Ready possession 1 and 2 BHK Flats in Kothrud

Generally, "Last few flats" means "Hurry" "Rush" "Book Today". A statement made to put pressure on the buyer. Right? But here I am not saying this to put any kind of pressure on you.

I am telling this to myself. "Ravi, this may be your last chance to blog about Kalyani, Bhairavi, and Devyani!". In fact, I told this to Mr. Arun Kharde Patil when I visited it a few days ago with my friend Mr. Padmanabh Warade who looks after the sales. So this is about me. Not about you.

I am visiting Kalyani, Bhairavi, and Devyani since these buildings were under construction. At that point, I didn't write about this cluster of low-rise buildings (4 - 5 stories) because Padmanabh told me - "We - Kharde Patil - sell ready possession flats".

Eventually, all the buildings got ready and they started selling. But somehow I didn't write about it. Though I had visited it many times. Though I have learned all about it. Though I have posted about it on my Facebook Page. Though I have recommended it to many.

All these times I was feeling guilty for failing to write about it. That's why this time, when Padmanabh showed me the list of available flats, I realized that this is the last opportunity for me to write about it.

Here is a list of available flats:

1) 1 BHK Terrace Flats - 42 Sq.mt. / 452 Sq.ft. Carpet (approx) + Terrace 6 Sq.mt. / 64 Sq.ft. Terrace (aaprox) for around Rs. 54 - 55 Lakhs - approx all inclusive property price.

2) 2 BHK Terrace Flats - 50 - 60 Sq.ft / 540 - 656 Sq.ft. Carpet (approx) + Terrace 4 - 8 Sq.mt. / 45 - 90 Sq.ft for around Rs. 65 - 85 Lakhs - approx all inclusive property price.

What is so great about Kharde Patil Kalyani, Bhairavi, and Devyani?


Is it necessary to talk more about these cluster of buildings? Haven't I said enough? I have told you that the location is Kothrud. Flats are ready possession. I have given an approximate idea about the property prices. Isn't this information more than enough for you? Maybe. But not for me.

"Ravi, add all the recent photos and publish the blog," I told myself and opened the folder of the photos I had shot on my last visit.

Looking at photos I found an answer for not writing about Kalyani, Bhairavi, and Devyani for so long. I was not procrastinating. I wanted to write an in-depth review of it. The volume of information I wanted to share overwhelmed me every time I sat to write.

But this time I am determined to post. So, instead of writing about all the good things I like about these properties, Padmanabh Warade, and Mr. Kharde Patil, I am going to refer to the photos and talk about my last visit to Kalyani, Bhairavi, and Devyani. I hope this experience will tell you why I am so fond of this property. It happened like this -

As usual, Padmanabh came to collect me. (Both of us stay on Paud Road in Kothrud.) On the way, we will have a look at the progress of the service roads. Said Padmanabh.

As usual, we visited the under construction sites of the service roads opposite Rishabh Heights and Hill Crest Society near Sri Sringeri Shankara Math and Mohite Highschool.

Then we stopped opposite Lohia Jain IT Park on Paud Road to check the beginning of the service road.

Then we turned on the service road which starts from Ved Vihar. On the way, Padmanabh pointed to the buildings which were demolished or going to be demolished.

Of course, he told me all about upcoming projects in that neighborhood - Sobha Nesara (Elanza), Arvind Elan, Amit Ved Vihar Phase 2.

Then we stopped at the underpass opposite Vasudha Etasha.

"Underpass has become operational - while going back I will show you - how easily you can go via Mahatma Society," Padmanabh said.

"Why do you show me all this every time?" I asked him.

"To show you the connectivity to Kothrud," Padmanabh said.

"But don't you get tired?" I asked.

"It's my job to share authentic information," said Padmanabh.

I was not surprised to see Mr. Kharde Patil near Kalyani, Bhairavi, and Devyani. He was doing soil testing at the new plot.

A couple of years ago, when I wrote about Woods Royale, I was impressed to see him personally supervising the construction. "I am an engineer and I enjoy my job," Mr. Kharde Patil had told me. So his presence at the site was not a surprise for me.

While we were admiring the floors and plants and shooting photos of the buildings, Padmanabh's assistant Snehal invited him to the office to meet the flat buyers.

While Padmanabh was attending the buyers, from the terrace of the sales office in Devyani, I shot a few photos of Wonder Futura, Hill View, Mumbai Bangalore Highway, Vasudha Itasha, Sigma One Grand Stand, etc.

After I finished shooting when I peeped inside the office, I saw Mr. Arun Kharde Patil talking with the flat buyers!

