Regarding the percentage of the loading w.r.t. the carpet area of the flat given and salabel area is much better in Nandan prospera and inspera compared with other leading builders in pune, what do u think. Correct me if i am wrong. Nowadays i am looking the carpet area i am going to live w.r.t. the area i've been charged by the builder. Please suggest....

    Please, forget about all other types of "areas". Now, what matters is only "Carpet Area"!

    Don't book a flat if there is no commencement certificate (CC) and consider only the carpet area and not the built-up, super built-up or saleable area!
    Maharashtra Chamber of Housing Industry (MCHI) wants to end "unethical practices"!

Yes, i agree with you ravi, but carpet area matters only to us (end users or buyers) still as on today all the builders (all over pune) were charging the per sq. ft. rate on so called salable area, which is 30 to 40 percent more than carpet area inside the apartment. Is there any logical calculations that how much a builder should charge according to a project ?? Recently i enquired at Rohan Lehar at baner (OK, i know where it is.... i am talking about Rohan Lehar) They have a 2 bhk ready possession (2-3months) at 1300 sq.ft. I was very happy to hear that sooooo big 2bhk..... But when i saw the calculations, i was in really mood of slapping on my face. The truth is carpet area of the 2bhk is arround 800/850 sq.ft. and built up was 1100 sq.ft & for my luck another 200 sq.ft. was charged as common ammenity space. The explanation for this space is huge lobby areas for the apartments given. My question is if there is any huge corridor or lobby in the apartment which make you to feel living in great place, actually goes from your pocket separately, or this is the so called rate for the area. like baner 5000-8000 sq.ft. Please let me understand.....

  4. You are right! You refused to accept builder's property price. You looked at it from your point of view! Now, you know the real property rate you pay for the space inside your 4 walls.

    Point is - the property buyer has to become assertive and consider only the carpet area.

    I am planning to buy a resale flat of 2 BHK at pashan -Sus road which was bought by the owner around 2 years back.Its carpet area is 997 sq ft and is clear title. Please suggets the ideal price which will include MSEB charges and parking area charges.
