What is so great about Metro Jazz, Baner annex, Mahalunge?

I wrote a long review of Metro Jazz when it was launched in 2014. I interviewed Mr. Vikas Achalkar, the architect of the project, who claimed that Metro Jazz is for the people who want to upgrade to a better flat than their current ones at Wakad, Baner, Balewadi, and even at Kothrud. Mainly because Metro Jazz offers:
1) More carpet area
2) Bigger room size
3) Better space layout & space utilization
4) Better light, ventilation & privacy
5) Better specifications & amenities & enough parking
6) Better infrastructural services & safety
7) Contemporary elevation.

So, when I heard that the first phase of Metro Jazz has received O. C. (Occupation Certificate) and has started giving possession, I decided to visit it, talk to the flat buyers and check how it has shaped up. Here are my findings:

1) Property Centric Decision:




Generally, first time home buyers in Pune take a location-centric decision.
IT Engineers working in Hinjewadi look for a flat at Hinjewadi, Maan, Marunji, Sus, Mahalunge.
IT engineers working in Eon IT Park Kharadi look for a property at Keshav Nagar, Wagholi.
Someone who has relatives in Kothrud goes for Bavdhan, Bhugaon.

First, they decide their preferred location and then choose the project of their choice which, of course, fits in their budget.

At Metro Jazz, I met a couple of IT Engineers who's preference was not 'a flat near their office'! Not only that! They stretched their budgets to book a flat in Metro Jazz!!

Why?

Because their decision was property centric. They were looking for a good property.

For example, Chetan Sontakke is working in Kharadi but he booked a flat in Metro Jazz. He said -
1) Today, I am working in Kharadi. But who knows? Tomorrow I may join a company in Hinjewadi. Switching jobs is very common in IT.
2) At this point in time, I am 'single' but tomorrow, I may marry a girl who is working in Hinjewadi!
3) If I continue working in Kharadi - in near future - the traveling time may be substantially less because of Metro. Balewadi Stop of Hinjewadi Shivaji Nagar Metro is near to Metro Jazz.
4) Those who are born & brought up in Pune - do they refuse to take a job because the company is far away from their home? No! People from Kothrud join a company in Kharadi - someone born & brought up in Hadapsar joins a company in Hinjewadi. Isn't it?

You may ask - what is so good about the flats in Metro Jazz?
The answer is
1) The flats in Metro Jazz are spacious -
A) 4.5 BHK Flat - 1972 Sq.ft Carpet
B) 3.5 BHK Flat - 1557 Sq.ft. Carpet
C) 3 BHK Flat - 1207 to 1365 Sq.ft. Carpet
D) 2.5 BHK Flat - 1207 Sq.ft. Carpet
E) 2 BHK Flat - 827 to 933 Sq.ft. Carpet

2) The layout of the flat is efficient

3) Specification are top of the line

4) Good light & ventilation in every room

5) Scenic view from the flat

Because of these reasons, flat buyers like Chetan had stretched their budgets.

On any weekend around 30 families visit Metro Jazz.

Frankly, I was surprised to see such a good response to a project which offers properties in this price range -
A) 2 BHK Flat - Rs. 85 Lakhs to 1.02 Crores
B) 2.5 BHK Flat - Rs. 1.12 Crores
C) 3 BHK Flat - Rs. 1.28 to 1.51 Crores
D) 3.5 BHK Flat - Rs. Rs. 1.71 Crores
E) 4.5 BHK Flat - Rs. 2.30 Crores

But when I talked to Abhishek & Binny, who are the first one to take possession and move in Metro Jazz, I realized that Metro Jazz is far better than the others in this price range.

Plus, the progress of the construction and options of ready possession, early possession and under construction makes Metro Jazz more attractive than others in the same league.

2) Construction Quality is as Good as Kasturi Apostrophe:




In their candid video interview, Abhishek and Binny had compared Metro Jazz with the other projects they have visited in the vicinity of Wakad, Baner & Balewadi.

You know why did they decide to book a flat in Metro Jazz?

