    1) Per Sq ft property rate = All inclusive property price / Carpet Area

    2) First, let the construction go in the full swing for a couple of months - then can talk about the possession with a completion certificate from the PCMC!

  4. This builder is from Mumbai! Not from Pune!! He has given saleable areas. Which, now, do not have any meaning. That's why i have written room dimensions!

  6. Lot of hidden flaws in layout. 1.5 BHK flats do not have a shower in the common bathroom.Type 2 kind 2 BHK flats donot have any windows in the kitchen except for an opening to the dry terrace.

    Recently visited Elementa. At first glance it is appealing. Location,layout and specs are also good. Only few points like - changes happened in podium layout, possession period, uncertainty on number of floors, replacement of one tower with multilevel car parking are raising question marks. Can you please share your views on same.

  11. Yesterday I visited their office and also saw the sample flat.I liked the project but possession is in Dec-2014 and they are asking for 45% of total amount. Can anyone suggest whether it is reasonable or not?

    Even I am planning to buy a property in Akshar Elementa.. Two things -

    1) I have read on multiple sites of the possession being postponed.. Is it true that the timelines have changed time and again

    2) If project is in December 2014, then why are they asking for 45% at this point ?

      I have been to Elementa and personally liked the 1.5 and 2bhk.
      Reason
      1) Constrcution quality is good
      2) Location, i feel is good - accesible to wakad (1km) and through the subway to Hinjewadi
      3) Flats and plans are superb. each flat has privacy

      Note
      1) They have mentioned they will develop the approach roads since there are 3-4 complexes around this area.
      2) Project completion is Dec 2014
      3) No shops at this point (they say the area closer to main road will convert into commercial, i assume will be a mall with multiplex)
      4) Rates havent changed since Dec 2012 (Exhibition in pune and today's rates are same !! - if in demand, this ideally should have increased but not to worry)
      5) development in near about area - school, water supply is a question
      6) Some say it comes under PCMC, some say its gram panchayat (gram has load shedding and water supply issues)


      The reason they are quoting 45-50% of amount is simple equation
      Payment for any construction is based on progress of slabs. Of the 18 stories of building all of which is happening almost in parallel, 9 stories are already done = 50% of construction, which is apprx 45-50% of total value.

    5. by the way, Megapolis isnt wakad, its hinjewadi. Besides, completion is 2015..

    6. Dear Bhushan, Wakad is emotional decision.

      I look at property rationally. Impersonally. Without any prejudice. I do 'forward thinking'.

      But it doesn't mean that I discourage buying at Wakad. I know it's your money and your life. And you have a right to live as you wish.

      You are good for the builder. Your love for Wakad helps the builder to earn more profit and gives liberty to offer not so good quality.

      Point taken Ravi...I will visit Megapolis tomorrow. Another one in Hinjewadi that i liked was Saarthi Sovereign.

      I read in Times and few other places that some Gavthan areas struck by load sheddings and water shortage, hence my reluctance.

      Anyway, i have your number and will call you once i zero down on something.

      Any New Updates on Akshar Elementa,
      I am also interested in this property.Looking specifically for 3BHK.

      Ravi, why do you prefer Megapolis over Elements.
      My research about the 2 projects is that.

      Megapolis being huge project is well within hinjewadi, the approach roads to hinjewadi are not yet built properly.
      Also life will be limited to Hinjewadi once we start living here.

      Where as Wakad is accessible from all side because of highway, there are educational institutes and other commercial places around wakad, which give you feeling about living in a city.

      I would realy like to hear more from you on this, as i am eager to hear other thoughts as well, so that i expand my way of thinking.

  14. I am also planning to book 2 bhk at elementa since i could find only this good project in my budget at 50 lakhs. Can someone please help me upon shall I proceed booking flat here ? Because it is/will be my seriously hard money which will be on bet and I cant take this decision without any expert advice.I will be thankful and your help will always be appreciated a lot.

  15. I have booked a flat in Elementa.
    Resons:-
    1)Wakad has good connectivity to Pune-Mumbai Highways, near IT park as well as Chinchwad.
    2)The Akshar group has good reputation in Navi Mumbai and being its first project in Pune, they don't want to keep their name at stake.
    3)The Floor-plan looks good,the project layout is good as well, feels like small township.
    4)The last and most important thing is that this project is approved by SBI. My Home loan has been recently sanctioned by SBI meaning that the land,builder,project all is legally clear, so there is no risk going ahead with this.

  20. I went to Elementa and was informed that the construction has been suspended due to labor problem and some pending sanctions from authorities. Since this was the information given by one gentleman at the gate, does anyone know more on this matter and has the work resumed again? If not then when is it expected to resume and its affect on completion date if any?.

    I have booked a 2BHK flat in Elememnta yesterday. They quoted a rate of 4751 sft. It cost me around 64L which is bit on the higher side ( tehy hiked the rates by 200 Rs few days back). But going by the quality and the type of amenities they are providing, it is worth the investment.
    They are planning to come up with new commercial complex in next 2 years. Just few hundred meters from this location, Siddhivinayak is commin up with a mega mall/commercial complex. Hope this turns out to be good for Elementa.
    Even I visited Megapollis splendor in Hinjewadi. Found the construction quality not to the mark.If somebody is planning to buy a flat in that area then do it now. There is going to be a rate hike on 26th jan 2012

    I am interested for the Elementa but I heard that there is some legal issue going in with Elementa Approval. I heard that they haven't got approval for the floors from 13 onwards and the project is already delayed by 2 years. Please let me know your views for the same.

  33. I visited Elementa on 8th FEb 2014. The project looks appealing. I am planning to buy 2.5 BHK. The rate quoted is 5151 (garden facing) and 5351 (pool facing). Is it worth to invest in Elementa? Can somebody please guide.

