Did you visit Nandan Prospera Baner?

Saturday went on in complete excitement!

Before i could go and get "Sakal", early in the morning, i started receiving calls, asking me in excited tones, "Did you see Nandan Prospera's ad?"

What was so exciting about it? I started wondering. The launch of Nandan Prospera was an expected event. Many callers were aware about it. On weekdays, campaign of teaser ads was going on in Sakal, mentioning weekend launch. Sure i was curious, but i was not expecting so much excitement at all. However, i started enjoying it because I was experiencing this type of excitement after a long time!

Amused, i called Rugwed Deshpande of Setu Advertising to find out what exactly he has done with Nandan Prospera. In that long conversation Rugwed told me about 4 color supplement coming with Sakal on the next day, Sunday. However, i went to newspaper stall at the corner, purchased Sakal, had a look at Nandan Prospera's full page English ad in Marathi newspaper and got infected with the excitement and almost forgot about the supplement in Sunday Sakal.

Nandan Prospera's supplement published in Sunday Sakal was a big kick. It may be a kick in the axx for the xxx builder in Balewadi but for me it was a big dose of positive sentiments.

I am completely convinced that Nandan Propspera's launch is going to become a turning point in Pune real estate market. It is going to change the sentiments of the property buyers. And more importantly going to encourage the builders to give up the negative sentiments. Stop taking shortcuts of launching compact flats, without any sanctions, approvals and works, just to collect the booking amounts for solving your cash crunch.

Ultimately, this sentimental change is going to prove good for the property buyers. Confident about bookings, i am sure, builders will launch new projects of normal size flats at reasonable property rates, which have almost vanished from Pune real estate market.

"Ravi, what was so great about Nandan Prospera's supplement?," you must be wondering. Sure, i would like to talk about it in detail but at this point of time, i will tell you in short that Nandan Prospera's 4 page color supplement in Sunday Sakal gave a loud and clear message to builders in Pune:

1) Recovering from recession in Pune Real Estate market depends upon builders' assertive efforts to launch new projects and not on publishing paid news about recovering economy in the media or stimulus package from the government.

2) You have to take extra efforts to plan, price and promote your project.

3) Property buyers demand performance, so concept on paper is not enough, only construction at site will help you to sell your project.

This weekend, if you had visited Nandan Prospera Baner, like i did, you must have seen "live demonstration of how property buyers respond" if the builder puts into practice the above message while launching his project.
