Aldea Espanola, Near Balewadi Stadium, Baner Pune, increases property rate by 100 rupees!

Now, property rate for the next 25 bookings:
Rs. 2,795 per sq.ft on Saleable area!


1) 2 bhk flat: Carpet 667 sq.ft: Rs. 29,06,364 + Stamp Duty and Registration

2) 2 bhk flat: Carpet 664 sq.ft.: Rs. 28,88,792 + Stamp Duty and Registration

3) 3 bhk flat: Carpet 870 sq.ft.: Rs. 37,28,505 + Stamp Duty and Registration

4) 3 bhk flat: Carpet 824 sq.ft. :Rs. 35,43,234 + Stamp Duty and Registration

Puraniks have opened the booking of first phase of Aldea Espanola, opposite Hotel Orchid, near Balewadi Stadium, Baner, Pune 411 045.

In this phase, (please click the image to enlarge) there are 4 buildings. Names of these buildings are 1) Sevilla 2) Valencia 3) Orense and 4) Almeria. These buildings have 7 floors. There are 4 flats on each floor. Flat number 1 and 4 are 2 bhk flats. Flat number 2 and 3 are 3 bhk flats.

Sample flat is of 2 bhk. In the sample flat there is no furniture. But sample row house is well furnished. All photographs you see are actual photographs of this row house.

You may wonder how can anyone book a 2 bhk flat of 667 sq.ft. carpet area, by seeing the ground + 2 story row house costing above 1 CR. and furnished with imported Spanish furniture? Yes, it's possible. 25 people have proved it by booking.

But is it fair? It's OK if both parties are happy about it. My dear wife is very happy and proud about getting married to the person, whom she saw for the first time on the cover of GQ magazine.

  1. In six months, this rate will go down to 2000 level, still no body will buy it. It is too away and too outskirts. Completely isolated. Builder is not reputed. Only hi-fi photographs on web site are not enough, buyers know that in reality, nothing such thing exist.

  2. Yes.. but according to Ravi 25 people have put in their faith...
    But its not hard to find 25 such people who can invest looking at photographs ! !

  3. the 25 people must have a lot of black money to sink into housing. Any salaried/IT guy would not buy there for that price...but what do I know??

  4. I can see some people very upset because homes are selling. I can understand the anger. Fact is home market is looking good. you can deny so much you like, but truth is there to see.

  5. What has happened suddenly that the home market has started looking good?
    Most of us won't agree that the market is good.
    is it because of some sales happening at so called newly launched budget housing projects?
    No matter how hard the builders deny to reduce the prices, they can't keep sitting on the existing ready or underconstruction inventory.

  6. if you go to baner or balewadi area, there are thousands of apartments empty waiting for buyers.. so this rate increase and all is just a trick by builders to sell their projects.

  7. Fact is home market is booming. The people should buy now while the prices are low. Once the share market raises up, the builders will hike prices. Of course IT people please excuse.

  8. I would challenge "anonymous" to come in public and then claim Home market is booming. It will boom only for affordable housing projects.g DLF-delhi, HCC-mumbai, purvankur-banglore projects, or TATA-greater mumbai. For baner/wakad/kharadi price are not at all in affordable range and even ppl with black money look for investment growth and not for degrowth. there are better ways of converting black money to white than housing market. No one wants to be stuck in illiquid market for ever.
