  1. Two things here: -
    1) Terrace is 100%.
    2) Loading is 30%.
    When calculating the rate take this into consideration when comparing with nearby projects that charge 50% for terrace and have 25% loading. Then this does not look so cheap and attractive.

    Now, we are in 2011.

    "Saleable area" "Loading" "50% 0r 100% Terrace" were considered in the last century.

    In Maharashtra, property is sold on the 'carpet area'. Carpet area gives you more clear idea about the usable space in side the 4 walls.

    Please, de-learn.

    Look at the property price from the buyer's point of view.

    Not from the 'builder's' point of view'!

  3. Ahh...."Last Century"
    Here comes mine as well as Ravi's pet term.

    Good old “Last Century”
    -----------------------

    Consider a flat with 1000 sqft carpet & 200 sqft terrace.

    In the good old “last cenury”:
    50% of terrace (100sqft) + 30% loading on (1300sqft) gives salable area = 100+1300 = 1400 sqft

    In RaviK pet Gabru Jawan’s GenX+ century, same flat salable area is calculated as:
    30% loading on [ 100% of terrace (200sqft) + Carpet (1300sqft) ] = 130% of 1500sqft gives salable area = 1950 sqft

    With change of formula to calculate salable area, the same flat which was earlier being sold as 1400 salable/built-up now sells as 1950sqft (that’s whopping ~40% more as compared to )

    This is applicable to all builders, nothing particular against Relicon. As a buyer, we need to keep our eyes open and ask right questions – after all its about OUR hard earned money and half life burdened with EMIs.

    Is my calculation wrong or is it just a trap by builders or are buyers buying in wrong century Ravi?

    Oh, BTW location of this project sucks big time.

    In the good old “last cenury”:
    50% of terrace (100sqft) + 30% loading on 1000sqft carpet area (1300sqft) gives salable area = 100+1300 = 1400 sqft

  5. Why carpet area?
    Because 'saleable area' 'built-up" 'super-built-up' did't tell you exactly how much space you get inside the 4 walls.

    In a flat you - only - own 'a space' inside the 4 walls - not the walls, not the ceiling, not the floor - only the 'space'.

    To give falls idea about the space you pay for the builders used to give bigger numbers by adding terrace and other common areas and reducing the price by dividing it under many heads - parking, club membership etc.

    So, to give almost realistic idea - now - property is sold on the carpet area.

    It means that, now, you should divide all inclusive property price by the carpet area.

    Means, at Crimson Dale & Reelicon Alpine Ridge the property rate is Rs. 7,090 per sq.ft. + ST+VAT. (approx)

    But, besides the per sq.ft. rate - point is - in Pune real estate market - now - builders are building only for the people who have a certain budget.

    In the prime areas - like Baner - Pune builders no more want to build a 1 bhk flat for those who have less than 40 lakhs budget.

    (If your budget is not above 80 laksh you can't live in Kothrud.)

    In the prime areas - Pune builders no more want to build a 2 bhk flat for those who have less than 50 lakhs budget.

    In the prime areas - Pune builders no more want to build a 3 bhk flat for those who have less than 70 lakhs budget.

    It means that young Punekars who earn around 1 lakh per month can buy only 1 BHK flat in Baner.

    I am concerned about these buyers who are forced to live in a fringe village.

    But Reelicon Alpine Ridge offers you an opportunity to own a 2.5 BHK or 3 BHK even if your budget is 60 - 65 and live in Baner.

    - I am happy about 'an opportunity' and do not claim that the property is 'cheap'.

    - Discussing old - out dated - ideas - means - not considering whether "is it worth to pay Rs.7000 plus per sq.ft. to live in Baner - or should be better to go to Megapolis (approx property rate Rs. 5018 per sq.ft.) or live in a fringe village like Sus?

    I am real estate salesman. I care for the buyers. I write this blog to help them to take an informed decision.

  7. Go for ones that are in market right now as ready possesion. These projects are still being sold with 25% loading and 50% carpet. I know trend for newer projects in Pune is now going to be 30+% loading & 100% terrace. I agree with Ravi that you should only worry about carpet area finally and not saleable area. Point is just to be aware of the terrace % and loading when calculating rates and people often get caught up in this builder is offering 4500 psf vs that one is 5000 psf. Even though when you do the agreement it is on Carpet area builders will generally tell you and quote you on Saleable area. I am happy that Ravi agrees that this property is not cheap even if it may appear so if you don't compare in the right way. Whether you buy or not depends on factors like your budget, location preference, infrastructure availablity etc. Just don't buy this because you have been misled that it is cheaper than the others in the area.

  8. Grow up, guys! Start considering property rate based on the carpet area.

    Property rate = all inclusive price (means including VAT, Service Tax & Maintenance which you give at the time of possession) / carpet area

    Property rates based on saleable area is an outdated idea.
