From the day Vastushodh Projects' Urbangram at Kondhawe Dhawade, on Warje Khadakwasala Stretch of Karve Road, was booked in a day, it has become very difficult for me to answer your calls. What can i say, when you call me on my mobile 919860044110 and ask "Ravi, where can i get a 2 BHK Flat in 20 lakhs?"

'A 2 BHK in 20 Lakhs' is not the only tough question you ask me every other day. Since the 'Sparklet' - Megapolis Smart Homes 1 at Hinjewadi Phase 3 is sold out, i have no answer for - 'a 2 BHK in 25 Lakhs'!

For a while, you know what? 'A 2 BHK in 35 Lakhs' was also an equally tough question to answer. But, Thanks to Tropica, the blessed township at Ravet in PCMC, i have an answer!

Of course, not everybody was happy with my answer for 'a 2 BHK in 20' or 'a 2 BHK in 35'! Some of you wanted me to suggest a project in their familiar preferred area. They didn't want to go to Kondhawe Dhawade - they wanted Warje or Bavdhan. Not in the 3rd phase of Hinjewadi or in Ravet but in Wakad - Balewadi.

When it comes to 'location', i take the liberty to be rude and ask the caller whether he has ever seen a hoarding of any housing project in PMC & PCMC?

"Yes, of course! There are lots of hoardings all over the town!," the caller says.

"What's the message on these hoarding?," i ask.

"What message? The hoardings talk about some real estate project," the caller says.

"Oh! It means that you didn't get the actual message!! Theses hoarding tell you that - if your budget is less than 40 Lakhs you are not welcome in PMC - PCMC!," i say. If it had been possible, PMC - PCMC would have picked you up and dumped you in the fringe villages. Like PMC used to dump garbage in Fursungi. So, whether you like it or not there is no place for you in PMC & PCMC. You have to go away!

The other-day, you know what? I told someone, who has a budget of 25 lakhs, that, soon, PMC - PCMC, local governments, are going to follow the central government of India and are going to pick you up - while you are sleeping - and throw you out of PMC & PCMC limits. Why? Because, now, in India, citizens are considered as human garbage!

However, it's easy to say - "Go away!" "Quit PMC - PCMC!" But, it's difficult to answer "where?" - Where can one find a good 2 BHK Flat in 20 to 30 Lakhs and a good 1 BHK Flat in 15 lakhs?

So, i become the happiest person in Pune whenever i find any project in Pune real estate market which offers a 1 BHK Flat in 15 lakhs and a 2 BHK Flat in 20 - 30 lakhs in a convenient location near Pune. For example:
1) Star City at Shirval on Pune Bangalore Highway.
2) Dajikaka Gadgil Developers' Anant Srishti at Kanhe - on old Mumbai Pune Highway (NH 4) and the Railway Route near Talegaon.
3) Anandgram Yavat on Solapur Road and
4) Anandgram Talegaon Dhamdhere on Nagar Road - where you can get a 2 BHK Flat in 10 - 11 lakhs.
5) And now, Vanalika at Pirangut!

Vanalika Pirangut is on Paud Road. Just 8 kilometers from Chandani Chowk, on Mumbai Bangalore Bypass, at Kothrud, in Pune 411 038. Approx 4 kilometers from Paranjape Schemes' Forest Trails Bungalow Society and Mont Vert Belair in Bhugaon on the same Paud Road.

Pirangut is known to people like me who live on Paud Road in Kothrud Pune. So, i got excited when Gaurav Somani and Rahul Mundra told me about their upcoming - 12 acre township of 1,000 flats - Vanalika at Pirangut.

"We are developing this township for the people who have a budget of 15 lakhs for a 1 BHK & below 25 lakhs for a 2 BHK Flat and will not mind travelling 8 kilometers away from Kothrud," 24 year old - second generation builder - Gaurav said. On this weekend when they invited me to visit Vanalika, i said, "Chalo Pirangut! The new real estate investment destination in Pune"

    1. Sanctions & permissions take lot of time! Otherwise, the concept of the project is good. Builders are capable. Let us hope for the best.

  4. I hv visited on 10 april, & sales executives give no correct info that time about booking,,,i tried 7-8 times phone for details but not received the info..last day i again visited site & now rates are incresed...no one to entertain there properly..

I checked up vanalika and found the Nakshatra near gothawade phata is a good deal both cost wise and area wise, if one can travel extra 4 kms, its a good deal asthough its a scheme of 192 flats only but the builder is good and reliable, again the posession time what vanalika will tkae with all those eminities is like 5 years. The biggest turnoff is after paying 1 lakh you get parking on lease for 10 years after which builder can charge a premium to you as per the rates prevalant that time, which is not the case with nakshatra pirangut at gothawade phata.

    I have visited the site yesterday. They haven't started any work yet. Can you please advise, if this can be considered for investment. What would be the future prospects in Pirangut area, would there be appreciation?

    I am planning to buy a flat near to my workplace at Hinjewadi. Do you think Pirangut is good destination to stay with family in the context of the basic amenities in the nearby area, like chemists or general stores and may be small shops selling the basic veggies?

      The total cost all inclusive (also covered garage)is less than 30L.
      There are also smaller size flats available.

Hi ravi, I work in baner and want to buy a good 2bhk flat located around 15km radius from baner, right now i have a budget of 25lakh but if i wait till next year may, my budget might rise till 35-40. whether i should book a flat right now with 25 lakh budget or else i should wait till next year may to buy a apt in better area like wakad or ravet? please help

  11. Hi Ravi, I bought a flat at Urbangram, Pirangut. While applying for a loan, manager is confirming for actual valuation of the flat to sanction a loan amount. Can you please let em know the actual valuation of the said property as per location. This will definitely help me to judge weather bank will sanction my expected / proposed loan amount or not....
