Mumbai Metropolitan Region Development Authority plans to construct 35,000 inexpensive rental homes at Tiwri village, Vasai

Mumbai to get 5,00,000 cheap rental houses:

According to the news in The Economic Times, around 5,00,000 inexpensive rental homes, targeted at low income groups, are to be built within three years in an effort to arrest the proliferation of shanties in Mumbai.

Self-contained unit measuring 160 sq. ft.!

The first lot of 35,000 houses — each self-contained unit measuring 160 sq ft — will come up in Tiwri village, Vasai, around 25 km from city, in neighbouring Thane district.

MMRDA has decided to allot the tenements in the joint names of the husband and wife if the applicants are married.

One of the eligibility criteria stipulates a minimum family income of Rs.5,000.

The rental period and monthly amount shall be decided later by the MMRDA taking into account various aspects like location, construction costs, prevailing market conditions, etc

Self-sufficient Township:

The colony would be self-sufficient in terms of other infrastructure like schools, community halls and shopping areas. “We plan to construct 2,00,000 rental homes in different areas within the next one year, as per the state government’s policy to arrest mushrooming slums and illegal constructions,” Kawathkar, MMRDA joint project director, said.

Flats will be constructed by a private builder, Dhanashree Developers, over a 50-acre plot and the work is expected to start soon.

After i posted the blog - Pune Real Estate Market's Most Wanted, all are asking me, "Who is Ashish Yadav?"

I am a complete out and out person, who never likes to stay indoors with most of my free time spent in traveling, trekking or in following football. I like talking to people and am an avid networker.

I am working with Infosys as an Associate Consultant for last 7 months. Before this, I have worked with Kotak Mahindra Bank in retail lending division for about 3 years in various capacities like Relationship Manager, Sales Manager and Area Manager at Mumbai and Delhi markets. I am an MBA from FORE School, Delhi and a Mechanical Engineer from SIT, Pune.



Amit Kaushik, who has been an integral part of this team, has worked with Tech Mahindra before joining Infosys. We share many common interests and so things work better when like minded people come together.

About Abode:

Me and a very good friend of mine, Amit were both looking to buy something in Pune. A lot of things were happening simultaneously. Infosys has a group called Insignia, which has about 80 members and they were doing something for group housing. We discussed this and thought of doing it differently. We agreed to focus on Builders and negotiate with them on their projects rather than buying land and then getting constructed. We named this effort “Abode”.



Why?

We needed to buy some property and we thought others would like to do so as well. Numbers always have strength and we thought of playing that to our advantage. The builders would negotiate because they didn’t have to go looking for buyers and buyers would get good deals (10-20% discount than the prevailing market rates). Works out to be a WIN-WIN situation.



How?

We called up some 70-80 builders, visited some 20 sites and finally shortlisted some 4-5 to negotiate further. Things happened, people were interested and we then did funneling to arrive at serious buyers (you would always find floating people who want to get CCed on everything!!).



We completed the first task in 1.5 months with a very good project at Wakad, near Hotel Ambience and did some 25 bookings there. Within some 2 days of booking there, me and Amit got a call from a very good project at Baner-balewadi and went for negotiations there. Things moved in fast and we closed the deal for 25 in 2 weeks time, with bookings!!



What next?

This start with very small thought “I want to buy a house” but ended with "We, 50 odd guys, booked flats in Pune."

Builders are more than happy to reduce the property rates.

Yes, even in Balewadi Baner, builders can give you a deep discount. Instead of Rs.3,400 per sq.ft., you can book a flat at Rs. 2,600 per sq.ft.! But..to negotiate and execute this kind of a deal, you need someone, like Ashish Yadav!

Ashish negotiated a deal with Gayatri Builders. Because of this deal Gayari Builders is giving away 25 flats of Bravuria at S. No. 115, Baner - Balewadi Road, Balewadi, to his friends from Infosys at Rs.2,600 per sq.ft. Out of 25 flats 19 are already booked. The sales executive says, "for sure, rest will be booked by the weekend!"

I liked the location of Karan Rhea. It is on the Kharadi Magarpatta road. Plus, under construction, D. P. road connects you to "Adlabs Multiplex" at Kalyani Nagar. Which transforms this part of Vadgaonsheri into Kalyani Nagar Annex.

1 bhk terrace flat with amenities:

Property rate at Kumar Primavera and Karan Rhea is same. Rs.3,000 per sq.ft. But Karan Rhea has 1 bhk flats. Which Kumar Primavera doesn't.

Or if you compare it with other projects, which have 1 bhk flats, in the same area, only Karan Rhea has all amenities of a township - Multi Purpose Hall, Amphi Theatre, Childrens Play Park, Swimming Pool, Skating Area, Well Equipped Gymnasium and many more!

Budget: less than 24 lakhs including every thing:

Good advertising = Good construction ..?

Other day, i was amused to see the small display ad of Suyog Development Corporation in Sakal Property Today. The ad talked about the golden opportunity to book a 2 bhk / 3 bhk flat at 'Shivalay' in the auspicious month of Shravan!

