Why this happens, again & again, in Pune Real Estate Market?

On Thursday, 4th August 2011, DSK - D S Kulkarni Developers Ltd (www.dskdl.com) - launched DSK Kunjaban at Punawale. A small town in Pimpri Chinchwad Municipal Corporation. Located on Hinjewadi side of Mumbai Bangalore Bypass. Between old favorite Wakad and recently famous Ravet (Tropica! The blessed township!!).
DSK Kunjban is the first residential project in Punawale. And also, D S Kulkarni Developers' first project in Pimpri Chinchwad Municipal Corporation!
Result is - in less than 2 weeks, 'second' real estate investment destinations 'emerged' in Pune real estate market! First, is Urawade - 'just' 15 kilometers away from Hinjewadi, on Paud Road, near industrial town Pirangut, in Mulshi District.
Looking at this 'phenomenon', I was under the impression that, the intelligent and educated investors in Pune must have realized, new emerging real estate investment destination is nothing but a ponzi idea. With 5 to 20 acre of land and a big advertising budget, any one, even if he is not a builder, can create an investment destination in Pune real estate market and can suck huge amount of money without offering any assured returns!
Looking at the present condition of the old investment destinations like Kharadi, Wagholi, Undri and Chakan, i thought, this time, Pune real estate investors will not jump on the bandwagon and will refuse to donate their hard earned money to the builder.
At least, in the current real estate slowdown, the end user, the first time home buyer can own a home at an affordable rate at Punawale in PCMC.
But, i was completely wrong!
On the first day of 4 day launch event, Pune real estate investors, mostly in their 50s, booked more than 75 flats in DSK Kunjaban Punawale.
"Who knows?", Mr. Manoj Adkar, General Manager - Media, said, "At this rate, all 220 flats in the 3 buildings of DSK Kunjaban, opened for bookings, may be booked in this 4 day launch event!"
"Forget about the bookings! You know? I still find it difficult to accept that all these real estate investors, i see around, are actually here - at the site of DSK Kunjaban at Punawale!," i said and clicked a few shots.
Yes! I could capture them in my camera! Means, they all must be real human beings. I went closer and stood observing these real estate investors. Everyone was smiling, cheerful and in a jolly good mood! This was something unusual for me.
On phone, i don't see the face, but i can feel that the young caller who has a budget of 30 - 40 lakhs and wishes to live in Wakad - is angry. His Email reflects his frustration. The way you criticize me in your comments on my blog, shows how disappointed you are. You know? In years, i haven't seen a young boy or a girl talking about buying a property in a happy and cheerful mood!
Investing in a 1 BHK Flat for appreciation is nothing but a social crime! I told myself. And was about to leave the pandal of DSK Kunjaban, but a young man took my hand and said, "I was looking forward to see you here!"
"But, i was not expecting you! What's up?," i asked.
"Yes, soon, very soon, we are launching too! DSK is charging 3200. Do you think we can ask for the same?," the young man said.
Before, i could answer, out of the blue, my sister-in-law came and hugged me. I could feel that she was very excited. Looking at her husband i said, "Don't tell me that you have invested 25.5 Lakhs in a 1 BHK Flat of 437 carpet plus 90 terrace?"
"Yes! This is my second home!!," my sister-in-law whispered in my ear.
"Is it a wise decision? In a 5 year span, Ravi, do you think, i can earn more than the F. D.?," my sister-in-law's businessman husband asked.
"Certainly! Very wise!!," looking in my sister-in-law's eyes, i said.

I called them in the morning. and entire thing is sold out. Unbelievable but true.I think the trick is for 30-40L range, buyers are still there.and if you see the future, Rs 3000/ft is definitely a good deal.

I heard that garbage plant is already approved on survey no. 24 near dsk. Certainly the growth of this area will hamper once this news is spreaded to others. Whats your opinion ?