Because Metro Jazz is as good as Kasturi Apostrophe at Wakad - where they were renting a 3 BHK flat for nearly 4 years!

Because of Kasturi Apostrophe, their expectations about the specifications, flat design, & finishing were quite high. That's why they went on rejecting projects. Till they found Metro Jazz!

Metro Jazz was comfortably fitting in their budget but there was one serious problem. They wanted 'ready to move in' flat. And at Metro Jazz, they had to wait for nearly a year.

Still, they went for Metro Jazz and went on paying rent plus EMI for one year.

Now, they wonder - 'why didn't we go for a 4 BHK. No problem! Eventually, if we feel like going for it - we can get it in Metro Jazz itself!'

3) Good Customer Care:


When these guys praised Metro Jazz, they didn't only talk about property. They talk about the builder and his staff too.

Abhishek very candidly said that this builder 'listens'!

Both of them have Mr. Nitin Chitodkar's - the builder's - phone number. Whenever they have called the builder, the builder has taken their call. Met them at the site office and resolved the issues.

Same about the staff!

'One evening I realized that one street light was off - I called Arjun - He took care of it' said Abhishek.

This builder is approachable and responsible. That's why though we are the first and only residents - our stay is quite comfortable. Said Abhishek.

We wanted some minor modifications - either the builder did it or helped us to get it done. Said Binny.

The first time home buyers who have stretched their budgets to book a flat in Metro Jazz said that the builder is quite considerate about payment terms & schedule.

No wonder, when I told Arjun Mane, the project engineer, that I want to interview a family who has taken possession, he confidently took me to Abhishek & Binny!

4) Good Water Management:




Since there were so many visitors, Karan Sharma (99230 22163), the sales manager, couldn't spare time for me. So, the project engineer showed me all types of flats and clubhouse. At the end of the tour, I told him that - "Arjun, I am Pune real estate blogger. Not a flat buyer. If you really want to impress me, show the infrastructure services in Metro Jazz - mainly water processing system"

"Sure!," Arjun said and took me to the water filtration and R O Plant in the lower parking of the under-construction B building and explained it.

"Metro Jazz is in Mahalunge - not in PMC - but you know what? - the flat owners in Metro Jazz will feel that they are living in PMC!", Arjun said.

"How is it possible?," I asked.

Because of 2 things. 1 - Road. 2 - Water.

We are constructing - at our own cost - the cement concrete approach road and installing street lights.

We have 10 borewells which supply nearly 5 lakh liter water every day - which is more than enough for the 230 flats in Metro Jazz.

Plus because of this filtration & R O Plant, the quality of the water is as good as PMC water - in fact, a little better.

Now, tell me, if there is a proper approach road and ample good quality water - how come anyone can feel that he is not staying in PMC limits?" Arjun asked.

Certainly, this shows that the builder of Metro Jazz is serious about customer comfort!

That finding is - Most of the flat buyers who have booked flats in Metro Jazz - nearly 70 % of them - have read my review and found it helpful to make the decision!

Why did the flat owners in Akshar Elementa invite Ravi Karandeekar?:

Meeting the flat buyers in Akshar Elementa was certainly one of my most pleasant experiences. All I had to do there was to listen.

And listening to their ideas and plans about the formation of the Co-Operative Housing Society and taking over the maintenance management was certainly a positive experience.

At Akshar Elementa, there were some issues but not serious disputes with the builder.

No major complaints about the quality of construction and amenities, or about basic infrastructure services like water supply.

A good number of flat owners were present for the meeting. All of them had done their homework, had their own ideas - which they were expressing with a lot of enthusiasm.

There was no frustration. No dissatisfaction. Not even bitterness.
What all was there was positivity and proactivity.

Of course, there were some concerns. For example the road.

But the Akshar Elementa flat owners were aware that they were living in Tathawade, the recently merged village in PCMC, whose development plan has been sanctioned only recently and its implementation has just started.

