Beginning of the End of the Builder Mafia Raaj in Pune

Maharashtra Government has initiated action against
the first 40 builders in Pune,

After submitting the first list of 40 builders, who have committed crimes against the flat buyers in Pune, Maharashtra Government has initiated action against them.

Mr. Vijay Sagar of Akhil Bharatiya Grahak Panchayat Pune shares this info in the above video interview in Hindi.

Mr. Kirit Somaiya, MP, has immediately told the respective officers to look into the matter. Result is Economic Offence Wing of Pune Police invited Grahak Panchayat for the initial briefing.

Mr. Devendra Fadnavis, Chief Minister of Maharashtra, has given assurance to Grahak Panchayat that there would be no political interference in the police investigation.

Mr. Mahesh Zagade, Chief Executive Officer of Pune Metropolitan Regional Development Authority - PMRDA - had a joint meeting with Grahak Panchayat & the 'listed' builders whose projects are in PMRDA.

Mr. Zagade has given orders to his staff to investigate and submit their report.

Marathi Bandhkam Vyavsayik Association - MBVA - has assured to co-operate with Grahak Panchayat.

The positive response from the respective authorities shows that we are moving towards achieving our major goals:

1) Prepare a task force for giving flat possession to the buyers who are waiting for years.

2) Take action against the builders - where only an FIR is lodged - under MCOCA - Maharashtra Control of Organised Crime Act, 1999.

3) Order Economic Offence Wing of Pune Police to take action against the builders who have committed financial crime of selling car parking, and extorting money from the flat buyers under the names of infrastructure & development charges, society formation charges, electric meter charges, club membership, maintenance charges etc.

And see that the builders refund those moneys back to the flat buyers.

4) Order PMC, PCMC, & PMRDA officers to take actions against the builders who are giving illegal possession without obtaining completion & occupancy certificate.

5) Punish the builders who have violated environmental clearance.

6) Order Pune Police to register the FIR filed by the flat buyers against their builder.

But this is just the beginning. Every day more & more flat buyers are joining us. The second list of the builders is getting ready. So, if you want to add the name of your builder, please, visit our office. Says Mr. Sagar.

  2. This is great. काळोखात आशेचा एक किरण! Hoping for some action against builders who are frauds. And buyers getting their money back.

  3. This is indeed good news for flat buyers who have been cheated by crook builders. Though this is not end to the problems faced by flat buyers, this is certainly a step in right direction. What we now need to see the time required for justice to be delivered & doesn't end like taatikh par taarikh.

    Hopefully, things should improve, atleast the deadlock will be removed where buyers are neither getting flat, nor money. What needs to be seen is how agencies can recover money from bankrupt builders. Maybe builders personal assets need to be attached like incase of SARFESI act.

    New policy has been unveiled by Govt to help flat buyers this week.
    Thse are highlights -

    Buyers can demand compensation from builders in case of delay in delivery,

    Construction of extra tower without approval can lead to cancellation of registration,

    All unfinished projects launched before 2012 can be termed defaults,

    Builders may have to pay 11.2% interest for delayed projects

    However, despite all this, it is not worth the risk buying a under-constructing flat.

  4. Lot of good things take start but don't know whether it actually happens in ground level. I am also victim of all those issues like no possession since from due date March 2014, paid exorbitant parking charges, electricity charges. And builder is none other than Pristine - Neocity

  5. Found interesting news written by buyer in NCR. Though this story is not of Pune, the modus operandi of several crook builders remain the same & so the does the attitude of Govt agencies & mainstream media.

    Scammed By A Housing Builder In Noida, Like Many, I Still Haven’t Got Full Justice -

    The intriguing side of the story, however, is that there were officials involved from a well-known housing finance agency who sanctioned loans to enable people buy property in the same building and were likely fully aware of the entire scam. These officials are still working in the same agency, probably fearless of anything now as they managed to get away with such a huge scam. No action has been taken against these officials who were probably equal partners in the crime.

    But, anyhow, the media wonders why the nation would want to know about such incidents which hit ordinary people hard and doesn’t want to make them aware about such malpractices. There are more interesting stories to cover which will probably have the audience hooked on to the television.

    I am writing this because I have seen my father struggle hard and fight and finally get tired and give up. There was no other platform that was ready to publish the story. I ardently hope this catches the attention of someone who might be willing to probe into the story so that there is some pressure on the guilty officers as well. Only then will we be able to say that the legal system and media have done justice to the citizens.

    This shows the high risks involved in buying under-construction flat & shows how bankers are also part of builders racket.

    1. Very true. In a country where corruption is king and bureaucracy is jack, it is safer to invest our hard earned money in ready possession property. Or buy group plot and construct properties ourselves. Won't that be nice to followup all legal stuff rather than running after police, courts, builders? And save huge premium amount which could have been paid out to builder.

      - Precisely one of the best solution. My friend's brother has already done this in Nashik & they got it done for around 40% cost (read 60% discount) than nearby builders rates + no additional money for parking, infra charges, garden view, floor rise etc. Even for MSEB they didn't paid more than 15k.
      2 flats on 1 floor, so proper 3 side open. Even door frames & main door was made of teakwood & not plywood. Floor-ceiling height of around 10.2 ft.

      So price wise comparison will also be wrong as they used far superior specifications & construction material & building (4 floors) was completed in 18 months saving precious time. And yes, land is also in their name, so no issue about land ownership either & fight with builder for land title transfer in society's name.

  6. When everybody around you is shouting "it's HOT investment!!" one should be very careful before investing his hard earn money. It's because the investment is already at it's peak. Market has already experienced it's HOTNESS and soon to be gone or on it's path to come down!
    But thousands like us make a mistake and still invest by listening to the noise.
    Today's world is of Marketing. It's very important for common people like us to gain sound knowledge in the field of personal finance. We need to learn to apply our logic on everything that expects serious commitment from us.