  36. @Ravi - is it worthwhile to buy a 2 BHK Flat in Elementa at this point? I visited the site and they said that there is parking issue going on and they can only provide open parking and parking in dedicated area (they introduced level parking). This is the biggest project in Wakad area and got surprised that they are facing legal issues.

  37. Hi Ravi, Recently booked a 2BHK. Flat area 1110sq ft as charged by builder. Area in agreement 740 carpet (740*1.35 = 999 built up). Reason - Balconies (dry, living, bedroom) not added in agreement. Rationale - Mentioned in annexure E and PCMC sanction plans. Would like to know if this impacts future marketability of the flat in terms of flat area. Im buying with a 5 - 7 year horizon.

  38. I am one of the buyers who got attached in first visit to see Elementa project plan in Y2011. However, I am pretty this project will not be delivered in any time soon. Builder is fooling all new buyers and existing buyer with random possession date. This project came into picture in 2009-10. However, in 2015 it is still in construction and God knows only when it will be completed by builder. Builder is just playing with the money of innocent people and extending possession date from Dec 2013 to Dec 2014 to Jun 2015 to Dec 2015. It seems very difficult if buyers will get their flat in another 2 years. Beware of these false pictures about project. To give you just a sense of cheating even if that is just a beginning, builder has made significant changes in the site and demolished the original show flats which they showed customers between Y2010-12 to get the bookings.
    Personal advice to every new buyer to beware of Akshar group and their false promises and not to go for Elementa project or any project from Akshar in Pune. They are fat liars.

  41. Smita - Please avoid sharing false promises or responses what builder is giving to all existing buyers because it is far from reality. I am damn sure that you can not expect possession in 7-8 months in Elementa project with current progress. however you can expect new possession date after waiting 7-8 months from now on....

  54. Only access is service road express highway or from ravet thru the village.

    for school and office buses will not pickup this interior and you have to walk down till bhumkar chowk and while you wait there or highway for pickup on heavy traffic road. No foothpaths. Difficult for Children and old people to walk down outside community , for public transport , school and office buses will have to cross traffic from highway to mall and service road traffic.

    Rentability less and rent return low as transport connectivity poor. maintenance high.
    Future access on Dange Chowk -ravet road will interest more of midc then hinjewadi service people. so resale may not pickup much.

    Possession still look a year along. Good rate around 5000.

I like the property. questions in my mind that if it comes in PCMC or PMC? is there water supply from corporation. any local market is planned? is worth buying thsi property at rate 5600.

    1. I'm an owner of this property, it's an awesome project. No legal issues, yes there are few issues with the builder commitments but that can be ignored as he had provided so many extra things inside the flat (POP/Gypsum work at entrance and lobby along with PVC false ceiling in all the bathrooms. ) and outside the flat that is in amenities such as TEMPLE, LIBRARY...

    2. Ajay, I would like to suggest that you should go and check the actual flat you are going to purchase and decide. This builder is like any other builder and the quality is worse like any other builder. Can you believe a builder providing anything extra than what was committed in agreement. Definitely the project is good with full of amenities. Go out and check the quality of flat.

    Is this good place to stay considering proximity of Hinjawadi and schools.

      Dear Pranjal, property rate is not a major issue. Major issue is how much value you get for the price you have paid.

      Mostly when you pay Rs. 5,000 per sq.ft. you get value of only Rs. 2.500 per sq.ft.!

      Because we do not have an experience of buying a property, the price we pay is very huge and we are ignorant about the issues - we talk about the 'right price'.

      At Tathawade basic problem is non availability of basic urban infrastructure services - road, water, drainage, garbage, public utilities like garden, vegetable market.

      Means the area is not yet urbanised.

      Means it's raw mango - not yet ready to eat.

      Teenage boy - not yet ready to marry.

      Means the flats in Tathawade are not yet ready to live.

      2) More than a property price - there are lot of serious issues involved in buying and living in a group housing scheme. Like formation of society, conveyance and quality of infrastructure in the project.

  58. In Akshar Elementa, I booked a flat by paying token amount in July through a broker. Broker took check and got signed on a blank booking form. Broker said, He will get approval for mutually agreed rate. Later, Broker sent an e mail silently that he booked at 50 more per SFT. Within a week, another email is sent that I am liable to pay 18% per year interest for late payment. Since, thre was no communication over phone or SMS and I did not check my Yahoo mails.Meanwhile, a month is gone. Brker / builder has not given me any kind of hard copy like cash receipt etc. in worst case, what is the way to recoever money. fortunately, money is paid by checks. Please let me know if any one has any suggestion. to avoid any legal cases like defamation, I am not disclosing any broker name here. Please post your suggestions here or send by whatsapp 9049987221. Thanks a lot this blog site. Still, law enforcement is very bad even with reputed broker / developers.

  59. I've read this whole discussion of your view on Akshar elementa since 2010 & your views are damn biased. In 2012 u suggested megapolis splendour smart homes to a guy instead of Akshar elementa. & very recently I came across your blogs wherein you write a full fledged review on how megapolis flat owners are cursing the quality of this project. Once u praised megapolis & when your suggestions to go for it turned to be awful, then you suddenly woke up. Anyways, since I'm following your blogs & in depth reviews on pune's real estate since quite long, I can surely say that I wasted my precious minutes reading those reviews & I too woke up not to follow your biased reviews. U say that builders brain wash people, I agree. But I hope people aren't brain washed by you too. I advice people to use their own wits & conscience rather than asking you. And one last thing Ravi, plz visit Akshar elementa( the project which you were badmouthing back then) & see for your eyes how this project has finally turned out to be in its possession phase. & plz let people read this honest letter by me, it's a request you don't delete this.