Plus, they knew that it's the first phase of Akshar Elementa. A few more phases are yet to come. Obviously, the complete picture is not yet clear.

You know what?

Very rarely I come across the flat owners who are not at all repenting for buying a flat.

Generally, flat owners invite me to their society only when the honeymoon is over.

When they find it difficult to face the reality.

When they realize that they have made a big mistake.

When they accept that their builder is not going to fulfil his promises.

Then they invite me to help them to solve their issues.

They pay me handsomely for guiding them to resolve their issues.

For example - Willows Twin Tower Maan Hinjewadi, Florista County Handewadi Road Hadapsar etc.

But Akshar Elementa Tathawade was an exception.

These flat owners didn't invite me because they were in trouble and needed my consultation.

That's why I am still wondering - Why did they invite me!

Is it because - like talking to me on 919860044110 - before booking a flat - inviting me to a society meetup - before taking over the maintenance management - has become an 'in thing' in Pune real estate market!

I guess so.

Banks & politicians can not take the victims of DSK fraud for a ride

Why did DSK F D Holders go to Bombay High Court against Marathe bail?:




In this latest Marathi YouTube video update, Mr. Vijay Kumbhar talks about the case filed by the Fixed Deposit Holders of DSK - D S Kulkarni Developers Ltd - in Bombay High Court against the decision of Shivajinagar Special Court to grant bail to Mr. Ravindra Marathe, Chief Executive Officer and Managing Director of Bank of Maharashtra.

Victims of DSK Fraud filed a criminal application listing all the 'suspicious' things happened in the bail hearing of Mr. Marathe and raised questions about it. Bombay High Court has accepted the petition and has issued notices to all the concerned parties.

At Shivajinagar Special Court when the bail application of Mr. Marathe was heard, DSK F D Holders realized that the Public Prosecutor Advocate Pravin Chavan was not present to plead their case and that the Investigating Officer ACP Nilesh More suddenly changed his stand about the custody of Marathe - so they had appointed their own lawyer to represent themselves. Though their lawyer couldn't argue - the special court accepted the F D Holders' written say.

By taking these steps - Mr. Kumbhar says - F D Holders have given a loud and clear message to the banks & the politicians that no one can take them for a ride. Banks and politicians can not meddle with the law and try to victimize the DSK F D Holders. Watch it!

The other day, I received a call from Hemant Chhatre, my old friend who has just left Paranjape Schemes. Along with Mandar Pujari, a well known home loan broker, Hemant has taken sole selling rights of Nandanvan Collina (MahaRERA Registration Number P52100014132)

"Ravi, Have you stopped reviewing ongoing housing schemes?," Hemant asked.

"Got it! Can I come down right now? Sorry, Hemant, because of this DSK Fraud case I couldn't visit your project for so long. Today's court hearing is over and I am free. I can reach your site in 2 hours time," I said.

"OMG! I am not at the site! I called just to poke you! Okay. You visit. Mandar is there," Hemant said.

"Fine, I am on my way," I said and started walking towards the SSPMS bus stop near Shivajinagar Court.

"Ravi, I hope you haven't forgotten that this Nandanvan Colina is at Ambegaon Budruk!," I said to myself.

"Yes! I know. But it is in Pune Municipal Corporation (PMC) limits. Anyways, for Hemant I am ready to go anywhere. He has started on his own. It's my duty to write a few good words about him. Right?," I told myself. Took Jambhulwadi Bus. Got down at Dattanagar Chowk. Crossed Katraj Dehu Bypass Road and reached Nandanvan Colina, next to Tata Motors.

Of course, I didn't forget to take a photos of under construction building and an approach road to Nandanvan Colina from the highway.

I was glad to see that some 8 - 9 slabs of the building were cast.

When I was taking photos, I realized that once the service road of the highway is ready the project will have direct access road to it.

In short, though the Nandanvan Colina is in Ambegaon, basically it is a home on a highway. The highway offers good connectivity to nearby neighbourhoods - like Katraj and Sinhgad Road - as well as, to the faraway industries and offices located on this major bypass in the west Pune.