I have never seen Suyog Development Corporation's ad in the newspaper. I thought, i must congratulate Bharatbhai Shah for this. I called but could not talk to him. He was out of town.

I have not visited the site of Shivalay. I have only seen the e-brochure on the website. But for me, Shravan or Falgun, any month is "auspicious month" for booking a flat in Bharatbhai's scheme. I am his fan. In my real estate advertising career, i have seen more than 100 small and big builders in Pune, very closely. But very few have impressed me as a person and as a builder. Bharathbhai is one of them.

At Shivalay, property rate is Rs.4,200 per sq.ft. and 2 bhk flat fits in the budget of 47 - 49 lakh and 3 bhk flat in 70 lakh (approx). To know more, call 91 93702 60025 / 91 93721 70025.

How to own a piece of paradise near Eklavaya College, Kothrud, Pune

Last Sunday, I saw an English ad in Marahti newspaper Sakal. Head line was "A piece of paradise is now yours to own." The ad had a visual of a brick. "saarrthi aavyakul" letters were engraved on the brick. The ad was about a real estate project by SAARRTHI group.

I called the mobile number printed in the bold type, at the bottom corner of the ad. A person who took the call said, "Project is of 4 buildings and 2 bhk and 3 bhk flats," When i asked the property rate he said, I had to visit the site.

So, i went to the site and sat on the sofa kept outside the cabin. Handsome person came and sat in front of me. "Are you here for an inquiry?" he asked me. I said yes, and told him about my call. He said he is the same person. I said good.

He opened the spiral bound folder, of the color printouts, laying on the coffee table.
He put his finger on the first page and said this is the layout - 4 independent buildings and he turned the page.
Amenity space - finger on the printout - he turned the page.
Finger - swimming pool - on the 10th floor! - he turned the page.
2 bhk flats - finger - inside - garden view and 3 bhk flats - finger - out side - hill view.
And he closed the folder.

"Impressed! Sample flat?" i asked.
He said, "Not, yet".
"Brochure?" I asked.
He said, "Not, yet"
"Website?" i asked.
He said, "Not, yet"
"OK!" I said.
"I am dying to know! What's the rate?" i asked.
He said, "Special offer! Toady is the last day. Only Rs.4,399 per sq.ft. From tomorrow, Rs.4,600 per sq.ft.!"
"Really?" i said in disbelief.
He said, "Should i make a receipt?"
"Receipt! I stay on Paud Road. I am not from Paud." I said.
He did not believe in me. He was looking at me as if i had come down from the fool's paradise.

When you visit any housing project in Pune real estate market, please, start your conversation with "Ganpati Bappa Moraya!" and without asking you will come to know about the special discounts to celebrate the festival.

Instead of "Hello!" many property buyers in Pune have used "Ganpati Bappa Moraya!" on the phone and, i am told, got discounted property rates. Yes, Pune real estate market loves Lord Ganesha. But builders in Pune feel shy about the discounts so you have to take an initiative!

Now, 2 bhk flat fits in the budget of Rs.45 to 47 lakh and 3 bhk flat around 55 - 58 lakh.

Do you expect a separate ad for Kapil Tranquil Greens, which 'helps you strike a close dialogue with Nature..(!)'? Come on..be creative...try "Ganpati Bappa Moraya!"! Try it even when you visit Kapil Malhar Phase II on Baner road, Kapil Aasmant off Pashan Sus road and Kapil Bakul at Baner

Pune Real Estate Market News!

I am sure, Mr.Anonymous was not the only one, most of you must have said, "Ravi, enough of Tanaji Malusare City (TMC) at Karjat. Give updates of real estate projects in Pune!"

Dear Pradeep Rathi, come on, cool down! After all this blog is on Pune real estate! So, let me stop talking, for a while, about a real estate project in Karjat and start talking about a real estate project on Paud Road in Kothrud, the most popular and well developed neighborhood of Pune.

Yes, I should not talk much about a project where property rate is only Rs.999 per sq.ft. I should talk more about the real estate project where property rate must be around Rs.5,500 per sq.ft.

Actually, i should say, "may be" not "must be" because, officially, Indradhanu's booking is going to open on August 28th and the builder, Home Developers has not yet officially declared the rate.

Redevelopment:

Indradhanu is a redevelopment of workers quarters of Vanaz Engineers. Home Developers, experts in redevelopment projects, are from Mumbai. Do visit the redeveloped part of the project when you will visit the sample flat of Indradhanu. It's very impressive.

Over 45,000 applications forms for Tanaji Malusare City (TMC) Karajt?

Have you submitted your application form for a three lakh rupee flat?

If you have purchased the form, you can still submit it! Tanaji Malusare City (TMC) Karjat has extended the last date of submission. Now, 23rd of August '08 is the last day!

But exactly, how many people have submitted application forms? Means, you want to know the number of people. Right?

Second question is, you want to know, how many forms are submitted? Because, you know many people have submitted more than one form.

This brings us to the exact question, how many applications are submitted for the particular type of a flat?

Luck and Lottery!

My dear friend Shilpa Pandya says "Too many applicants flood Tanaji Malusare City! Over 45,000!"

