldg.. so basically two windows in my bedroom giving me plenty of light, air and the mountain welcoming me was for sure.. But the actual view turned out to be better than i had imagined.. I had booked a floor lower than the top (at the time of my agreement, the bldg was planned to be of 12 floors only.. had i know about the plan of 14th floor, I would have booked my flat on 12th or 13th ;)...).
Unless the owners do not reduce rent to at least 8K for 2BHK no families are going to come there. Many owners have got possession but hardly 10 flats have gone on rent till now.If owners wont reduce rent, no families no shops will come over.
DeleteTownship is completely under dust right now due to ongoing contruction in and around the township. curratently it turns into ghost township after 7 PM, for a small things like vicks, balm etc one has to come to at least 5 kms till hinjewadi chowk.
Unless owners reduce rate to make this place competitive, no families would come and consequences of renting to bachelors are well known.

A nice blog. It was quite a revelation to know that people have started living as far as Phase 3 of Hinjewadi. Do tell us about the social infrastructure. Is it better than Wakad or will it take some time?

Actually whole articale is written to praise Megapolis. Here Ravi is avoiding questions. I work in TechMahindra near Megapolis. There is no social infrastructure nearby. To just watch a movie you have to go atleast 15-20 km. No vegetable market or malls nearby.
DeleteThis area looks like ghost town at night. If u are trying to invest here then keep 5 years horizon for investment.
No IT guy will like to live here because there are cheaper aprtments available in wakad, baner, pimple saudagar.
The rate in this area is stuck at 3500-4000 for many years.
After xrbia situation will be more worse.

DeleteOnce enough population has started residing then malls, multiplex would jump in to get access to this "captive audience".
How difficult is to start a vegetable market? In fact, I would not be surprised if a Reliance Fresh or similar thing starts in Megapolis in next 6 months.
Remember, the people staying in these apartments has big purchasing power.

DeleteLooks good from outside (Sparklet building). Sangria was launched earlier but it still looks half baked in comparison. And considering the price difference, feel let down. (After all , how many would want a wooden floor and how much would one pay for it?).

I booked a flat in SmartHomes, Sparklet A4, Megapolis.
First of all they never informed in letters that they sent for payments to be made slabwise about the late payment fees that are applicable. Then later when the possession time was near, that is after 2 yrs they mentioned late payment charge around 40k which I negotiated and paid 28k.
Later, after I got possession from last 6 months i have been complaining about so many things that is not done propoerly. The best answer they give is to repaint which is not the solution.
1. In kitchen the slab fell over when they were grilling a hole in the neighbouring flat. Thankfully, i was saved.
2. Bathroom flooring was not proper. Water used to come in flat instead of going in the drainage. I got that repaired but then it was not done properly. I had to get them put a slab to prevent water coming out.
3. There was a leakage in kitchen ceiling and common bathroom which i doubt they repaired. They just painted.
4. There are more than 6 colour shades tiles in master bathroom.
5. Doors have been getting inflated and got them cut 3 times in 6 months.
6. There were iron rods coming out from the walls which I got cut.
7. Finishing is extremly poor in the whole flat.
8. Now, there is leakaege coming to the walls of master bedroom from bathroom and all paint etc is coming out.
9. If you put curtains, the holder comes out as the walls are hollow from within.
10. Kitchen sink does not drain water properly.
11. All pipes etc are leaking from period to period.
12. Walls are ceilings are uneven.
Overall, there is extremely bad quality of work and no audit done in this buildings. I wonder how can such a big builder not have audits and pass on flats in haphazard manner. I feel i have wasted my hard earned money by investing in thhis builder - Pegasus :(
