What should i write about Pune real estate market? Please, tell me!

Requesting all of you who came from 2,229 cities and visited Ravi Karandeekar's Pune Real Estate Market News Blog 78,488 times and read 1,58,724 pages in the first half of 2009

Is it the right time to buy property in Pune?

Is it the right property price?

Right time and right property rate were your most important questions in the first six months of 2009 and are going to remain important to you in the second half too.

You will always like to find out "Will the rates go down further?" and "What appreciation can i expect if i invest in this property today?" and you are going to remain curious about the reputation and reliability of the builder and would like to read about it.

However, in the first half of 2009, two important developments took place. First, those of you who were convinced that i provide information about right time to invest and the right property rate, started subscribing to my Ravi Karandeekar's Pune Real Estate Market News Blog or joined my Ravi Karandeekar's Pune Real Estate Blog (Google) Group or preferred to Google "Ravi Karandeekar".

Your suggestions about the particular project, location or builder helped me to right useful information. Screen shots of Google Analytics posted on this blog are proofs of your contribution in making Ravi Karandeekar's Pune Real Estate Market News Blog a useful and reliable source of information for the property buyers spread all over the world.

You know that, this is just the beginning, i have to go deep, provide more in depth analysis and exclusive information which will help you to make a more profitable investment decision and select a right home for your family. I am very much sure that i will be able to do it because you will keep on writing or calling me, and even chatting on Google Talk (RaviKarandeekarsBlogs) with me, to tell what you want to know about Pune real estate and keep on guiding me to write more useful information. From 1st January to 30th June 2009 Ravi Karandeekar's Pune Real Estate Market News Blog received 78,488 visits from 2,229 cities:

Out of 78,488, obviously, maximum visits, 23,281 are from Pune. Means 55,207 visits, more than double from Pune, were from "out of Pune property buyers" who wish to invest in Pune real estate market.

Am i sounding like "Look, my blog is world famous!!". No, on the contrary, i am very proud of my Pune visitors and very much thankful to them.

Thanks a lot, all Pune visitors for helping a lot in making Ravi Karandeekar's Pune Real Estate Market News Blog more useful and authentic. You gave important tips, added your observations and provided your experiences which added a lot of value to this conversation and made it more reliable for "out of Pune visitors." Your honest and some times rude comments about me, property rates and locations were always reasonable expectations from the real estate industry. Is Ravi Karandeekar unbiased?

You know, i make it a point to tell you that i am real estate salesman and i write this blog, provide free information, to help you to book a flat in Pune real estate market.

Some of you don't believe that i am not paid by the builder to write about their project or i am not a real estate agent and raise the question about "unbiased" view. Considering the fact that i am the pioneer Pune real estate blogger, this is an obvious concern.

Since, i value transparency in our conversation, i make it a point to tell you that i am not an activist, property buyer or a builder but a real estate salesman who has his own version of the truth ( for example , about rising property rates) and sometimes, i present story from my angle (Nanded City Pune should not have reduced the property rate to Rs. 2,500!).

My intention is to help you to buy, choose a right property for your home, in Pune real estate market and not to promote or advertise any project or a builder. Of course, i have my personal favorites (like Tanaji Malusare City at Karjat) which are based on principals and not because of my relations (good example is Mr. Satish Magar! I admire him for his Farmers Direct Investment.)

In your decision to buy a home for your family, i know that my role is very limited and i don't intend to cross the line without your permission and knowledge. So, be sure that if i decide to promote a housing project, i will declare it upfront.

    In addition to what details you are providing you can also guide property buyers with details like:
    1. What are the emerging areas in next 2 to 5 years
    2. What are the best builders (Citywise) according to your analysis with your own parameters.
    3. Area wise segregation of prime properties
    4. You can make aware property buyers about providing basic information about Vastu/ Feng-shui etc.
    5. You can share more details from other metro cities in India based on above points.

  9. your blog is a nice compilation of the RE projects, schemes, launches, price reductions, devaluations, sales, offers, promotions in the city of pune. thank you for that compilation. any inside information on the builders' vulgar profit margins, builder-politician nexus will be good. i would like to read inside information such as

    1. certain ex-CM from MH (let's call him Vikas SarDeshmukh) has pulled all his money from a builder's(let's call him Purandare builders) projects leaving that builder in a lurch. that builder is blue (hint) in the face now.

    2. which builders will be under pressure to fund political parties for the upcoming elections and how that will factor into the rates

    3. who is running after mankar (is it bhai or dada?)

    Yes i agree with Vinod...its a good compilation of information on properties in pune....if it had not been for this blog, potential buyers would have had to search for properties in newspapers, various sites and that would take a long time i suppose and its inconvenient.

    - Congrats! Mont Vert is my favorite builder. I like Mont Vert Tropez. In Pune there are very few builders who can construct quality housing. Soon, this type of a flat is going to become a rare commodity!

    Before i started blogging, even i belonged to "one circle" in Pune real estate market. All popular ideas and beliefs of my circle were eternal truths for me.

    Why don't you talk to Mont Vert and get the things clarified? Just like you did here!