Are number of applications really important? I do not think so!

True, only 3,000 flats are available for bookings. (One room kitchen: 2,000 + 1bhk: 500 + 2bhk: 500= 3,000). Computer is going to generate a list of numbers randomly who will be allotted flat in the first phase of bookings.

Now, do you think it makes any difference for the computer whether there are 50,000 or 5,000 forms to select from? No!

But, it matters to some of us! Luck!! Some feel they are not that lucky! Someone i met at site of TMC Karjat, was very upset with this lottery system. Because he feels it will keep him permanently suspended in an anxiety till he gets the flat!

My friend Vijay, from Navi Mumbai, worries about the number of application forms sold. He keeps me calling to give me the latest numbers. (Very authentic information from his secret sours!) His latest figure is 2 lakh application forms! He says, "I do not know whether i will get a flat in the lottery or not. But TMC ki lottery to lagi!" Then he told me to calculate Rs. 100 x 2 lakh forms! And asked, "How many rupees? Can you count?"

But, i do not find the final amount that impressive. Why? Because, i know more impressive calculation! Rs. 1 lakh x 7,000 = 7,000 lakhs! Someone told me Magarpatta City' Nanded City Pune has collected 7,000 lakh rupees in 2 weeks! Now, that's impressive! Isn't it?

You can still submit your application form for Tanaji Malusare City (TMC) Karjat! 23rd of August '08 is the last date!

For those who have purchased an application form but could not submit till 20th!

20th August 2008, was the last day to apply for 1 room kitchen (for 3lakh!), 1 bhk (for 5lakh!) and 2 bhk(for 7 lakh!) flats in 100 acre township at Karjat, Tanaji Malusare City (TMC).

Thousands of people collected and submitted the forms. Because of the various reasons, (passport size photograph - common reason!), some people purchased the forms but could not submit it till 20th of August, the last date. Only for them Tanaji Malusare City (TMC) has extended the last date by three days.

It means, the form are not available for sale but if you have already purchased the form you can submit it till 23rd of August.

Tanaji Malusare City (TMC) Karjat and the famous 'digg effect'!

It's all about the right to own your home in Mumbai!

Last week, my Ravi Karandeekar's Pune Real Estate Market News Blog received maximum visits from Digg. 1,458 visits to all my stories on Tanaji Malusare City (TMC), Karjat. For me, this is a Digg effect! Because, on an average, i receive 3/4 visits every day from Digg to my Pune real estate market news stories. Which is quite good. I am happy about it. Because, Pune Real Blog cannot expect more than this.

This time, the stories were about Mumbai real estate. Media calls 'cheap homes', 'low budget flats' to the recently launched real estate township project Tanaji Malusare City's 1 room kitchen, 1 bhk and 2 bhk flats.

Pravin Banavalikar, CEO - Matheran Realty Pvt. Ltd., SPV of Eredene Capital Plc, a UK-based venture capital fund and the company behind this 100 acre township, insists on calling his scheme, TMC Karjat, "social housing". He says, if you see the current property rates, the term "affordable housing" has lost it's meaning in Indian real estate market. Plus, Sterling Construction Systems (SCS) is all about quality construction technology which takes less time to build a home which lasts for 100 years!

I think visits to my stories from digg proves Pravin's claim of "Building a home for the big segment of society which was never offered an opportunity to own a quality home was an idea behind the conceptualization of Tanaji Malusare City (TMC) Karjat!"

I think, all my digger friends are the representatives of this 'big segment of the society' - young, dynamic, well educated and net savvy young India. It's one more proof of how anti- social Indian real estate industry is which does not bother to build a home for the back bone of the country.

Is it morally improper for well to do people to apply for the flats in Tanaji Malusare City (TMC) at Karjat?

While i was overwhelmed by the huge number of readers and subscribers to my Ravi Karandeekar's Pune Real Estate Market News Blog, Mr. Anonymous has raised an important issue about social morality and responsibility! He feels, i am encouraging "investors and speculators" by calling TMC Karjat- HOT! or by posting a blog - Application forms of Tanaji Malusare City (TMC), Karjat - Many people are applying for all 3 types of flats! 1 room kitchen, 1 bhk and 2 bhk flats

His point is "well to do people should not book a flat in Tanaji Malusare City. TMC Karjat is for the lower income group". What is your opinion? Is it "immoral" to book a flat if you are well to do?

Proof of Income and Lock in Period:

Do you think to become eligible to book a flat in TMC, Matheran Realty, promoters of Tanaji Malusare City Karjat, should have asked the applicants to submit the proof of income? Write your opinion in the comments!

What do you say about - to stop the speculators from selling flats at huge profits immediately after the possession, lock in period of few years should have been a good idea!

For sure, i am not trying to encourage the investors and speculators. I am only happy to see that the internet and blogs have become as important as print media for marketing real estate. When i asked one of the top executive of TMC Karjat, "Why did you not upload the application form of TMC on your website? It would have been easy to download than coming down to collect it from Karjat or CBD Belapur!" He said, "We never thought that those who want to book a flat in TMC would be internet savvy!"
