Last weekend, at the launch of Gandharva Excellence, for the first time in my life, I met Shri Vinayak Bhongale, the developer of Gandharva Nagari on Pune Nashik Highway at Moshi!

Good I told the salesperson that I am not a property buyer but Pune real estate blogger - Ravi Karandeekar - and, I am here to write about the launch of Gandharva Excellence.

Instead of asking me - what is a 'blog', the salesperson asked me, "Would you like to meet our 'Sir'?"

"Yes! Of course!! I am his big fan!!!," I said.

On the day of launch, every builder is humble. But Mr. Bhongale looked genuinely simple - modest - person. He made arrangements to brief me about the project and show me the site, show flat, digital presentation. Not only that! At the end of visit, Mr. Bhongale introduced me to the 'real owner' - his son Mr. Yogesh Bhongale.

Yogesh won my heart by insisting on transparency in transactions and dealings with the home-buyers. Result is when I left the site, I was convinced that, soon, the floor plans of Gandharva Excellence will have an area statement.

I am sure that Mr. Yogesh Bhongale of Yogesh Enterprises (www.yogeshenterprises.in) will see that the area statement of Gandharva Excellence Moshi will mention 'carpet area' of a flat and a terrace. Because, in Maharashtra, property is sold on carpet area.

Thanks to the proposed Real Estate (Regulation and Development) Bill, soon, all states in the republic of India will recognize only the carpet area - not 'super built up' or 'saleable area'.

The statement issued by the secretary of Ministry for Housing and Urban Poverty Alleviation (HUPA), says:

"The municipalities and the development authorities would have to pass the map on the basis of carpet area and this would be a mandatory requirement as any other criteria apart from that like the super area or the built-up area and others would not be recognized by us."

8.5 Acre Gandharva Excellence Moshi has around 712 units in 12 story 10 buildings. At this point of time, 4 buildings - B (3 BHK & 3.5 BHK Flats), D (2 BHK & 2.5 BHK Flats), J (1 BHK Flats) & G (1.5 BHK Flats) - are opened for booking.

The J & G buildings were launched a few months ago. A good number of 1 BHK & 1.5 BHK flats in these buildings are already booked, agreements are registered and a couple of slabs are cast.

Now, in this second launch, the focus is on compact 2 BHK, 2.5 BHK, 3 BHK & 3.5 BHK Flats. Designed by Mr. Rahul Wedpathak of Creative Quotient Architects, floors plans are sensible. The room sizes are okay, layout of a flat is comfortable, because of the 4 side open layout - light & ventilation may be enough. In general, as a compact home, these flats are worth considering. If you consider the price, you may find these flats attractive!

Like the recently launched projects in Baner and Balewadi, I was glad to see that there is 'no major defect in the planning' of Gandharva Excellence Moshi. Specifications are standard - including video door phone. All expected amenities are offered - on the podium. Enough parking is available - stilt, under the podium and open. Only one thing is missing. There is no area statement on the floor plans!

If the carpet area had been mentioned on the floor plans, I would have felt confident to suggest Gandharva Excellence Moshi to my young first time home buyers working in Hinjewadi. What say you? Isn't Gandharva Excellence Moshi worth considering? Please, share your views in the comments.