    You may have seen me not rejecting but publishing comments against me on this blog. For example, look at the 1st and 4th comment on this blog. These are not exactly "flattering" statements about me. I could have easily reject them. But no, i didn't reject them because the persons was speaking on my face and not on my back.

    So even if i don't agree with their judgement about me i respect them for being frank.

    Be brave. Call Mont Vert and ask! Expand your circle!

    Thanks for the time you put for this blog. As a regular reader, I certainly appreciate your work.
    I read blog for your judgment, analysis. I read blog for Reader's comments to under their frustration and their view.
    This is what I would like see to use my reading time effectively.
    1. Increase your own analysis of the facts you present.
    2. Invite builders and ask them to present their point of view thru interview or whatever means you think appropriate.
    3. Develop your own set of parameters that will give indication of Pune real estate trend.
    4. Be a catalyst in the bringing full transparency in all the deals.

  17. Ravi, why dont you give us some analysis of builders in pune. which are the tier-1 builders, how does each builder compare against each othe. I know that choosing an hones builder is perhaps like choosing a pickpocket out of a gang of thieves, but still would like your views on this since you have worked with these people for so long. I wont ask you about the worst builders because I know you will probably not like to malign anyone on your site

    I feel very sorry for writing harsh words for you and good words about Mont Vert in my last reply to your comment. Reading those words must have been an unpleasant experience for you.

    One has a right to have strong opinion about the certain topic. I should respected you and should not try to change. Because more than builder is good or not what i value is respecting you as you are.

  19. I fairly agree with Ravi when he praises MontVert builders. Not because I own a MontVert flat or I get any kinda incentive from them, but for the scheme they have launched for the benefit of the property buyer. MV is the first of its kind to offer a scheme like this which would benefit both the builder and buyer instead of benefitting the builder as it happens otherwise.

    I want to give those ppl (who are agreeing to disagree with Ravi on MV issue) an example of a scenraio, say, If tomorrow kalpataru guys say that they are waiving off the stamp duty fee and the builder would borne the same. But they do no increase the flat rates..evrything is the same... and the next day Ravi applauds Kalpataru os making such a move.. whats wrong in that guys...

    Remember, its not just like any other blog guys... we also get valuable information about how to foray in this property market...

    "If you cannot admire good people, do NOT criticize even" --Bottom Line.

    Try learning beforehand from someone's experience gained over years rather than from your own bad experiences.

  25. Stay away from Elpro-metropolitan.
    Because the progress is very slow. Possesion was told in Dec 2009, but not given till June 2010. The layout is changed suddenly..basement parking removed and and club house shifted in ameniti area..one building added extra ( building 'J'. No modification in flat is allowed even after several requests. customers at mercy between cushman and elpro officials. Elpro officials dosent listen to them and cushman is slave of elpro cant do anything for fast work of site.

  27. Metropolitan, Chinchwad- The Inside Story

    Don not buy flat at Metropolitan Chinchwad
    Here is the story of what they did to Phase I. Elro (Agarwal)and Cushman Weikfield (Ranjeet) started advertising the project in 2006-07. People actually started booking flats in 2007-08. In 2007-08 people were told that possession will be given latest by Dec-09. Infact people were told that the internal target given to contractors is Sep-09 and 3 months is the buffer. I also recall one of the comments made that the existing customers might celebrate their 2009 Diwali in their homes (As of now existing customer (Or rather I would say, OWNERS) dont even know when the project will be complete and whether they can spend their 2010 diwali in their homes)

    They started plints, and putting slabs very fast. Some slabs were complete in 20 days (Hard to believe) but there was a reason for that almost 85% of the payment becomes dues on completion of slabs and 98% on completion of brick work, For phase I, 12 slabs were completed somewhere in Sep-09 and brick work somewhere in end 2009 or early 2010. Now the job was done, they are not interested in the remaining 2 % so they dont care about completing the project. They started bookings for Phase II one building in Dessara -09 and as of Aug-10 (After 1 year they have just completed 1 Floor) That means these people have to suffer for another 2- 2.5 years to get the project. The project layout was changed. In the original plan of 2 buildings they have one more building where the club house was planned. (so the plan can change at any point of time. They can erect one more building in the centre of the project also)

    For existing customers, who are asking for possession, they are told that if they are not happy with the progress (Which is overdue for 2 months as of August) they can cancel the flat with a penalty of 25%.

    Add to that I heard now they have started asking interest @ 24% from existing customers for any amount of delay in payments. So if u apply for a loan and there is a delay according to the agreement, be prepared to pay interest @24% p.a.

    Elpro Mall and Amenities:
    Also forget about the amenities, now people are worried about the stand alone building and parking only not even the fence and entrance gate as he is not even started working on this.

    I heard Reliance has cancelled the contract for the reliance mall and elro does not have funds to complete the mall for their so called MULTIPLEX. They have a financial crisis since they have taken loan even for the existing project and before starting any building they have to take a NOC for that.

    One more thing they have deleted their existing blog ask them why they did so ??

    If u are planning to buy a flat there ask them about the truth of the contents above. or if u need any specifc details post in ur questions here. I will try to answer them.