"Welcome, Karandeekar Saheb!," shaking my hand, said Mandar Pujari (MahaRERA Registration Number A52100008058).

"Let us do it again. I will go out - enter your office - you get up and greet me - once again - something like action replay - OK?," I said.

"Why? Aren't you Ravi Karandeekar?," He asked.

"I am Ravi Karandeekar and you are Mandar Pujari. But something is unusual. Don't know what. So let us do it again," I requested Mandar.

"I know what it is!," Mandar said.

"What?," I asked.

"We were not expecting someone like you in the sales office of a housing scheme in Ambegaon Budruk - You know what? We have decided to book in this project only because of you. - most of the buyers who have booked flats in this project have already told this to me many times. You also felt the same. I am the unusual - unexpected - surprise. Am I right?," Mandar said.

"Yes! You are!! You know? When Hemant told me about this - sole selling and all - I was happy - but a project in Ambegaon Budruk? I was very much disappointed. You deserve a premium project in some hot location - not some run of the mill project in some downmarket location - both of you are experienced & successful professionals - this is like an IIT Graduate running a tyre puncture repair shop on the highway. I am very upset. I am here only to find out why did you take this project for marketing?," I said.

"Have a look at the sample flat and tell me whether my decision is right or wrong," getting up Mandar said.

On the way, Mandar told me about the builder and the layout of the project. I liked the 2 level parking and the floor lobby.

There are 3 + 3 flats on the each floor - 2 units of 2 BHK - approx 741 - 789 sq ft carpet + 1 unit of 1 BHK - approx 453 - 483 sq ft carpet.

He opened the door of the sample flat, and invited me in. For a moment I stopped at the entrance lobby of the sample flat and went on looking - I do not know for how long. I took out my camera and went on taking photos.

I liked the efficient layout of the flat. Yeah, this is not one more run of the mill project in Ambegaon Budruk. Certainly, it is a thoughtfully designed flat for those who are on the rise.

"Who are your buyers?," I asked.

"All intelligencia - professors, professional, Hinjewadi IT engineers, investors from Kothrud - Satara - Wai - Kolhapur," said Mandar.

"Why?," I asked.

"Connectivity of the highway," Mandar said.

"No! Because they like to deal with Professor Mandar Pujari," pointing at his photo on the screen of my camera, I said.

We have to convince this to everyone who wants to buy a resale flat - or a brand new flat - unused flat - investor's flat - builder's flat - landlord's flat - in our society," Ganesh Tikhe said.

"Yes! I know!! So many buyers have called me and asked - 'Is it safe to buy a flat at Meadows Habitat?," I said.

"Yeah....that's the problem.....those videos are history....delete that history....remove those videos....it will make Meadows Habitat attractive property," Ganesh Tikhe said.

"No. Sorry. I will not remove those videos," I said.

"Why?," Ganesh Tikhe asked.

"There are 3 reasons," I said.

"First - I don't delete a blog or a video - once I publish it. That's my rule. That's why those videos are there - what's your guess - in the last 6 years - from 2012 to 2018 - nobody has ever told me to remove my blog - my video?," I asked.

"What is your second reason?," Ganesh Tikhe asked.

"The second reason is - No! It will not make Meadows Habitat - attractive - best buy!! You know why? Because - when you book a flat - you consider - trustworthiness - reliability - of the builder - whereas, when you buy a ready possession flat - a resale flat - you consider who are the residents in that society - how are they - their social - cultural - financial profile - the quality of life in the society - how is the society managed - how is the society maintained - all those videos prove that you - the flat owners in Meadows Habitat - are the brave people - heroes - who have the guts to fight for their rights - you are heroes - and we love heroes. Everyone wishes to live like a hero. If we remove those videos, how come a new flat buyer will come to know that Meadows Habitat offers an opportunity to live like a hero?," I asked.

"But it takes time to explain - we have to take a lot of efforts to convince the buyers...," Ganesh Tikhe said.