You know? Builders avoid meeting the buyers. Not Kharde Patil!

In fact, it was not at all necessary. Padmanabh was there to look after the buyers.

Looking at the family of a flat buyer with sales in charge and the builder made me emotional.

How privileged this family is. The builder is treating them so respectfully.

After the flat buyer family left, I asked Mr. Kharde Patil, "Why the special treatment?".

"Every buyer is special for me. It's my job and I enjoy it," Mr. Kharde Patil said and added, "Did you see that mother and daughter talking to me? They were inviting me for a cup of tea"

"The other day, a few people from PMC were here. Do you know what they said? We visit so many housing projects but feel like buying a flat only with you," Padmanabh told me.

"That's great! What's the availability?" I asked him.

"A few," he said.

It means that Ravi, this may be your last chance to blog about Kalyani, Bhairavi, and Devyani.

And look! I did it!! Hurrah!!!

Pethkar Projects Opens Booking of Phase 2 of Siyona at Punawale

Mr. Jitendra Pethkar of Pethkar Projects had already told me that he is going to open booking of phase 2 of Siyona on the same date he had opened the booking of phase 1. The date may be the same - 4th April - but a lot of things have changed between 4th April 2014 and 4th April 2019.

Yeah. You know all about the slowdown in Pune real estate market, demonetization, MahaRERA, GST. But I am not talking about these things and their effects. I am talking about the much more serious problem I was facing.

Since the Siyona was launched in 2014, I was recommending it. Initially, everyone used to thank me for it. Because at the time of launch, 2 BHK Flats were available for Rs. 55 to 60 Lakhs, 2.5 BHK for 64 to 70 Lakhs and 3 BHK for 72 to 79 Lakhs.

But as the construction progressed, the property prices of Siyona went on increasing. Today the ready possession 2 BHK flats in Siyona are available for 74 - 87 Lakhs and 3 BHK for 1.01 - 1.05 Crore.

Obviously, those who needed a ready possession flat or were smart enough to understand the benefits of buying a ready to move in flat could go for Siyona. Only if they have that much budget!

"I liked the project but the price is beyond my budget. Can you suggest some other project which is as good as Siyona?" buyer used to ask me.

"I am offering advice about buying a flat in Pune since 2007. But very very rarely have I ever recommended a project so strongly. Siyona is an exception. I am recommending it from day one. I am always searching for a worth recommending project. As soon as, I find one, for sure, I will write about it. But at this point in time, I am very sorry. I don't know any other project as good as Siyona," I used to say.

That's why I was eagerly waiting for the launch of the 2nd phase of Siyona. The 2nd phase will save me from feeling sorry. It will give me an opportunity to help the buyers to make the right decision. I can do my job well.

I have discussed this concern with Jitu Sir - Jitendra Pethkar. I am tired of saying - "This project is not safe for booking at under construction stage". I want to say - "Yes! This project is safe to book at under construction stage!!" I want to be positive. I want to be helpful."

Jitu Sir had assured me that he will address my concern when he will launch the 2nd phase. That's why yesterday, on the first day of the launch of the 2nd phase of Siyona, I visited the site. And I was glad to see the property prices and plans!

Do you know how Jitu Sir has managed to do it?

He has optimized the size of the flat!

The result is, now, you know that whatever price you are paying is the right price!

For example,

1) Look at the areas and room dimensions of a 2 BHK Flat in the 2nd Phase -

a 2 BHK Flat in the 1st Phase of Siyona at Punawale, PCMC

Carpet Area (MahaRERA Carpet area + Enclosed Balcony): 70.47 Sq.mt. / 759 Sq.ft. + Terrace: 7.24 Sq.mt. / 78 Sq.ft.

What it means?

It means that now, the budget is no more concern. You have an option.

If buying a ready possession 75 lakhs rupees 2 BHK Flat is out of your budget - you can book an under construction 2 BHK Flat in the price range of 61 to 67 Lakhs!

If buying a ready possession 1.05 crore rupees 3 BHK Flat is out of your budget - you can book an under construction 3 BHK Flat in the price range of 79 to 85 Lakhs!

It means that, now, for sure, you can own a property in Siyona.

And own it with full on confidence. Because the first phase is ready. You can actually see what you will get. You can ring a bell and talk with the residents.

(Actually this मन:शान्ति की बात - was not for you. It was about me. When the first phase was launched, my confidence was based on the principles and practices Jitu Sir follows. Now, at the launch of the 2nd phase, there is proof. The 1st phase of Siyona! Which you can touch and see. So, now, you don't have to rely on my opinion. This has made my job easy. That's why while writing this blog I realized that my mind is एकदम शान्त.)
