BRTS routes, Nashik phata to Wakad and Kalewadi phata to Dehu Alandi road, cannot be changed: PCMC

PCMC invites written suggestions and objections from citizens to the environmental and social management framework (ESMF)

Residents of Pimpri-Chinchwad who are likely to be affected by the two proposed Bus Rapid Transit System lanes, have demanded that the route alignments be changed so that their houses are not demolished.

In reply, Pimpri-Chinchwad Municipal Corporation (PCMC) has said that while a change in route alignment is not possible, it may consider rehabilitation of authorised constructions.

The municipal corporation has proposed BRTS on two routes, Nashik phata to Wakad, a distance of 7.8 km, and Kalewadi phata to Dehu Alandi road, a distance of 13.2 km.

These two projects are to be taken up as part of the sustainable urban transport project (SUTP) of the Global Environmental Facility.

This news reminds me of an argument with Jitendra and Priya.

Jitendra works at Kharadi and Priya at Hinjewadi. As any smart IT professional couple, they started their property search with Wakad and Jagtap Dairy. But booked a flat in Kalpataru Estate at Pimple Gurav.

Jitendra claims that Pimple Gurav is convenient location for both of them. This proposed Nashik phata to Wakad rout and the reasonable property rates make Pimple Gurav rational and better location than Wakad, Jitendra said.

Rational thinking!

"Which brand of shirts you wear?," I asked Jitendra.
He said, "Peter England."
"Which car you own?," my second question to him.
"Wagon R," Jintedra said.
"Do you go to office by car? Every day??," my third question to Jitendra.
"Not every day. Mostly by bike!," he said.
"Mr. Jitendra, you are "rational human being." Surprisingly, you managed to think rationally even while buying a property. Most of the property buyers, thank god, become "complete emotional beings" while booking a flat. Particularly, when they "think" about property rates and location. This "emotional thinking" is the foundation of real estate business. Wakad would forever remain more expensive and better option than Pimple Gurav!," i told him firmly.

All of you, i am sure, will agree with me. Isn't it worth paying Rs. 200 - 300 per sq.ft. more than Pimple Gurav for the flat in Wakad and Pimple Saudagar? (Comments Policy)

    Even the schemes in Wakad far more better…

    Ravi last week I visited the few sites in Wakad near Pink city area viz.. Casa bella, Palash, Skyspaces, Dewdale and Callisto etc…

    Any thoughts on this area, will the 2200/sq ft will be the good???

    Also do you have any idea about “Gurumukh Sukhwani Builder” there projects and quality ???

    Yes. Public transport is a basic necessity of the common public. It will be fulfilled.

    It's effect on you and your property?

    I don't think you use public transport.

    It is always better to have a home where fundamental infrastructure - road, water, electricity, drainage and garbage disposal system - is in place.

    - Very difficult to say "yes" or "no". I am real estate salesman. I don't subscribe to the principal of "one area one rate".

    - In Pune, infrastructural development of the area always happens only after the completion of real estate developepment, residents settle down and pay property taxes for a couple of years.

    I am getting a flat near kalewadi phata . It is 1 km from kalewadi phata on the way to kalewadi.

    It is Rs. 2300/sq.ft ready possession.
    Please advice .. is it a good rate?

    I am planning to book a 2bhk flat in Wakad Area in Florencia Project (By VishwaVinayak Developers).They are charging Rs.2825 per SQ.FT.
    and possession is after 2 years.
    Please advise:
    1.Is it a good rate ?
    2.How is the reputation of builder in terms of quality of construction,possession timelines,etc.

    Your feedback will be really appreciated.

    1) Rate is not bad. As per market trend.

    2) Don't know about this builder. However, generally quality is OK. - (As good as quality of HA Builder in Pimple Saudagar!) Not good. For sure. Otherwise he would have charged more for http://vishwahomes.com/florencia.htm
    Isn't it?

    If you are not sure about all this - & builder is not giving you any assurance about construction quality and possession date - then why are you planning to book?

    Do you know that there are quality assurance agencies who certify the construction quality at every step - http://ravikarandeekarsblog.blogspot.com/2008/04/be-smart-property-buyer-ask-your.html

    and a compensation for the delayed possession?

    Rohan Builders & Pethkar Projects have this clause in the agreements!

    Unless you insist why builder will give you these services? You only go on paying service tax to the government without getting quality service! So, insist. Tell the builder that if he does this, some day, he will become big builder!

    1.Yes,this is same 'Vishwavinayak developers'http://vishwahomes.com/florencia.htm
    2.I am getting possession by May-2012 (As builder said)
    3.Also builder mentioned,there is a clause in agreement saying if possession date crosses May-2012,then he will pay rent for 2bhk as per market rate in that area.As of now it is 8k-10k per month.
    4.As you advised,I will ask for CIDC-CQRA Construction Quality Certificate to developer
    so as to assure the good construction quality.
    5.I like the sample flat structure/amenities,etc.Also its 1.5km(approx) from Wakad bridge.So I think location-wise also its a good deal.

    I am looking forward to sign the agreement.

    I also saw the same project and liked the sample flat.They are charging 2911 for garden facing flat on 11th floor(12 storage building).I am not paying any floor rise.All aminities are provided except swimming pool.
    Ravi, do you think that this can be good deal?? Possession will be in May2012.

  16. I have booked flat in florencia. Sample flat and amenities are good.

    Its good that there is no swimming pool. as maintainence of swimming pool is an issue.

  17. I am planning to book 2 BHK (904 sqft) flat in Florencia, Wakad. But rate is 3500 rs as of today. Should I book flat there? Can builder negotiate on Flat rate? I like the sample flat and amenities.

  20. I am looking for 2 bhk flats in skyspace, they r asking for Rs 3475 per sqft. flats are ready possession on 12th floor. I have doubts about last floor flats. will there be any problems on last floors flats. like water issues, security issues.

    I have booked 3bhk at Kalpataru Estate in the march2011 at the rate of 3200 per sq foot.Is this ok deal?
    And the conncecting bridge and road from nasik phata to wakad- does it make noice problem for flats in Kalpataru estate whose facing will be towards bridge.