"That's the point.....we have to make a video which tells the story of your heroic fight - we have to make a video which talks about how you are doing today - if we we do that, selling ready possession flats in your society would be easy - because that video will tell the buyers that Meadows Habitat is the best place to raise a family - what say you?," I asked.

"That makes sense - you know? We have some 20 - 25 flats - all spacious 2 BHK Terrace Flats - 871 to 1169 sq ft approximate saleable - in the price range of - say - 67 to 95 lakhs - what is the 3rd reason?," Ganesh Tikhe asked.

"The 3rd reason is - in those videos you talk about the problems you faced at the time of possession in 2012 - those are common problems you face in most of the projects - but very very few flat buyers have guts to open their mouth against injustice - your videos along with videos on Willows Twin Tower at Maan - Hinjewadi and Florista County on Handewadi Road at Hadapsar - not only create awareness about the problems of booking a flat in under construction project - but tells what precautions one should take while booking a flat and while taking a possession of your flat. By asking me to remove your videos - I feel that - you are acting against them - you are putting their life in danger - do you want to do that?," I asked.

"No! In fact, I want to show the way to fight for our rights - I want to help the flat buyers who have become the victims of builders - let us make a video about our fight and teach them how to fight for their rights - how to manage the society - done!," said Ganesh Tikhe.

This is the short report about my meeting with Ganesh Tikhe of Meadows Habitat on Pashan Baner Link Road.

What say you?

Are you interested in knowing what to do when the construction quality is not good

Visiting property exhibition has become a boring experience.
Not only for me but for all flat buyers in Pune.

Even builders are fed up with it.
That's why very few builders participate and a very few flat buyers bother to visit.

Still, I enjoyed the property exhibition organized last weekend.
It was called something like - IREE Real Estate Expo - Monsoon Dhamaka - Exhibition of properties in Western Pune.
A few participating builders didn't disappoint me.
A few visitors didn't discourage me.

After spending a few hours at the exhibition - I asked myself - "Ravi Karandeekar, why are you enjoying this exhibition so much?"

"Look around.... this exhibition is like a shopping mall of properties.... look at the huge stock of properties....look at the vast range of property prices....fitting in every pocket...abundant supply and affordable prices...any property buyer will enjoy the experience of shopping in this exhibition!," I told myself.

"Are you out of your mind? There are very few builders and very few flat buyers....it's almost a flop show," I said.

"The numbers may be less - but the experience of this exhibition is much more exciting than the experience of standing in a cue in front of the 'Rashan ki Dukan' - what say you?," I challenged myself.

"Rashan ki Dukan? Are you talking about the Rashan ki Dukan of Godrej Elements at Hinjewadi?," I asked myself.

"Yeah! Compared to that experience - isn't this experience more enjoyable? Token..standing in a que is humiliating....allottees....sounds like beggars...we are investors ... stakeholders ... partners .... shareholders .... owners of the project - isn't it? ..... and there is no scarcity of housing...no rationing of houses...in fact, there is oversupply," I said.

"Yes, of course! Compared to that 'Rashan ki Dukan' - this exhibition is a mall! Have a great time! Enjoy shopping!! Enjoy the abundant stock of properties! Exercise your choice! The days of scarcity are over. Now, it's buyers market," I told myself.

"Yeah! Here customer is king!!," I said went on enjoying the experience.

"Negotiable?," I asked.

"Fixed," Varsha said.

"Everyone is negotiating - offering discounts," I said.

"If you are working in Hinjewadi - I can give you a better deal - A 2 BHK Flat for around 40 Lakhs - 10 minutes from Hinjewadi - on Pirangut Road - at Ambarwet," Varsha said.

"Does it comes with a video door phone?," like an intelligent IT engineer, I asked.

"No. But I will install one in your flat as a special exhibition offer," Varsha said.

"Done. What is the name of the project?," I said.

"Srinivasa," Varsha said.

Actually, it didn't happen like this. I made it up. Writing about property prices is very boring. So, I entertained myself by writing an imaginary incident.
