1) Test rides will be given on 3rd and 4th of June 2011 between 10.00 am and 7.00 pm only after a tour of the sample flat at Park Titanium, 3 BHK & 4 BHK Flats at Park Street Wakad Pune.

2) No registration will be accepted after 31st May 2011.

3) Those shortlisted for a test ride will be intimated on phone and email about the allotted time and date of the test ride & other mandatories.

4) Selected people will have to register at the venue and carry a valid Identity proof for verification and with specified clothing.

    Wait a minute...

    Look at the the "Brochure"...[cough] Fairy Tale...In RaviK's own terms:

    In the 4th slide/photo - layout of entire Park Street project - we can see a swimming pool, huge club house, tennis courts and other amenities - just near the fountain circle near the main entrance.

    Fact:
    -----
    Developer took hefty amount as fees to use these amenities...but instead built a school in this place.

    Who cares whether builder arranges such marketing events or not, the least buyers want is that builder to be honest and provide what was promised and paid for.

    RaviK: Brochure is a fairy tale...
    Buyers: In simple English its called "c h e a t i n g".

    Buyers, beware of Pride group.

    On a side note:
    See lot of listings of Diamond park Bungalows and Park Titanium on 99acres and magicbricks

    Finding No bakras (buyers) or what?

    Whenever some reader posts complaints against some of your favorite [aka paying] builders, you seem to get personal with the poster.

    Tell me, have I lied about in my post? At the same time, I can show n number of things that the builder has lied.

  9. Dear wi-sec, yes, you are right.

    1) I get upset when you don't refer to the legal document - an agreement. But keep on talking about a brochure. Which is misleading for the new property buyer.

    2) For the first time property buyer, how you deal with the issue - is more valuable information than what is the problem. You never talk about it.

    3) I am harsh on you because, I expect you to be proactive and deal with the issue. As a property buyer it's better to fight for your rights - than keep on crying. I not only believe in this but i have lived like this.

    4) This is 'news blog' - where i only share information (sometimes with a comment). This is not - How to - blog. Which shares tips, offers advice and say 'yes' or 'no' for the project.

    Critical analysis about any project or a builder happen only in the comments. You, dear wi-sec, always play important role in this. You have enough experience to share and at the same time, i am sure, you can guide the first time home buyers too. But, you are not taking the next step! Please, do that. How long you are going to keep on complaining?

  10. You are almost right Mr. Mistral! It is not only builder's talk but it's his trick. Because, generally, smart builder is very careful when he plans to play a game with the property buyer. So, it's not that easy to catch him.

    As a buyer, you have to be aware and careful when you book a flat. (Our dear friend, wi-sec is a good example.)

    Instead of waiting for the 'honest' builder - you will agree with me that, we have to become 'enlightened' and 'assertive' property buyers. Right?

    If the builder defaults on promises made in advertisements or promotional brochures of housing properties, what are the avenues available for judicial recource?

    The brochure or advertisement of a scheme promoted by a builder is normally the first stage, where a prospective buyer gets attracted to a particular scheme. Once he/she is satisfied with the consideration and amenities, which the builder has agreed to provide, an agreement is required to be registered. The agreement forms the basis of any action the parties may take up against each other. Some recent judgments of the Forums formed under the Consumer Protection Act, 1986 have held that whatever is promised or portrayed in the brochure/ advertisement ought to be provided to the flat purchaser.
